I thought someone posted a plan/section drawing of that building on here once but I have never been able to find it. From what I remember, it is (was) a very peculiar split level type building filled with racquetball/handball courts.

I assume that Nathan Baird of Cleveland.com is an extremely salty person, both inside and out. That or he's trolling for clicks.

Cincinnati: Downtown: The Banks
I talked to a worker in the Radius building when it was under construction who swore he was actively roughing in plumbing and power for a grocery tenant - I think it was the space that's now the Escape Room. I think they have tried and failed numerous times to get a grocery store at the Banks. It's possible they roughed in infrastructure for one without actually having a lease signed.

That's certainly a cherry-picked stat. Lumber is down relative to that arbitrary date, but is still roughly 20% higher than the average pre-COVID. Pandemic shortages caused a huge price spike that has since corrected. What we're left with - that 20% jump - is the real number we should all be worried about. That 20% number is relatively in line with what I've been seeing for the past few months in commercial construction, so it isn't just lumber that's had a big price jump. It's pretty much everything, including labor. Commercial construction is coming in between 20-30% higher than it was pre-COVID. Certain things, like furniture, have almost doubled. This is all in the ballpark if 10X the escalation you would expect in normal economic conditions.

What are you watching?
I have mixed feelings about Dune. I like Denis Villeneuve a lot - Enemy is one of my favorite movies - but I also liked the original Dune (even though David Lynch wasn't happy because he didn't get final cut). It's a pleasant, nostalgic film for me. It will probably be a fine movie, but I feel like the talent is wasted on a remake when he could have spent the time working on something new.

Carvana is infamous for overpaying for their cars. They are backed by significant capital investments and can afford to lose hundreds of millions every year (they lost $462 million in 2020). They technically make a small profit on each vehicle, but obviously nowhere near enough to cover their expenses. When I was looking for a car about a year ago, I thought Carvana's sale prices were also high. We bought a car locally and got out the door with a price 12% lower than what the same car on Carvana was listed at, and Carvana's had 20k miles vs. 17k on ours. People are apparently willing to pay a premium to avoid dealerships. So they're selling at a premium, just not as much of a premium that they are purchasing at.

That's a good line - I'll be sure to tell them that, too. Personally, I really like Ohio and like the trajectory we're on. We live in a moderately conservative, family friendly state and those are among our biggest assets. I don't see a lot of need for any fundamental changes, especially political or population changes.

The age old adage "teach a man to fish" applies here and this policy is almost certain to have dire consequences. That article begins to touch on the immediate issue - the programs are temporary, expire soon, and have unsustainable costs in the trillions. Secondary issues are already surfacing - housing costs are out of control and inflation rates have been >5% for several months now.

Ohio: General Business & Economic News
I've been asked this a few times and I'm generally torn. I think Ohio is a great place to live especially if you are raising a family, but I don't want people from the coasts to realize that. I generally just tell them about the bad aspects and leave it at that. Snow and 200 days of clouds is a good way to scare away the west coasters. I also try to throw in a line about Austin or Charlotte or Nashville while I'm at it.

That's what I thought when I read the NY Times, Amazon/Washington Post, et. al. If she had issues and couldn't hack it, they should have left it alone. My opinion has nothing to do with her, and everything to do with the media's feigned attempt to label the situation as "heroic." It's just another advancement in what has become our generations biggest threat - political correctness. That's not what the word "hero" means, it's the opposite of what it means. It's blackwhite.

In Taiwan everyone calls it "Taiwan." On paperwork, money, passports, etc. it is "Republic of China." The big problem, on both sides, comes if you use the wrong formal name in the wrong country. If you dare say "Republic of China" in the communist country, you'll end up in trouble. In Taiwan, it would be very rude to say "People's Republic of China" but they won't throw you in a gulag for it. The John Cena debacle is a textbook example of "selling out." He didn't even try to hide or deny it like the Lebron's of the world, he just shamelessly rolled over for all to see. I am suspicious of the story, overall. The rush by the media to highlight the situation and brand her a "hero" raised my eyebrows. Like - isn't struggling and then quitting altogether right when the going gets tough the exact opposite of heroic? What's the real agenda behind the "hero" narrative?

The Russia / "ROC" situation actually makes them similar to Taiwan in that they join them as the only other country who is not allowed to use their actual name at the Olympics. Taiwan competes as "Chinese Taipei" because the Communist Chinese can't stand to hear the actual name.

It isn't cheap to remove underground storage tanks, but for this site I doubt it is prohibitive. Assuming the price of the land that Shell sits on is worth near or above 7 figures, the cost to remove the USTs would simply eat away at the proceeds for the seller. Since it's an active gas station, the tanks are maintained and constantly monitored for leaks, so costs shouldn't spiral out of control like they can when USTs have been leaking or when you find a UST you didn't know was there. The real problems occur when you find a tank that is very old and was abandoned and/or is otherwise not properly documented. You sometimes see this where a filling station existed in the early days of automobiles, but was torn down and redeveloped in the 40s, 50s, etc.

^ The building is pretty nice on the inside and Turner is not the only tenant. I think they had half of one floor. I don't see why it would need to be removed when you could develop the parking lots around it and wrap the south and east sides of it with mixed use.

I'm aware that the FHA had policies that were rather racist long before most of us were born. I'm not debating that. The argument some others are making here is that single family zoning / housing is inherently racist. It isn't, and I think it's one of the most absurd things I've ever heard. There isn't anything preventing anyone of any race from buying a single family home in Hyde Park. Just like there isn't anything preventing them from renting one of these new >$2000/month apartments being built in Hyde Park, or buying a $700,000 condo in OTR.

Early zoning codes were created to stop the spread of urban fires and, later, to provide access to light and air in the name of health and wellness. After WWII, there was a desire to un-densify our cities in order to survive a potential atomic attack - which ultimately led to the now popular low density single family zoning seen throughout most of the country. None of this had anything to do with racism and it isn't inherently classist - it is basic math: owning land and a bigger house costs more money than renting a small apartment. The racism angle is simply revisionist history. It's the work of woke planners who want to cancel zoning and recraft it to force their worldview upon others. Many of these people hate the very concept of private ownership of land and property so single family housing is downright sickening to them. They want it eliminated and replaced with rows of Khrushchyovka.
