I know we have a separate thread for the completed portion - this addresses the proposed office structure near the former Cantina Del Rio/Carnivale building. And note the change from office to residential! I think the project is at a higher pricepoint for what the area is accustomed to, and like the pope said - other than Kenilworth Mews, condos are just catching on. The project reminds of the Lofts on Larchmere but with the commercial space at the base - it's out of my range but I hope it does well.

Err... sorry but I just don't get it about Malleys (although the Billy Bobs are really good). They're like Gorants out of Youngstown or Harry London in Canton - locally owned places that people rave about, but the chocolate just has a waxy taste. I miss the chocolatier who used to be in Market 25 across from the West Side Market. Halite used to be Traci's, and I agree - it's a great little spot. It feels off the beaten path but it really isn't. And I'll take Mango ANY day over Tommy's - at least the servers at Mango have enough energy to smile every now and then :lol:

The Johnson Court project was first mentioned in a quick blurb in the print edition of Crains Cleveland. All that was said was the project was approved by the Landmarks Commission and that it was planned to be anywhere from 5 to 20 stories. It was never available online, to the best of my knowledge - thus the lack of information. I'll look at my old copies of Crains but I'm not sure if I'll be able to find it - if I do, I'll post it. Paul - argh! Time to walk the plank and avast ye scabbards! :wink:

^No, you're thinking of Courthouse Plaza. The Johnson Court tower project (renderings not available to the best of my knowledge) is slated for the parking lot at the northeast corner of West 9th and Johnson Court. That would be the lot seen here where the Bekins truck is parked:

Don't get me wrong - in an ideal world, the 100+ homes would be left intact, and the entire area shaded in blue (plus adjacent parcels) would be leveled and a great mixed-use project would be constructed, West 117th would have a lane removed in either direction, and made into a pedestrian-friendly neighborhood. The brownfields would cleaned up and the older industrial buildings rehabbed and used for lofts/studios, etc. But... since it's not an ideal world, if a developer is insisting on building a big-box strip SOMEWHERE in the city limits, I'd rather it be at this site than further north or south from I-90.

I'll tell you why - those homeowners got quite a hefty pay-off and were more than happy to accept Rysar's offer. I'll explain later why I would have taken their offer if I was one of the homeowners. The problem is that this area hasn't been a "neighborhood" for quite some time. I don't have photos but look at this graphic - the site is at the foot of the I-90 offramp, and the homes are hemmed in on all sides by less-than-desirable land uses. You could plunk down a beautiful, pedestrian-oriented project and it would wasted. Why? Again, look at what's around there - used car lots, gas stations, self-storage warehouses, light industrial, vacant brownfield sites and oh yeah, a functioning freight rail line. There hasn't been "urban fabric" around there since I-90 came through.

I think the problem is that much of that area isn't what you'd call well designed or planned. You have swaths of self-storage, the Home Depot and outparceled strip plaza, a handful of gas stations and of course, that lovely spot, the Lido Lounge :wink: Seriously though - although it's in walking distance of the Rapid station, it's a bit of hike, even moreso in inclement weather. I think the northwest corner of Madison at 117th would be far more appropriate as a TOD. And before you want to bite off the developers' heads - they're the same people doing Rockport Square, just up the road. :-) The positives of this are that Giant Eagle will likely abandon their Clifton store which will open up that space for a better retailer (Trader Joes would be a cash cow there). What does concern me is that they're planning this along with Steelyard Commons which is also supposed to have a Target - how sustainable will it be to have the Target in this project along with Steelyard and the Target in Rocky River. It's never pretty when a store closes but a big-box closing is that much worse.

Cleveland Flats / Ohio City Development - Stonebridge
When I was there to take pics (the thread with the ore freighter), it wasn't what I'd call "active" but I did see a few people. One of the residents of Stonebridge was using it as a dogwalk, and there were some cycling folks doing a little sightseeing.

What kind of camera is everyone using?
I currently use a Minolta S414 (4 mp with 4x optical zoom) - although I've been wanting to upgrade to a DiMage Z3 or Z5, the S414 has been pretty good to me over the years.

^You're thinking of Nikos on Detroit - they're pretty much the best Greek food in the area. I just wish Greek Isles was still open downtown. And yes, Oui Oui is the French bistro - unfortunately I believe Denajua, the original proprietor moved back to Paris. Now she has a heck of a story! "MayDay, I am sad to hear about your distaste for Tommy's, but it remains my most favorite restaurant" Is it solely because they "specialize" in vegetarian food and are one of the few places in town that do? I mean, I don't expect my shoes to be polished but every time I've been there, I've been so fed up with the atrocious service that I was ready to dine and dash. It's that bad. On the sidebar - for "my people", I'd say the staff at Vivo (in the Arcade) is decent :-D

Buildings don't have to be 100 years old and falling apart to attract artsy people. Well there are artists and there are artsy people. Artsy people by nature certainly have an appreciation for visual art - but they don't want to live with the actual production of it. Making art (in most cases, but especially with ceramics, glassblowing, sculpture, metalsmithing, and painting to a degree) usually involves a lot of messy chemicals and materials. That kind of use tends to lower property values, unfortunately - thus artists like buildings that are 100 years old and falling apart because they don't have to worry about Betty BananaRepublic or Bob BeachwoodPlace crying foul about their condo association's rules against hazardous materials. See what I'm getting at? :-)

Honestly, I think this project is a "mess" because it's really the first of its kind for the area. Thus, it's going to be the project that gets tangled up but eventually I think it will be great when all is said and done. If I read this correctly, it's only the lobby and garage area that's affected - it sounds like the rest of the building is plugging along. The leaseholding group sounds a little shady if you ask me. I would be happy if Tommy's closed altogether - apparently they only hire the most anemic and unbathed slackers to work there. That place is by far the worst for service that I have EVER experienced in my life. The food is probably why people think vegetarian cuisine is unappealing - sorry folks, vegetarian should not equate bland. The word "despise" is too diplomatic for that glorified tofu-hole. I wish the Zephyr in Kent would have relocated to Cleveland - Tommy's would go under in a week. Soul Vegetarian closed their location at the Colonial Arcade. There are some places for good vegetarian food in the area - I'd suggest Parkers in Ohio City (albeit pricey), Mustard Seed Market in Solon, and Udupi Cafe in Parma (I *think* it's in Parma - it's all vegetarian Indian cuisine). For starters I suggest: Lola In Tremont - there's a reason it's so well known. Outstanding eclectic menu, and I can only hope that when it relocates to East 4th Street that the magic will continue. http://www.lolabistro.com Cafe Anatolia In Cedar Center near Marc's in South Euclid. Incredible Turkish cuisine and by far the best hummus in town - the Turkish coffee is like liquid crack. Min-Anh On Detroit near West 58th. Vietnamese food in a 'hole-in-the-wall' location - the pho is incredible, as are the crepes. Liquid Planet On Clifton @ West 110th. Decent pitas and salads but the real treats are the smoothies. Elvis Chill being my favorite. Max's Deli On Detroit Road in Rocky River. Decent food - large portions but the dessert case is ground zero for any sweet-tooth issues you may have. I really could take days making this list....
