So you would urge a complete change in its proposed tenant composition? I think it has to be done if the project ever wants to get under way. They landed Benesch, a Live! entertainment group tenant, a brewery, and likely a hotel, none of these have cut it. You need a tenant that guarantees 8+ floors are locked in long term. There are plenty of companies with 500+ employees in Cleveland who are unsure of their future re: their current locations... Stark is moving his HQ there too. Besides that, the office component of this project is very minimal, so it's very unlikely that the lack of a large HQ tenant is the main factor for delays. I agree with Gottaplan, the rental rates don't justify the cost of construction....yet.

Needs a large HQ as a tenant. This doesn't make any sense as 75% or more of the office space is already leased.

US Economy: News & Discussion
We have social security. Cleveland is one of the poorest cities in America. I've done work in public housing for last decade. Never saw anyone dying in the streets. I guess because you've never seen it, it doesn't happen. http://www.cleveland.com/metro/index.ssf/2017/12/no_apparent_signs_of_foul_play.html

Greater Cleveland RTA News & Discussion
This first photo is hardly indicative of poor transit service. That's not a heck of a lot of people waiting for several buses for a transit system the size of Cleveland's. Also, it looks like it may be late afternoon, possibly even ''rush hour''. If anything, the first photo shows a lack of transit use in Cleveland. \\ Are you just here to troll? Because if you are, this isn't the forum for it.

If you want to see where a sh!t ton of out of staters are living, drive/walk thru The Edison's parking lot. I'd guesstimate over 25% of the residents there aren't from Ohio.

Progressive Insurance scheduled to hire 7,500-plus employees in 2018 (video) CLEVELAND, Ohio - Progressive Insurance plans to hire more than 7,500 employees in 2018 -- about 1,300 of them in Northeast Ohio. But don't wait until next year to apply for the openings, said Erin Hendrick, manager of recruiting. "We're starting to pickup now, in terms of hiring, for roles that would start in January or February," she said. "The first quarter tends to be a pretty strong hiring period." http://www.cleveland.com/business/index.ssf/2017/12/progressive_insurance_schedule_1.html#comments

Cleveland-Akron: Bicycling Developments and News
NOACA boosts protected bike lane projects in Cleveland with spending package (photos) CLEVELAND, Ohio - Projects to create protected bike lanes in Cleveland received a major boost Friday from the Northeast Ohio Areawide Coordinating Agency. The board of the transportation planning agency announced at a meeting that it would allocate $47 million in federal transportation dollars to 21 projects including two that would create the first major protected bike lanes in the city. NOACA allocated $8.3 million for construction planned 2020 by the city of the first leg of the Midway, which would extend 2.5 miles along the middle of Superior Avenue from Public Square to East 55th Street. Envisioned by bike advocates, and developed with the help of the City of Cleveland and NOACA, the Midway would eventually constitute a system of "bicycle highways" running down the center lanes of more than 50 miles of wide, underused streets that once carried streetcars. NOACA also allocated $6.1 million for the city's planned construction in 2022 of the proposed Lorain Avenue Cycle Track, which would run along the north side of the avenue between West 20th and West 45th Streets, and the south side from West 45th to West 65th. http://www.cleveland.com/architecture/index.ssf/2017/12/noaca_boosts_protected_bike_la.html#incart_m-rpt-1

Gentrification News & Discussion
Residents worried they will be priced out of up-and-coming Cleveland neighborhoods CLEVELAND - They've seen their communities at their worst, some hitting rock bottom. But turns out, the bounce back they're now experiencing could come at a cost. As more remodeled homes and apartments hit the market in Cleveland’s hottest neighborhoods, concern is growing for those who remember how it used to be. Helane Bryant lives on Lorain Avenue at West 78th. "I've seen a lot of improvements," said Bryant. The low-income resident, along with her neighbors in the Detroit Shoreway neighborhood are living in fear. http://www.news5cleveland.com/news/local-news/cleveland-metro/building-boom-in-cleveland-neighborhoods-creating-concern

The heroin epidemic is causing a huge turf battle between street level dealers and even the high-level suppliers. I'd expect the trend to continue unless we can reverse the demand of heroin across the state. Ohio is ground zero for heroin ODs.

All of Ohio's big cities are seeing a disturbing amount of shootings/homicides. I read last week that Columbus is close to setting an all-time high for murders in a year.

Cleveland: Detroit-Shoreway / Gordon Square Arts District: Development News
For-sale townhouse project planned for Detroit Shoreway neighborhood Another multimillion-dollar real estate development is ready to start taking shape in Cleveland near The Edison, Battery Park and Lake Erie. "Cyan Park" is the name of the group of for-sale townhouses, costing upward of $399,000 each, that started going up last week on the northwest corner of West 58th Street and Herman Avenue in the Detroit Shoreway neighborhood. J Roc Development, the same team of builders of eye-catching townhouse projects Tremont Black and Tremont North on the city's South Side, is behind the 20 modern, three-story units constructed with a matte white exterior. Jesse Grant, a partner in J Roc, wrote in an email, "After the success and recognition of Tremont Black, a white project felt like an appropriate encore!" http://www.crainscleveland.com/article/20171126/news/143461/sale-townhouse-project-planned-detroit-shoreway-neighborhood

The Official *I Love Cleveland* Thread
This is the 2nd nationally publicized article about the Gordon Square Arts District in as many weeks: A Cleveland Arts District Hustles and Rebound Perhaps no souvenir from Cleveland quite captures the city’s underdog pride as the popular T-shirt that reads “Cleveland Against the World” by the artist Glen Infante. It’s a quick two-mile shopping trip west of downtown to get one at his store iLTHY, short for I Love The Hype, one of the lively shops in the arts- and entertainment-friendly Gordon Square Arts District. Like many good-news stories in Cleveland these days, the growth of Gordon Square owes something to LeBron James. The Cleveland Cavaliers superstar acted as the executive producer on a 2016 CNBC reality TV show called “Cleveland Hustles” in which budding entrepreneurs, each mentored by established business owners, competed to win financial backing and open retail outlets in Gordon Square. https://www.nytimes.com/2017/11/15/travel/cleveland-gordon-square-arts-district.html

Yes, there are a lot of 2k-3k a month apartments for rent downtown, but you can still find many in the 1100-1800 range. The population and job numbers are not stagnant downtown either. The entire metro area has done fairly good in adding jobs this year. Check out the Cleveland general business thread for examples.

Millennials aren't the only group renting downtown. I understand that, but they're likely the ones that are renting way above their means and joining the rat race. How do you know?

Cleveland: Downtown: The Beacon
Millennials aren't the only group of renters downtown. To your second point, there are many units available downtown for under 2k. If you did indeed look at the Garfield's website you would've seen apartments available for $1095.

Cleveland: Restaurant News & Info
Sneak Peek: Il Rione Pizza Coming Soon to Detroit Shoreway It’s been two years since Brian Moss and Brian Holleran purchased a dilapidated brick structure on W. 65th Street in the Detroit Shoreway neighborhood. In approximately two weeks’ time, that space will open as Il Rione Pizzeria (1303 W. 65th St.). Over the years the building has been home to a beer hall, pool hall and speakeasy before it was chopped up into apartments. The goal all along has been to retain the authenticity of the building while bringing it back to its days as a valued neighborhood asset. https://www.clevescene.com/scene-and-heard/archives/2017/11/06/sneak-peek-il-rione-pizza-coming-soon-to-detroit-shoreway
