  1. You live in Columbus? Interesting. What do you think about Easton? It's what Liberty Center is modeled after. Anyone who doubts the viability of this development need only check out Easton.
  2. That no Apple store will be there has shocked me. This is definitely going to be an "A" class property. Cities around the size of Cincinnati and smaller have two locations.....Columbus, Nashville, St. Louis and even Charlotte. Instead, they are going to have a place called Simply MAC. http://simplymac.com/locations/all They're saying additional significant store announcements are coming. I know Flip Flop Shops and Eddie Bauer as well as staple Dakota Watch (all at Kenwood) are opening there but weren't in the recent announcement. They need to get a coveted American Girl store as well as an LL Bean. Both recently opened at Steiner's Easton development in Columbus. Macy's is also apparently going in a some point. But this development is much, much more than the stores. It's about place.

  6. This project is awesome!! They are beginning to talk about a second department store. I think it will be Macy's. They want out of Tri-County Mall.   9. Love the snarky comments by people who live nowhere near Liberty Center. Of course the restaurant line up is outstanding. The upscale Mall At University Town Center (see link), debuting soon in Sarasota, FL. has the same restaurant tenants. They do have Seasons 52 and The Capital Grille as well, but both concepts will only open one location in a market the size of Cincinnati, and we have them both already. I look for a Flemings Steakhouse to be one of the other eight restaurants. Construction is ramping up, and this time next year it will finally open. Live - Work - Shop - Play.   10. The Dick's store won't be like any of the other area stores. While they are single level 50,000 sq. ft. stores, this one will be an 80,000 sq. ft. two level upscale Dick's/Field & Stream hybrid. According to Dick's Annual Report, they only build these larger two level stores in trade areas with the demographics to support them.

  12. You're kidding, right? Have you ever been to the area?? Liberty Center (whose name will more than likely be changing before it opens) is right in the center of the Cincinnati/Dayton Metroplex.   14. Where are these extra 35 acres that you mention? Liberty Center is land locked unless they start buying up all the commercial buildings to their west. You have 129 to the North, 75 to the east and residential and Cabela's to the south. Steiner owns over 100 acres of land. The first phase is 65 acres of that.   15. Wait, does that mean all inline stores or just specialty in the mall lexicon? "Specialty" in the mall world means non-national inline stores, kiosks, restaurants and food court tenants that have sub 3-5 year leases. The store I own is a specialty tenant in a mall up here in central Ohio. So that wouldn't even include the Apple store for example because they are a national long-term tenant. If so, $300M is beyond massive. I do know that the anchors (Nordstrom/Dillard's/Macy's) are not included in $305+ million. I think everything else is, including restaurants. Not sure how Nordstrom does, but Macy's is in their top 10% of stores. It brings in about $70 million per year. That doesn't include the furniture gallery across the street, which does around $12 million per year. As a comparison, the next busiest Macy's store in the market is Florence Mall, at around $30 million per year. With the new Kenwood Collection coming, and recent upgrades to Kenwood Towne Centre, the only thing left to do to is for them to tear down and build a new Dillard's. That store is way too outdated for the location it's in.
  16. Everyone is too focused on the retail aspect of this project. It's a "lifestyle center". It's many components will draw people to it and guarantee it's success. Not any particular retailer.   18. Dillard's is considered a step above Macy's. Their newer stores are pretty upscale. The Dick's being built is a two level 80,000 sq. ft. flagship that only goes into upscale centers where the demographics are there to support it. One just opened in Tampa, FL in an upscale mall, in the space of a vacated SAKS Fifth Avenue. http://tbo.com/news/business/westshore-dicks-brings-big-game-to-tampa-bay-area-20140423/ These are the types of retailers in today's upscale developments. The reliance on traditional department stores is a thing of the past. Also, the "place" is considered an anchor. Which is why it's going to be so much more than just a "newer" Tri-County Mall.
  19. Actually, a second department store will be in Phase II. It's expected to be Macy's. Phase I, currently under construction, is 65 acres. Phase II will be 35 acres. If you've been to Easton in Columbus, you'd see that there is no way an old school mall like Tri-County will be able to compete. Today, it's all about the experience. That's how Liberty Center is being designed and built. It'd be a mistake to get hung up on anchors and specific retailers. LC is not meant to be your Grandma's mall. It's the future of retailing.
  20. Liberty Center keeps getting better and better. I'll bet the location at the SCPA will be scrapped. Prosperous suburban areas are so much easier to deal with than urban cities with their outrageous rules and taxes. And for the record, as it's been alluded to multiple times, I do not work for Steiner. I don't even live by the site. I live near Kings Island. I just love retail. And love the northern 'burbs. Of course, I studied hard so that I don't have to work a retail job.

It's normal for developers to do this. Why pay property taxes until you're getting income from the property? As the article says, site work is well under way. Seeing all the heavy equipment there is quite a sight. It opens in a year and a half. Looking sooo forward to having a decent place to shop in the northern 'burbs. It's a long time coming!
