Breaking Ground PREVIEW: three new Flats tenants will unite in bocce, beer, bourbon and … pizza Construction is underway at the former Crop complex on Old River Road in the Flats East Bank, and three new tenants will occupy the space before summer’s end, according to Flats developer, Scott Wolstein. Dante’s Inferno, Backyard Bocce and Thirsty Dog Brewing Company will move into the three former Crop spaces by mid-August, bringing a cooperative effort into a varied mix of food, drink and entertainment to the Flats.   3. Wow, you sure did miss a lot! Have you seen the new Detroit Ave streetscape plan that extends from w76th to w52nd? What in the world???? The neighborhood isn't close to plateauing. I'd recommend driving thru again when everything isn't closed on a Monday.

  5. This article notes the Halle building will be fully leased after NRP's move. NRP Group plans headquarters move to Downtown Cleveland A national apartment developer plans to move its headquarters and more than 100 jobs from Garfield Heights to Downtown Cleveland by early next year. The NRP Group, LLC, has signed a deal to fill the fourth floor of the Halle Building on Euclid Avenue, at the western edge of downtown's Playhouse Square district. The move would involve 116 existing headquarters jobs, plus an unspecified number of workers now scattered across the region. The 43,000-square-foot lease ties up the last notable commercial vacancy at Halle, a former department store turned office building that is slated to undergo a partial residential conversion. A 73-win team that was a Draymond kick to the nads (or Bogut's injury) away from winning back-to-back titles (probably) just added the 2nd best player in the world and are an unstoppable force the last two months. Cavs on pure home adrenaline will win one but the Warriors finish it off in Game 5. The Warriors have perhaps the most talented team of the last 25+ years, possibly ever. 4 of the top 20 players in the NBA, two league MVPs, multiple HOFers, some of the best shooters the league has ever seen...they're just an absolute machine. You believe in media hype too much...Were you even around for the Lakers and Boston teams of the 80's? Notice how I said "the last 25 years".....   12. From Brickman: "We are in the conceptual stage of this property and still working with the city to get all of our site plans approved. We will keep you updated as we get closer to ground breaking. Right now it looks like we will begin construction early 2018."

    The Warriors kept their three best players, and probably six of their top eight (on a team that came up just four points shy of winning the title last year) and then added a top 5-6 player in the entire league. The Cavs simply turn it "off" at times, mostly in the regular season. Their GAF meter can go up and down depending on when they feel like playing hard. They've lost one game in the entire postseason. I'd say their GAF meter is pretty damn high right now..

Considering the target market is predominately young professionals and empty nesters, how many are out there that A) want to live down town B) can afford rents around $2/sf Given how many units have been added in the last 2 years and how many more are in progress, I think it's safe to expect the market to cool off Big picture, Cleveland downtown is not significantly adding jobs. At least not at a rate much faster than the suburbs. I know of more new suburban office projects in the pipeline/underway than downtown. Downtown is still ADDING jobs. Neither Millenia nor NRP have relocated their ee's to downtown yet, but they will before 2017 is over. The answers to both A & B are a lot. Don't underestimate the number of workers who reverse commute as well. I don't think I could even count the number of people I know who work in Solon, Westlake, Strongsville, etc, but live downtown.

Given how far out Nucleus completion is and how many apartment projects are currently underway, the market could shift in 2 years and apartment demand could significantly soften in Cleveland, especially for new construction, high-end product. Condo market downtown is unpredictable as well for high end. What has been completed recently as a comp in the downtown market? If the hotel, retail & condo's were removed from the project, what size is the building? I can't remember what the total SF of office proposed, but figure 22k - 25k per floor... not including the first floor. 200k sq feet of office space is purposed. Stark and Benesch are taking roughly half of it.
  21. The Indians so far in 2017 are up a mere 1k over average attendance in 2016. As for % of capacity...Progressive Field is ranked #27 in the MLB by capacity of seats. At its heyday, the Jake would rank #9 today. The Jake held 45,569 in 2010 but has since slashed over 10,000 seats (which is freaking embarrassing). Guess they need to slash 10k more so games look full? Indians' attendance is up 42%, and weekday crowds have increased 45% Through 12 games, the Indians' attendance average of 20,376 is 6,003 ahead of the norm for the first 12 home dates of 2016.
