@KJP @Htsguy I’m reluctant to criticize a professional without knowing them personally, but based on a lot of his work over the past 6+ months I think it’s fair to say that Robert Higgs...leaves a lot to be desired. I didn’t even react to the “struggling” label or his assertion that phase II will connect directly to the Rapid station because I was too distracted by him describing Market Square as being built in the 1970s. It’s inarguable that Market Square is mid-‘80s era, right?! I won’t even raise a blatant error he made in his description of the Tinnerman Lofts project because it’s admittedly a bit of a personal pet peeve and ultimately insignificant to the overall story. However, it’s a lazy mistake and it’s a shame that we can’t expect more from our journalists these days. The lack of professional pride is sometimes astounding. /rant

As someone that has gone from a 1K flyer on United to Exec Plat on AA, I understand the disappointment in UA’s retrenchment from CLE, and I‘m certainly not undyingly loyal to United. It stinks that they pulled the hub, and It’s easy to blame that purely in the disaster that was Smisek. But the reality is that CLE just did not fit the [legacy] industry’s model of fortress hubs, and we were lucky that we held on as long as we did. Longer than BNA, MEM, STL, CVG, etc. It was nothing personal against Cleveland. But UA still flies to quite a few destinations from Cleveland that the other legacies don’t, and/or with frequencies the others do not. I don’t think it’s unjustly “supporting” UA if a traveler wants to get to RSW without connecting in ATL, or SFO without a stop in DFW, for example. Until the other legacies offer something more than purely hub/BOS/LGA/DCA flying, and also have a lounge available before departure or during IRROPS, there are good reasons for passengers in Cleveland to continue to fly United. Avoiding them out of spite is one’s own prerogative, but it’s not crazy that UA is still CLE’s largest carrier by passenger #s and total flights.

I’m sorry, but I was born and raised in Bay Village (btw, “born and raised” to me as a phrase does not specifically refer to the municipality in which you were physically born, but I guess if we want to play that game I was born in Fairview. No, sorry, make that Cleveland) and my parents now live in Rocky River. Both BV and RR have strong (and justified) identities as small towns — both were settled in 1810 and then the rest of the Westshore grew around them. They can be both small towns and suburbs. But I know of no one from either place there are not proud to identify themselves as Clevelanders.

Edit: And @MayDay beat me to the punch above! Would love to see those photos. ?♂️ Others on here (@MayDay?) can correct me if I’m misremembering, but the Stokes building DOES have some great exterior lighting that was utilized for a short time after its construction. However, the GSA decided to stop illuminating the building because of either A) Cost savings, or B) Pressure from groups trying to minimize bird strikes. I’m fuzzy on the whole story. But yes, it’s a beautiful and under appreciated building that deserves to be lit up once again.

First... A little confusingly, AC Hotels by Marriott is a different brand than Marriott’s Autograph Collection (which markets the Metropolitan at the 9, which I assume you’re referring to), and I see no reason why they wouldn’t hypothetically locate across the street from each other. That being said... A hotel component to this project hasn’t been in the plans for at least as long as this current developer has had the reigns. As far as I recall, this, the Drury, Kimpton, Metropolitan, Westin, Hilton, etc, were all initially on the drawing board at about the same time and the conventional wisdom seemed to indicate that the market wouldn’t be able to absorb all of the additional hotel rooms. By virtue of the delays, a JHB Le Meridien/AC was the odd man out.

That article’s actually a “Special to Cleveland.com...”, which usually indicates it’s pulled from Sun Newspapers (whatever’s left of that) not a C.com or Plain Dealer reporter. Your comment still holds, however, and I’ll do you even better and say that it’s what happens when ANYONE at Sun after @KJP enters into this space...

Correct. I think Morikis’s comments, and the article as a whole, should be seen as reassuring. At the very least, it doesn’t introduce any additional doubt. He used very employee forward language and demonstrated concern over the costs that will be involved in a new HQS. Not the talk of someone about to embark on a vanity-driven disembarkation for the Sun Belt. If you don’t have access to the Crain’s article, I suggest you try and find another outlet that describes the earnings call. Without actually reading the source material, you shouldn’t get in the typical UO-frenzy that a longer timeline than we expected/speculated on this board for announcing the location means doom and gloom.

Honestly looks good and SO glad to finally see an apartment project in Cleveland without carpet. Impressions bode well for what we can expect for NuCLEus. Certainly...thinking different ?

Agree on all points, @Gramarye and @GCrites80s. In my case, my dad bought a Model S about two years ago and quickly pledged he would never drive an ICE vehicle again. As a car guy my entire life, who was disappointed when he chose the Tesla over some more traditional options, I had to see what the fuss was about. It only took about 5 minutes to figure it out. The electric propulsion has to be experienced. The styling is great and still looks fresh after 8 years. The continuous over the air software updates should revolutionize vehicles in a way that is almost as significant as the electric motors themselves. And, having taken it on a road trip with over 1200 highway miles, I can attest that the “autopilot” is a tremendously effective and valuable driver assistance program IF used properly and with full supervision. I was and am a convert, and believe in the brilliance of the engineering and products that this little carmaker in Fremont, CA can produce. Based on all of this, I bought TSLA at what ended up being its 2017 peak. And I’ll echo the previous comments that I just wish Elon would shut up and let his products do the speaking for him! They can stand on their own right and don’t need his outlandish boosterism. If he redirected that energy into making sure Tesla continues to have the type of corporate culture and workplace environment that will continue to produce such great innovations, everything else should work out for itself.

And to be clear, quartz is by its (man-made) nature non-porous and therefore much more resistant to both bacteria and staining than marble and granite, and needs no sealing. I would agree with you @jeremyck01, I’ve been about as deep in the new construction condo market in a large east coast city as you can get for the past year and you can’t swing a dead cat without hitting quartz in upscale projects. Sure, granite and marble are indeed more prestigious, but at 3x the price per square foot and up, many are happy with quartz and will spend the savings elsewhere (top of the line appliances, etc). And this is an apartment project, not for-sale condos. Based on the finishes I’ve seen in even some of the latest apartment projects in downtown Cleveland, the fact that George, etc, is going with quartz here, in a rental project, this is going to be towards the top end of the market. And that’s great to see in Superior.

Exactly my point. What DC’s Navy Yard looked like 25 years ago to what it looks like today is....a different universe. If Pace can replicate that north of the stadium, which shares a lot of qualities but on a smaller scale, then he might have something going. Based on the most recent massings, I’ve gone from pessimistic about this project to cautiously optimistic.

I’m actually getting a real Navy Yards in DC vibe to this, albeit on a bit smaller scale. That part of DC’s waterfront is a fantastic example of how to engage and develop an industrial waterfront area — also separated by the core of the city by a freeway — with truly impressive and modern low-rise development, mixing existing industrial buildings with new, complimentary architecture. I hope Dick Pace, Cumberland, et al, make a visit there if they haven’t already for some inspiration on how good this could be.

Unfortunately, there’s less “there” there than it sounds. This is more a rebranding of Dairymen’s to Borden’s, and the plant noted is the existing Dairymen’s facility. Not sure how long Dairymen’s has been part of Borden’s, but that doesn’t seem to be a recent development. Wish I could say I was surprised that the above Cleveland.com article appears to be little more that the transcribing of a press release.

Hollywood Video (and its parking lot) on the corner of Fulton and Lorain is a different parcel than 2048 Fulton (Tinnerman building cited above). In fact, it's interesting that historic tax credits were being sought for Tinnerman in February, as the owner then is not the same as the owner now. At any rate, believe we will be seeing different (but complimentary) project there, by different land users. Think public and private uses, both needed into the neighborhood.

I see the parcel is owned by OC Lorain Fulton LP whose incorporators/agents are executives at Allegro Realty. Allegro doesn't like to be a landlord. Instead, they put deals together. So I wouldn't be surprised if Allegro will sell the property to someone else. The property immediately south of 3701 Lorain is an old, 3-story brick factory (Tinnerman Stove and Range Company, 2048 Fulton Road) whose owners are seeking historic tax credits. There should be some good news coming there that doesn't involve the Golden Arches.
