Joe Haden never gave up a TD reception in 40 starts at UF... :) Lets hope this Oregon safety is legit... to be honest he wasn't even on my radar and I'm still questioning his selection... but the fact we got McCoy so late (AND CHEAP!) means virtually no cap space was wasted pursuing a good QB. That and Colt comes from a SOLID family and program... Mack Brown raves about him and Mack Brown is one of the top three classiest college coaches out there (I would add Tressel and Kirk Ferentz to that list). I am also pleased we got some help at OG... if Thomas can stay healthy we will be set at both OL and secondary... no we need WR, TE, DL. Next year more DL, LB and the rest we shall see...

GREAT PICK, McCoy didn't play after his injury because the initial prognosis was undecided... why play and risk tearing your shoulder ligaments for life??? He lived to play another down... mental toughness is starting at Texas as a freshman and winning like 45 games or something like that. WELCOME TO THE 216 COLT!

I second your recommendation - Helen Werb doesn't miss a beat. I've used her for REO's in Lorain County on two occasions and she was on it within an hour of my call. Small world! Yeah shes crazy, shell call with a new property and within a few hours expects us to have scoped it out and tender an offer. She earns that commission!

On Monday, the MOCA board voted unanimously to ask architects from the Cleveland firm of Westlake Reed Leskosky to produce final construction drawings for a detailed concept created by Farshid Moussavi of Foreign Office Architects in London, England. The move toward construction documents is a key step toward a possible groundbreaking in November. The board is scheduled to vote again June 15 on the official go ahead, which could lead to the public release of the Moussavi design soon after the vote, a groundbreaking and an opening by mid-2012. ....

^Its right on South Woodland, but he never lived there. The sole reason behind its construction was entertainment of guests and Randy's desire... My friend who is a Shaker Police Officer responded to an alarm at Lerner' house a number of years ago... Al Lerner came out of the house and was apologizing that he had set off the alarm by accident... then this other guy comes from the guest house over the garage in boxers and a t-shirt saying no no it was his fault, he tripped the alarm when he got up to get a snack... that guy was Colin Powell. So after that the decision was made to build a house for Randy and for entertainment of all guests etc... Al Lerner never intended to leave and wanted to die at his Shaker home which he ended up doing. Interesting note about that house, the new Lerner estate that is, I know the guy who put in the driveway... Mrs. Lerner was getting out of a car after the house was complete, she slipped on some ice and fell... they ended up ripping up the WHOLE driveway, replacing it with a heated one with new imported stone that better conducted the heat... to the tune of $3 million dollars! (If you want to find it, just keep heading down South Woodland till you cross over SOM, its about 500 yards down on your left... you know it because they planted FULLY mature trees along the property line... most of which are evergreens but a few broad leafed species... you can only see the gates and for just a moment, the house BARELY. I haven't been invited so I don't know what it looks like on the compound or interior... I am sure it is unreal.

HUD is great, unlike Sherrifs auctions where the best ones just happen to not make it to auction (county employees, appraisers and people within the Sherrifs auction will reroute the best ones to friends etc...). The only thing about HUD is they give preference to owner occupiers as opposed to developers but since most of them need help and aren't inhabitable right off the bat, a standard bank wont offer a mortgage to a consumer to purchase it. Thus there are few owner occupiers who have the cash to swoop in and buy them... so they sit for a few days or weeks and then HUD offers them up to investors. If anyone needs a decent REO/HUD agent, I use Helen from Westway Realty based on Lorain Ave, 216-941-7600. Tell her Jahmil (my business partner) sent you since he handles most of the contact with her. Shes an older lady but don't let that fool you she is a damn shark!

Seeing as they raised you on South Park, I will take that as a compliment! I stay in the Kinsman area simply because its close for me and my buddies, but the guy who helped "school" us has most of his properties in the area your parents were looking, E 118th and near-off campus case western area... so I guess its not quite fairfax/hough but its close. We do have one of our houses on Dorver Rd. right off of Warner road near the Cleveland/Garfield border but we only got that because it was a DEAL, siding was good, roof was good, pipes were all there as well as hot water tanks etc... thats rare on the East Side!

I buy foreclosed houses, own three right now one of which I am in the process of fixing up. If you need a realtor that specializes in REO let me know. As for the loan questions, I can't help with that we always only purchased what we had cash for so as not to over extend ourselves (me and two buddies). You seem to have a great advantage over me when I got into it two years ago in that you have background in the industry. Bottom line if you have an REO realtor they usually have key-pad type locks that you can call your realtor, give he/she the MLS number, they look it up and give you the code so you can get the key from the lock box and inspect it yourself which you clearly ought to do. My realtor is pretty good, before I used her I tried low balling to much to where bank REO departments hated even fielding my phone calls... she seems to know what offer is low but will be accepted right away. She will call the second a property hits the market so we can offer before others have a chance to see it to avoid a bidding war. MTS is correct, REOs are DEF sold as is... but since you have the check in hand you can usually get the title pretty quickly which is good.

North of Van Aken is firmly middle class and some pockets up upper-middle class. North of Chagrin between Van Aken is middle class. South of Chagrin is a healthy mix of incomes and ethnicities and I would say lower middle class to middle class. There are exceptions but the general rule of thumb is the farther north you go the better. I remember reading awhile back that the are between N. Shaker and S.E. Cleveland Hts has the highest concentration of historical mansions in the nation. Could be wrong though. This area is as Clueless pointed out within eye shot of Shaker Towne Center and has some homes that while smaller than some others are very well kept up, there are some gems on Scottsdale for example which is the street where the N-S roads are blocked off from Cleveland and Warrensville Heights. All in all it is not an epidemic by any stretch and in many cases (I will see if I can find the article) Shaker has chosen to buy these homes and demolish them and offer them to neighbors as "side lawns" thus making the parcel a "double-wide". I'll see if I can get some pictures sometime soon to illustrate this.

SHAKER HEIGHTS, Ohio -- The city is going back to its roots to keep a neighborhood from going to seed. Shaker Heights plans to plant an orchard, mostly of apple trees, on a vacant lot where a rundown house used to stand. Orchards were a standard feature of Shaker religious settlements like the one established in 1822 that became Shaker Heights. The new orchard will occupy a 13,000-square-foot wedge of land at the corner of Avalon and Kenyon roads, a half block south of Shaker Towne Centre. Took these a few days ago and had them on SSP, figured people here had seen this stuff before... but in case anyone is interested... here they are. @KJP, I almost took a right in stead of a left down South Park so I could get your dad's childhood home... which one is it btw, there is only three of four houses on the stretch... (IIRC his was on South Park due east of HB?) @MTS, did I get your childhood home? .... Today was a nice day for a run with the dog, 74 degrees, over cast with the sun trying to peak through and towards the end clouds turning an ominous gray. Shaker Heights is one of the earliest planned communities in the United States and is pretty unique in many ways... it has two streetcar/subway lines that take residents directly to downtown's Terminal Tower which was built by the developers of Shaker Heights as their HQ and main terminus for their project. These developers, two brothers, Oris Paxton and Mantis James, Van Sweringen were ahead of their time in terms of gaging interest in planned suburban communities and purchased 1,400 acres of land from the North Union Community of the Society of Believers, aka The Shakers, in 1909. They never built homes themselves but constructed one of the most iron-clad community covenants known at the time and still some of the most well know, they are called, The Shaker Standards. They called their land with its gently rolling hills and scenic lakes, Valley of God's Pleasure. Here is a few photos of the homes built by the Van Swerigens, including their own on my mid-day run. These homes are in the Northern half of Shaker Heights, I will compile a thread of the Southern half sometime soon. Starting on my street, Carlton Rd we come to a semi-major street, South Woodland Rd. This home belonged to a former Secretary of State but I cannot remember whom at this time. Taking a left and then another left...onto Courtland Blvd. Taking a left of of Courtland we come to South Park Blvd... *arguably* the most famous residential street in the Cleveland metro. -Danny Ferry, GM of the Cavs lives here, I often see him walk his daughter to the nearby all girls private school one block over- Al Lerner's house, owner of the Cleveland Browns, founder of MBNA bank and affinity credit cards. R.I.P. Marine! Crossing Eaton Rd, continuing on South Park Blvd The first floor in this house is 20 ft or so, very prominent art collector. The Van Sweringen Mansion, both brothers had their own wings in the back. This house is undergoing a major face lift, the plans for the landscaping are intense... Side shot of a corner lot house, the front is on the other side...I chose this picture because of how the trees frame the bay window. Decided not to go any further down South Park because I did not feel like a long run, turned right and went down North Park Blvd. Down a winding stretch called Parkland Drive... To what I consider to be the grand jewl of the city, the French Chateau inspired estate of Solomon Halle. The merchant who founded Halle Department store which was THE place to shop in early 1900s Cleveland... it was so revered for its luxury Halle Berry, from Cleveland, was named after the store. Since it is early spring and the blossoms are blooming it is hard to get a look at this masterpiece... A glimpse of the quality of the stone work on the facade... this is real deal sh*t. Jumping back on North Park... This is the former residence of the British Consulate, the Consulate had a large presence in Cleveland from the 70's-mid 90's when B.P. had their American HQ in Cleveland after they had purchased pieces of the former Standard Oil, Sohio empire.
