As a Cleveland resident, I have to disagree. I play in a few adult sports leagues that run on the same schedule, and let me tell you—Cleveland’s fall and spring offer some pretty amazing days, especially for athletes. PS: Most of the big races in NEO, including the Cleveland Marathon, are held in the spring and fall.

Three out of the four spots you mentioned as “close to closed” are actually doing really well so not sure why you’re still going on and on about this. Take the L and move on. Virtually everyone on this forum either lives nearby (I’ve been here since 2006) or visits this neighborhood enough to know your personal observations should be taken with a large grain of salt.

Oh, well glad to hear that Proof and Hansa are still open for business since you originally stated they were closed. Yes, the Hansa restaurant portion is closed on Wednesday’s, but will be open tomorrow. The last time I tried to get in Proof we couldn’t get a reservation, they were completely booked. It’s clear we shouldn’t judge restaurants based off of one cold Wednesday in February.

Haha yeah, good point! Compared to most spots though, this parcel is pretty big (see below). The neighbors around there also have a decent amount of outdoor green space, which isn’t something you see a lot in other urban areas. Especially when you think about how most new builds on the near west-side are either townhomes, condos, or tightly packed single-family homes with little to no yard space at all.

It's a very nice property with a huge yard, in a HIGHLY desirable neighborhood. I actually think the updated asking price is fair, given the uniqueness of the house (tax-abated, large lot, 3-car garage, pool) + location. That said, I think final sale's price settles closer to 850K than it does 900K. Totally agree. The streets in my area are swept regularly, and snow removal this year has been noticeably better than any other year since I moved to Cleveland.

Sure, downtown was jammed with employees who drove in then retreated to their mundane suburban homes after the 9 to 5 grind. Today, downtown sees millions more annual visitors and tourists, while the residential population has grown by 15,000 and continues to rise. Remember the old joke about rolling a bowling ball down E9 after 5pm or on weekends without hitting a soul? Totally agree with you about private schools. Some of the smartest and wealthiest people I know in the area are buying tax-abated homes. If you run the numbers, the savings over 15 years can make even top private schools a lot more affordable. Funny you mentioned Brecksville—I was going to bring it up since we’ve got friends there too. One thing I’ve noticed is that there seem to be way more kids playing outside or in strollers around our neighborhood compared to when we visit Brecksville. Just an observation, but it’s been on my mind lately. Also, the recent population trends don’t really back up the idea that families are bailing like they used to. With household sizes shrinking, there’s less demand for suburban school districts. And if families were leaving as much as some claim, you’d think suburban populations would be increasing, not declining.
