  1. The conspiratorial tone at the beginning is a little off-putting, but it’s hard to argue with his main points. The only reason the land bridge is being considered is because some rich people decided they could make money off of it. Can you imagine the state gifting Cleveland $62 mil for projects that are actually useful? Who locally is really asking for a $200 million land bridge? I don’t think I even understand who is supposed to be walking across the bridge. Would 1,000 extra apartments on the lakefront justify that kind of infrastructure investment? The only thing that makes any sense to me is that the Haslams want it, they want the public to pay for it, and they have the cash to grease the proper wheels.
  2. I seriously doubt this particular building will be doing anything in 100 years (unlike the row houses that were torn down to make way for its more substantial design predecessor)
  3. Why would the city rubber stamp a project that has been significantly altered? They probably legally have to reconsider since the zoning variances no longer match the plans. I’m actually pretty irritated that the plan has been value engineered considering the city allowed the demolition of the terraced housing.

  8. Those two are pretty misleading. The Tremont census tract includes the Scranton peninsula and the industrial flats past west 3rd. The main Ohio City census tract includes everything all the way to the Lake, including all of Whiskey Island but not including Lakeview Terrace. Both of those tracts are less than half habitable. Context certainly matters here.
  9. It’s more nuanced in that these “awards” are almost completely based on relationships with the various state financing agencies and syndicating partners. Millennia has deep connections. The plans will change to deliver absolute maximum profit to the developer.

    Going to the game tomorrow. A win clinches a playoff spot and more or less cements the Cavs in the 4 seed (although 76ers surprise loss to GS leaves a small window open to sneak into 3rd). Let’s hope Cavs tcob!

  22. I don’t take either point you made as given. How do you know a lot these projects wouldn’t happen anyways? Every single city in the country has seen growth in the urban core. It wouldn’t have happened in Cleveland without tax abatement? And how do you know that the increased taxes are from new residents? The bulk of the increased revenues most likely came from the income tax % increase in 2017.
  23. For sure. Although I guess I would be surprised if income tax revenue from new residents exceeded subsidy.
  24. It’s tough to balance all interests. Having worked in development a bit, it’s undeniable that the people who benefit the most from these programs are developers. They make millions every time they complete a project. I know we like to cheerlead development here, but I worked for Millennia for a few years and we weren’t developing sh!t until that developer fee in the pro forma was nice and fat. On the other hand, I agree with Miss Jackson (hooo, I am for real) to some degree. What do any of these projects do for people already living in the city? Ostensibly this is the constituency that the city government works for. I get that there are marginal benefits from having more affluent people living in the city. But it’s certainly worth examining whether these loans/tax breaks/tax credits benefit the people who already live here in more than a tangential way.
