I'm three blocks west of you between Franklin and Bridge. I spent my first 5yrs here moving all over the Cleveland metro area (Brecksville, Downtown, Tremont, Lakewood, DS) trying to find the right neighborhood to not only live, but also invest and start a company. Fast forward 6yrs and I'm still at my current house with no plans to ever leave. It's the first neighborhood I've ever lived in that has actually felt like home. I think you're really going to enjoy the area. You'll also be happy to know there are some preliminary development plans on your new street as you get closer to Detroit Ave. Those crappy houses on the west side of w50th, the corner vacant used car lot, and other businesses along Det (including the Big Egg), have teamed up together to begin marketing the entire block. I will share the plans as they evolve and welcome any feedback from the UO community. W._50th__Detroit_Land.pdf

State bill could give big projects sizable jolt The financing of big real estate projects will get a bit of a lift if legislation now before the Ohio Senate becomes law. HB 469 would authorize a new tax credit of as much as 10% of the development cost of what the legislation calls "transformational mixed-use developments." To qualify for the tax credit, a project would have to have a planned development cost of $50 million or more, include a building at least 15 stories high, or otherwise include 350,000 square feet of space, and more than one use. It could be some combination of office space, residential units, a hotel, retailing, structured parking or a recreational use, according to an analysis by the Legislative Service Commission, the Legislature's bill-writing and researching arm. http://www.crainscleveland.com/article/20180729/news/169926/state-bill-could-give-big-projects-sizable-jolt

21-suite apartment complex in Tremont is in early stages Tremont Lofts, the apartment building remake of the former Union Gospel Press complex in Cleveland's Tremont neighborhood, may get some company. Plans for a four-floor, 21-suite apartment building on the southwest corner of Jefferson Avenue and West Seventh Street were given a conditional approval by Cleveland City Planning Commission at its meeting on Friday, July 20. The commission usually provides final approval, but it OK'd the plan with the condition that the developer of the project, J. Brian McCreary, receive approval of landscape and lighting plans for the project from the city's Near West Design Review Committee before securing building permits. http://www.crainscleveland.com/article/20180729/news/169871/21-suite-apartment-complex-tremont-early-stages

Cleveland: Downtown & Vicinity Residences Discussion
Kassouf-led group nears big deal for Tower at Erieview Cleveland parking lot operator and longtime real estate owner James Kassouf heads an investor group that is closing in on buying the 40-story Tower at Erieview and the Galleria, 1301 E. Ninth St., from lender-owner RAIT Financial Trust of Philadelphia. Tenants in the building have received a legal document indicating Erieview Acquisition LLC, an Ohio limited liability corporation that lists Kassouf as its president, is the prospective owner of downtown's fourth-largest skyscraper and the attached glass-topped Galleria, a mall with multiple vacancies. The circulation of such a document indicates the pending transaction is in its final stages. Sources familiar with the situation said the Kassouf-led group expects to close within the month and will pay about $30 million for the long-troubled property. Joseph Kassouf, one of James Kassouf's sons, has met with brokerages seeking to represent the office tower and has indicated the new owners are considering following through on a plan to convert part of the tower to apartments. http://www.crainscleveland.com/article/20180729/news/169886/kassouf-led-group-nears-big-deal-tower-erieview

Cleveland: Downtown: Cleveland Athletic Club Redevelopment
Cleveland Athletic Club revamp nears finish with 163 new apartments (photos) CLEVELAND, Ohio - The bowling balls and gym bags are gone. So are the bowling alley and the gym, for that matter. Once a mecca for networking, revelry and sport, the Cleveland Athletic Club building is a shell. Inside, 140 to 200 construction workers labor each day to meet a looming Oct. 1 deadline for bringing life - the first apartment tenants - back to one of downtown's best-known addresses. By mid-March, a team of local developers hopes to finish their long-awaited conversion of the building into 163 apartments. The seventh-floor ballroom, which hosted its last Christmas party in 2007 just before the private club closed, will become office space. Storefronts will line the street at 1118-1148 Euclid Ave. https://realestate.cleveland.com/realestate-news/2018/07/cleveland_athletic_club_buildi.html

Cleveland: Midtown: Development and News
MidTown Gets A Modern Makeover The One Midtown Townhomes are part of the neighborhood's $152 million in new development expected to be completed in 2018. There’s a change coming to MidTown. On a swath of Millionaires’ Row once home to shipbuilder and real estate magnate Morris A. Bradley, One Midtown’s 23 luxury townhomes are attempting to restore some of the former glory to the oft forgotten stretch of Euclid Avenue. “In the early 1900s, it represented [one of] the wealthiest neighborhoods in the entire world,” says Justin Campbell, director of luxury sales for Signature Collection. “What we’re looking to do is bring that high-end residential component back.” https://clevelandmagazine.com/at-home/articles/midtown-gets-a-modern-makeover#.W1sWa3sLK94.twitter

Respectfully disagree. I think McCormack is a "big picture" guy... especially when the proposal isn't a fly by night operation LOL. I'm not guessing what they will do here, I'm telling you what they have directly told me in private meetings.

Councilman Kerry McCormack along with the powers at Ohio City Inc. won't support (even though they personally do) this development if the majority of the residents are against it. This is a fact.

How much authority does a block club have? Could they realistically stall a development, or is it more about the politics at play? A lot. A development has never taken place in this block club's jurisdiction that wasn't approved by them. The likeness of this project happening in its current form is somewhere between 0 and 1%, if they do not get the votes needed tonight. Thats not an accurate statement. There have been projects that the block club voted against that still went forward. How much authority does a block club have? And did they move forward with the project's original design/form that the developers presented to the block club??

The address I posted is correct.....Here's an email response I received from the block club: Thank you for your emails regarding the proposed Casto Dexter Apartment development on Franklin Circle. We appreciate your concerns, but would like to clarify that parking for this development is actually adequate and not a concern for this development. Rather, our hope is for the opportunity to hold discussions on how the historic Franklin Circle in Ohio City could be developed to build a better community and not lose this opportunity to consider how to better enhance our community. Safety, of course, is always a concern. You may have noticed that Chad Biggers, the Community Safety Organizer for OCI is also on our agenda this month. Our March meeting agenda focused on community safety; we had representation from the CPD 2nd District, a County Prosecutor, the Councilman, and Chad who all shared helpful information with our members. The conversation at that meeting was engaged and consumed the majority of our meeting. More 'eyes on the street' certainly does enhance safety. As does the thoughtful development of a stable and inclusive community of well designed residential, commercial, and public spaces. Hopefully, you can attend future Franklin Clinton Block Club meetings; we typically meet the 4th Thursday of the month at St. John's. All are welcome! If you'd like to be added to our email distribution list so you can receive updates directly please let me know. Please provide your address if you would like to be added; we track member addresses simply so we know if you are eligible to vote on proposals at our meetings. Thank you again for your interest and the time you took to send your concerns our way. Sincerely, Karen Desotell Secretary

Cleveland Hopkins International Airport
Whoa....Was anyone going to mentioned how much Pit had to pay to get this flight? Bad deal... The airport authority will pay $3 million, split $1.5 million a year for two years, to British Airways for the flight. It is the largest incentive the airport has ever given. https://triblive.com/local/allegheny/13901591-74/nonstop-flight-from-pittsburgh-to-london-starting-april-2

Rehab could easily run above those estimates too. The house might need $100k in just foundation work. I feel good about what our contractor had quoted for the job. We've rehabbed much worse.
-
Cleveland: Ohio City: Development and News
^Yep, they've had offers over 150k which is why I backed away. It's going to take all cash and no inspection to get the deal done. Plus another 225-250k to properly rehab.

The level of development happening north of Detroit is downright amazing. Most of the new townhome projects on the near westside are sold out before the interior work is finished, so this latest development is no surprise.
