New Lenox mega-mall plan in trouble August 20, 2008 Crain's Chicago Business is reporting that the Forest City mega-mall proposed for New Lenox is in jeopardy after the developer let its option to buy the 186-acre site expire. According to Crain's, the decision by Cleveland-based Forest City Enterprises Inc. could be the end of the proposed 1.1-million-square-foot shopping center, called Birches of New Lenox, which has struggled to attract tenants and recently lost a prospective department store to another planned mall in Joliet. Jerry Ferstman, a Forest City vice-president, confirms that the company let the option expire and has walked away from the deal. Most cities have actually declined more then the 13.82% for the overall market in Cleveland, but the percentage isn't what really counts anyway since they gained more to lose more, but the end seems very similar in many cities. While Cleveland's Market has reverted back to 02/03 levels many other cities have already gone back to 04/05 levels and are not close to being stabilized yet. The 37% was the rate for Entry level homes, which had the biggest declines, but now is starting to reverse that trend. The overall Cleveland Markets biggest decline was 13.82% and now the overall all decline since its peak in 06' is 11.89%. Las Vegas decline since 06' for Entry level homes so far is at 31.36% and still shows no signs of even stabilizing. The overall Las Vegas market since its peak has seen a decline of 31.41% and no signs of stabilizing and the rate of decline has increased in the last 6 months. Phoenix decline for Entry Level homes since their peak is at 32.9% and still on the decline. Phoenix overall decline to date is 30.82% and still declining Los Angeles decline for Entry Level homes since their peak in 06' stands at 36.5% and continues to decline. Los Angeles overall market decline since 06' is 27.5% and continues to decline. The declining trend is fore casted to continue for another couple years, and at the rate of these declines it will be much worse off then the decline in Cleveland, which is reversing now. Some markets such as Miami, while have reverted back to 04/05 levels continue to see 3-5 percent declines each month in the last 6 months with the trends showing no sign of stabilizing yet. I know I wouldn't want to buy a house in a market where my house might decline another 15-30% because that wouldn't make much economic sense.   7. Anyone have information on the night club MODA? I heard on 19 news the other day that they were seeking to reopen the club, all though the residents really enjoy it not being there. Just wondering if anyone knew whether it was going to be the same night club or a different one.
  8. Considering that the majority of the people live in the metro area and not within city boundaries, this is a better assessment of how a region is doing overall. I would rather have a region with 3 million being a little better off then a city of 300 thousand being a little better off.

Not sure if this was on there before but on the cleveland film comission's homepage they have a graphic of all the buildings with the Cleveland convention center being highlighted and showing it as a Free production facility, with overview statistics of the building as well. Cincinnati was ranked as the fastest declining population in the U.S. just 3 years ago. If Cleveland challenged the results and we got our true population numbers then we wouldn't be on any of these lists.

  17. This was like mid day Saturday - before the drizzle started to come in. I only attended events on one of the sides which had the verts, the other side had the BMX_Dirt and BMX_Park. It was a fun time though and unreal to see in person. I might have to make this a 2 day thing next year.
  18. Man I used to go to that fish store across from O.L.G.C. all the time when I attended that grade school. There is like a whole other side of Old Brooklyn that I didn't even realize existed, and I live in OB, but at the outskirts of it near Parma and Brooklyn. I still sometimes get confused if I'm in Brooklyn or Old Brooklyn :( Oh and nice pics :)

THE ENTRANCEWAY TO THE HEART CENTER PAVILION IS A CURVED GLASS FACADE THAT SITS ON A LANDSCAPED PLAZA WITH A FOUNTAIN AT THE CENTER.   20. Regarding the streets and people, I stepped outside a few times and there was a fair amount of people walking around throughout the evening. I should have snapped some pics though of East 4th street and the Warehouse District which we went through after. You could barely even walk in those areas and people were still coming in, which was a little after midnight since the game went into extra innings. It was truly packed everywhere we went after the game, I kinda wish it wasn't so crowded though because we couldn't get in a few places especially some of the bars around the area like paninis, Clevelander, and Winking Lizard. BTW East 4th really looks amazing now and has been really packed the last few weeks, it is a really nice vibe down there now and a nice little alternative to the warehouse district.

I think everything has already been said but just wanted to inform you if you were interested that the Cleveland Orchestra concert on Public Square is on Wednesday July 2nd and it is free, and is usually crowded and it helps to bring a folding or camping chair. They do some fireworks after the show as well, but the bigger show will be on the 4th at the location mentioned earlier.
