Consider this: For one-bedroom units, the most expensive neighborhoods were classified as Detroit-Shoreway and the Gordon Square Arts District, treated as separate areas for the report though Gordon Square is within Detroit-Shoreway. The average was $1,969 for both. Ohio City and the Gateway District in downtown follow with prices at $1,842, 12% increase, and $1,745, a 31% increase. Two-bedrooms have seen some of the highest increases year-over-year in Cleveland. The high is in Ohio City at an average of $2,647, a 42% annual increase. This is followed by Gateway District at $2,641, a 20% increase.     We already saw the destruction of the Republican party. It's gone. MAGA are just wearing the carcass of the GOP for brand recognition. The GOP had been getting in bed with christofascist extremists for years...Trump just finally let them be ok with being the most outwardly vile, ignorant and repulsive people they could be. It had been culminating for years, and 2016 was simply the final nail in that coffin. MTG, Gaetz, Bobo, Hawley, Lake...? Those aren't weights slowly dragging the GOP down. We're not witnessing the slow sinking of that ship. They're the norm. They are the ship now. However you feel about the GOP, we need to let that go. Cuz there's no GOP anymore. They're just trying to fly a GOP banner because saying "MAGA Nazis" isn't as palatable.

    For over 40 years, the Conservative Propaganda Machine has educated their followers in the most moronic political beliefs, and have encouraged the worst behavior. Now the Republican party is being led by a second generation who grew up ingesting that propaganda, and you believe it all. The only ones smart enough to not believe it are using the party as a platform for corruption and treason. It's no wonder that the GOP is completely falling apart, and threatening to take the nation with them.

  13. It’s not silly at all. Due to Columbus having such an extremely large boundary, using cities such as Louisville and Indianapolis would be much more comparable for discussion. If you’re serious about equitability and presenting quantitative data (and i don’t believe you are) the only honest way to compare Col to Cle is by dissecting them at the county or MSA level.

  17. The studies on population I've seen have mostly predicted Cleveland/region to start growing between the mid to late 2020's.

  20. I’m speaking more visually, than technical. The placement of towers and topography matters just as much as building height sometimes.
  21. I think there’s a misconception going around that SHW haphazardly under-built HQ1, however this isn’t the case. I can assure you they’ve always known how much current and future space will be needed. The plan from the beginning was to have two significant towers as opposed to one supertall. They’re looking to create more of a “campus-feel” which is achieved by spreading their staff amongst numerous buildings. Cleveland has plenty of skyline height, but we lack the density seen in Pittsburgh and Cincinnati. Sherwin opting to build two towers will be much more impactful, both on the ground and from afar.
  22. Nope, Marty heard right. There’s A LOT of folks at BTC upset about the impending move to Brecksville. In the end, SHW will have 30% more ee’s working downtown than they had prior to any HQ announcement.
  23. There is a debate about which census tracts should be included in the downtown numbers. However, there is no debate that the census tracts located inside and nearest to downtown are growing faster than anywhere else in region.

If downtown were a suburb it’d be the 13th most populous municipality in Cuyahoga county. That’s pretty damn impressive. Looking at the 2030 census, downtown will most definitely surpass the following communities: - South Euclid - Rocky River - Maple Hts
  25. So do suburbs such as Westlake, Mentor and Brecksville - what’s your point? Cleveland is a big city. Some areas (SE & NE) sides are still bleeding population. At the same time Downtown, UC and the entire near westside are being filled with some of the wealthiest residents in Ohio. These Cleveland neighborhoods also contain the fastest growing census tracts in NEO.
