  4. That is technically correct. It's still very disappointing knowing that not even one member supported the concept. I guess none of this is surprising when out of touch dinosaurs and morons run a city.
  5. So unfortunately this was denied by the Landmarks Commission today due to concerns about height and it's overall scale. Someone in this town needs to put these members on blast. Their objections to solid projects is getting out of control.

  7. Jenny Spencer was in favor of today's decision to table it. I don't have a sense how she feels behind closed doors though. I know folks have been pounding her email hard to get her on board with going against it. We'll see.

  10. Very little crime in the part of the city I live and invest it, which is why 400k+ houses sell in less than a day and for over asking.
  11. Very true about the insulation cost. One of the most time consuming tasks involved in the building process (rehabs only) is furring out every exterior wall stud from 4" to 6" to get the proper insulation thickness required for the green energy standards.
  12. Update: We were under contract after only 9 hours on the market. The offer we accepted came in at 15k over asking with no inspection or seller concessions!
  13. That's not cool. I've done five complete guts (substantial rehabs) and we've always had the abatement approved BEFORE the buyer had the home transferred into their name. Your builder and their green energy certifier should've made sure the app was already approved (or would be approved) before, or at time of sale. I might be able to assist if you'd like.

  17. Which project are you talking about? w65th will have dedicated bike lanes and Lorain Ave will be Ohio's first cycle track. There's not much to complain about if you ask me.
  18. ^ Huge I'm impressed with the number of major street and infrastructure investments going on in the city. Detroit Shoreway alone has w65th, Lake Ave project and the Lorain Ave bike track (streetscape) to look forward to, and all very soon.
  19. It will take some time to set it, but a lot my neighbors (especially the newer ones) are calling the neighborhood Gordon Square now. The Shoreway ramp off w73rd even says Gordon Square as you enter the neighborhood, as do all of the lakefront trail signs.

  21. There's no doubt it will continue. Gordon Square is set up to become one of the most desirable neighborhoods in the state of Ohio (if not the midwest).
  22. Big time. I'd guess downtown will be gaining somewhere between 6k-7k hotel nights a year (conservatively) from the SHW moves.
