That's an interesting plan and I like most of it. The one thing that jumped out at me was the 1/2 mile or so of W25th that becomes farmland. While I realize that hillside is unstable, it's hard for me to accept agriculture as the highest and best use there.

I agree with Gramarye that tourism advertising is not likely to affect growth a whole lot, but I still believe that rebranding our population centers could help in the long run.

Yes, we are talking about a legal requirement, but it's a foolish and destructive legal requirement. It simply cannot be justified. I don't think it's possible to "be realistic" and allow it to stand. The reality is that we need these businesses to thrive and multiply. This policy works directly against a crucial goal. It needs to go away, period. If nothing else, consider the callous disregard it displays toward "the young people" and anything that might interest them. This administration is culturally lost in the woods. Protecting and cultivating our live music scene should be a top priority, and here we go attacking it instead. Unbelievable.

Wildly disparate prices on the same street could be due to appraisal fraud during the 2000's. Banks routinely demanded high appraisals in which proximity wasn't the factor it should have been. New construction was especially overvalued during that era. Developers and financiers would just pick a number, and that number never made sense.

FWIW I've done Shaker and Lakewood, and I prefer Lakewood by a wide margin. It ain't perfect but it's as close as you're gonna get. They both have holes in their transit coverage... Shaker has no all-night service, and Lakewood's 55 bus doesn't run on weekends.

I would say that in terms of "uniqueness," Cincinnati is in its own league. But I agree with many here that it isn't marketed properly. Just guessing, but maybe that has something to do with having so many anti-urban people in power, not realizing what they have there. All Ohio cities have this problem, as well as the state itself, but I think Cincinnati possesses more squandered branding potential than the rest.

Are you talking about living at the Rowfant Club? That's around E32 and Prospect. A friend of mine was once the "caretaker" there.

2011 Population Estimates
In estimating for 2020, I would anticipate some growth in Youngstown and Canton due to the shale boom. Employment is increasing so fast that tent cities are being erected as we speak. Not all of this employment will be permanent, but some of it will, and all of it will have spillover.
