Downtown office spaces are fiery-hot commodities Brokers say business locations are more coveted than ever Avalon Document Services occupies part of the 10th floor of the Leader Building, 526 E. Superior Ave. — prime space for the firm, but also for apartments, as K&D Group converts the building to mixed use with rentals on upper floors. So the firm was asked to move, if only to a lower floor that will remain offices. However, J.P. Midgley, the Buffalo-based CEO of Avalon, didn't go for it. “Leader is a nice building and a nice spot,” Midgley said, but the document, image and scanning firm for legal and construction firms expects to be in place in October at IMG Center, 1360 E. Ninth St. “IMG had nice first-floor space, and it's also not retail and apartments,” he said. “We have a lot of pickups and deliveries from law firms. Geiger's to Open Downtown Cleveland Storefront Geiger's, the Lakewood-based clothing and sporting goods store, announced today its plans to open a downtown Cleveland storefront later this year. That lobby sits empty now, even as office workers, apartment dwellers, diners and shoppers have revived the long-shuttered former Ameritrust complex across the street. The retail corridors in the 925 Building's basement are quiet, though longtime tenants like Rickey C. Tanno Jewelers continue to soldier on. "I would say it's about the same, except that we don't see anyone in the building as we used to," said Jim Havach, a director at the Spieth, Bell, McCurdy & Newell Co. law firm, which rents 21,000 square feet on the building's 20th floor. "Obviously, there's not much traffic."

Hudson Holdings of Florida emerges as potential 925 Building buyer (photos) :clap: :clap: CLEVELAND, Ohio -- A hot rumor in local real estate circles moved a bit closer to reality this week, with the formation of two companies that link a Florida investment group to the hulking and largely vacant 925 Building on Euclid Avenue. Records filed with the Ohio Secretary of State make the connection between Hudson Holdings of Delray Beach and the downtown Cleveland building, best known as the former Huntington Building or the historic Union Trust Building. Hudson, according to its website, is a mixed-use developer that favors downtown locations and works with historic buildings and distressed landmarks. Agora foods, Le Petit Triangle teaming up for new retail space/eatery in Gordon Square While the lion's share of the 24,000-square-foot building at 5417 Detroit Avenue currently houses Agora Foods International, the front section of the building is on the verge of a transformation that will undoubtedly delight neighbors and foodies from near and far. "We're going to have a specialty shop and a small tapas café operation," says Steve Daniels, vice president of Agora, a Mediterranean food importer and distributor that formerly operated at 3007 Clinton Avenue in Ohio City. Hey neighbor! I'm really loving the neighborhood so far. That Father Frescati extension certainly help with connectivity. While they're at it, they should just punch Frescati all the way through to W. 69, and tear down those ugly yellow suburban style houses ;) ... I'm actually only half-joking. There's still an issue with connectivity between W. 69 and W. 70 - you'd either have to go all the down to Detroit or Father Caruso to just go one block over. I wonder why connectivity is such a mess in this particular part of the neighborhood. I'm guessing it's the result of various private developers not working together. Downtown Cleveland adds more retailers, apartment dwellers in first quarter In downtown Cleveland, more places to dine or shop are continuing to revitalize the city. A just-released report from Downtown Cleveland Alliance on first-quarter activity shows that 15 retailers opened or announced commitments to the central business district, and occupancy of apartments has climbed to 97.2% from 94.5% a year ago. Besides the much-publicized opening of the Heinen's at The 9, eight retailers opened their doors downtown. The report said they are Vibe, A Wellness Studio; Santorini Greek Taverna; Barrio Gateway; Johnnyville Woods; Cleveland Fray; Happy Hour Collection; A Kitchen and Bar; and Equal Exchange Coffee. Meantime, another six have committed to locations in downtown Cleveland, including Cathy's Creamery, an ice cream shop; Metro, a furniture store; restaurants FlapJacks and Chicago's Home of Chicken and Waffles; and a gift and beauty supplies shop. A host of diverse beverage options is about to fill in the middle ground when Forest City Brewery, 2135 Columbus Road, comes online in as little as four months. "This was a saloon that was built in 1865 by immigrants from the Alsace region of France," says brewery proprietor Jay Demagall from the Freeman Avenue Entrance of the 10,000-square-foot space.
