Scott Street Partners is constructing a 160,000-square-foot Class A office building on 8.4 acres southwest of Kenwood Towne Centre, across the street from St. Vincent Ferrer. CNG Financial Corp. will be the anchor tenant. They plan to relocate 225 employees to two floors of the building next summer. Cincinnati: Oakley: Midtown Centre
City to enter agreements on Midtown Centre Building Cincinnati, 10/26/07 Rendering courtesy of Cole + Russell Architects Cincinnati City Council has voted unanimously to enter development and service agreements for the $55 million Midtown Centre project in Oakley. Seven Hills Development is planning 300,000 square feet of Class A office space, a 100- to 200-room hotel, 10,000 square feet of restaurant space and a 1,400-space parking garage on four acres at the corner of Marburg and Alamo avenues. The developers requested the issuance of $13.2 million in Tax Increment Financing (TIF) bonds via the creation of a Midtown TIF District to help fund both the four-story garage and the acquisition of the Midtown Self Storage property. The project site was previously part of a 25-acre TIF district created in 2002 for the Center of Cincinnati, the proposed Millworks, and a Vandercar Holdings office development that was never built. City Council amended that TIF district to include the Midtown Centre and extended the TIF's expiration date from 2032 to 2038. The bonds will be secured by a letter of credit purchased by Seven Hills Development and will be serviced by revenues generated from the project. Estimates are that the office development could create up to 1,250 jobs and generate $1.1 million in annual earnings taxes. Cole + Russell Architects has completed the preliminary design. A more detailed site and design plan still must be presented to the City. Seven Hills Development plans to break ground in early 2008 and to have the project completed in 2010. Linden Pointe photo update, 10/20/07 Building Cincinnati, 10/25/07 The first phase of Linden Pointe on the Lateral is largely complete. Al Neyer Inc. is building the $105 million office and retail project at Montgomery Road and the Norwood Lateral, which will include 600,000 square feet of office space, 30,000 square feet of retail and two free-standing restaurants. Buildout of the ten buildings is expected in 2011. buildingcincinnati replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionMillcreek Habitat project kicks off today Building Cincinnati, 10/24/07 A ceremonial kickoff for the Millcreek Valley Habitat for Humanity's next project will take place at 10 AM at the project site on Wilson Avenue in Colerain Township. Members of the Southwest Chapter of the Ohio Contractors Association will begin building a road extension and other infrastructure to support the construction of six new houses. Infrastructure work should be completed by December. Next June, Millcreek Habitat will host the 2008 Builder's Blitz, where area builders will build two houses over the course of a week. Villages of Daybreak photo update, 10/20/07 Building Cincinnati, 10/24/07 Work on the Villages of Daybreak has now shifted south of Langdon Farm Road, with only a handful of houses currently under construction. The 60-acre project in Bond Hill is being built by Allen Temple + Tryed Stone Development on the former site of the Huntington Meadows housing project. Upon completion, this building will contain 6 units priced from $155,000 for one bedroom and one bath to $279,900 for two bedrooms and two baths. The developers are Pat and Sunny Donovan (dba Elysium Inc.) and the architect is Brashear Bolton. Knox Presbyterian Church Structural framing and some masonry work is happening at the church at Michigan and Observatory avenues. Miller Valentine Group is building a 12,000-square-foot addition that mainly consists of a large stage area, with sound and lighting facilities, rooms for use by the choir, and restrooms. UC students one of 20 int'l teams in competition to design/build solar house
UC Solar Decathlon team finishes 15th Building Cincinnati, 10/23/07 UC's News Record reports that UC's Solar Decathlon team finished fifteenth out of twenty teams at the international competition held this year on the National Mall. Lofts @ 4120 photo update, 10/13/07 Building Cincinnati, 10/22/07 Structural work continues at the Lofts @ 4120 in Oakley. Seven Hills Development Corp. is building this six-story, 20-unit condo project at the end of Allendale Drive, adjacent to the Hyde Park County Club golf course. The Greater Cincinnati MLS lists eleven units for sale from $780,000 to $975,000. Cole + Russell Architects designed the project. This was a very difficult project to photograph. McKINNON BLADE STAFF WRITER Toledo Hospital is finishing the second phase of its rebuilding process, getting ready to open in January a $156 million building with 289 private rooms, separate elevators for visitors, and other amenities. Officials gave The Blade a tour yesterday of the first two floors of the new, eight-floor hospital building. Also next year, demolition will begin on the top five floors of the existing hospital, the oldest part of which dates to 1932. ProMedica Health System plans to rebuild the rest of the hospital, although a time line to finish the project first announced in 2001 has not been determined, Gary Gordon, Toledo Hospital’s president, said. The Ackermann Group is building 78 condos at Marburg Avenue and Wasson Road in Oakley, near Hyde Park Plaza. After selling only seven units in three years, Ackermann has scaled down most of the units and has lowered prices from $399,000 to $229,900-$279,900.
