Regarding LAST MINUTE CHANGES BY CITY OF CICINNATI CAUSES DELAYS I have come to learn that a developer must submit architectural drawings to the City of Cincinnati for their approval before actual development begins. Item such as the sprinkler systems, insulation, layers of drywall between units and common space, common corridor, windows (thickness and the miles per hour it must withstand), roof, balconies, plumbing, and electrical, are all predetermined by the Developer and the City of Cincinnati before development begins. Naturally, if the Developer diveats from these plans and the City notices, they will require for the Developer to conform. Knowing what I now know, if I were to purchase new construction in the future, I would request a copy of the architectural drawings from the City of Cincinnati for the building. The City provide them at no cost and will email them in PDF format. This would allow for review of the plans as approved compared to the building and units as constructed. Additionally, the drawings could be provided to an inspector for the preclosing inspection.
