  2. A detailed profit-sharing agreement makes life easier for all parties. City/county should propose it, Jimmy/Dee should accept, and all parties benefit from the revenue-generating stadium directly. None of that laughable, bulls**t "oh the hotels, restaurants and parking lot owners do well during game days" justification.

Demolition is probably $15,000. Maybe another $450,000 to build a comparable house to 1216 W 67th. Seems like a pretty good profit if you price the new home in the mid $800,000/early $900,000s. 2 days. Jaysus, that's so good to hear.
  6. Is that all from Zillow? I'm just going by comps, both sales and also sold within the last year, on Redfin since it's tied to MLS and, well, I have the app. Also, I've found, at least anecdotally, that off-market estimates are all over the map and not really a useful gauge.
  7. It's 70%-100% more expensive than the neighborhood's priciest sales. Looks like $705,000 is the record (1314 W 58th) in September 2023 so far. If it sells, I imagine other properties will go on market ASAP. There are very few options north of Detroit at the moment, though you better believe there are some s**tty properties ripe for development.

    I hear people say that a lot -- but really, the danger is still Trump. He's enraptured/captured 80 million mental cases like only a Hitler, Bin Laden, Manson, and their contemporaries can. No way Gaetz, Boebert, DeSantis or other traitors could ever have the same pull. Certainly not a Moreno, Dolan or those mildly less treacherous. The guys is a living weapon.
  9. Sort of an extension of dead malls. There really is no magic cure except for suburbs either reimagining some of these commercial developments or preparing for large-scale abandonment. Maybe even subsidizing RTO.

  11. No idea, but there are three $15 million homes on market in "downtown" Chicago now, if one considers Streeterville, Gold Coast and River North downtown. I'm guessing there are zero in Austin and Denver.
  12. It's not like the interest rates are dramatically higher than Austin or Denver, yet the Gold Coast is lagging in sales. Quite a few reasons really - Viagra Triangle is a shell of itself, nearby Michigan Avenue is on life support, some very dated properties require significant upkeep, crime has permeated the invisible lines (2020 riots have not been forgotten), people's tastes change, other neighborhood successes are cannibalizing the area, very high HOAs, other cities/regions are more desirable for older residents who would have traditionally resided there, city and metro population stagnation, transplants are uninterested living there, costs of living exceed wage growth, etc.
  13. That was a pain in the ass last Thursday and waiting 40ish minutes heading west for a red line SUCKED, but it is what it is. Maintenance can't be avoided. I get playing Candy Crush is a top priority for some RTA personnel, but someone should be monitoring that creepy, isolated stairwell - I can see things happening badly quickly.

  15. Well, let's take that with a grain of salt. Once we start seeing words like "transformative", my eyes get glossy. Snark aside, the area by Soldier Field is forbidden from residential/commercial development due to the Burnham plan and the Friends of the Park zealots. Those c-nts already cost the city the free George Lucas museum at that exact location. Interesting news still. Could a ballpark village of sorts be developed? And if Soldier Field could be torn down partially and turned into an actual park, I'd be down with that. Fly away spaceship, fly away.

  18. I remember the $3/lbs salad bar special at Jewel on Southport. A glorious deal and a very clean Jewel. Now I go to the Roosevelt one. My goodness what a colorful s**tshow. I think Krogers would nope out of that particular lease the second it bought Jewel. Or burn the building down and salt the earth.
  19. At some point, even that's going to be a leisure. However we get here, someones have to be around. The average US family size has dropped 25% since 1960, while US lifespans have increased 11%. Middle class families just can't afford kids, certainly not multiple. And while Western Europe and Asia have more extreme rates, those regions also offer financial and health protections that MAGA and friends will fight to the bitter death to prevent our governments from mirroring. I'd rather everyone come and stay legally, whatever that entails, but it's getting less a priority for me, especially as I see how many H1s local hospitals employ and still remain understaffed (just a personal example). Jesus Christ Ahuja, you built a beautiful hospital and recent expansion, but forgot to hire people. I don't give a f if they snuck in from Mexico, El Salvador, or Mars, just hire RNs and technicians and PAs, and let them stay indefinitely if they contribute.

Then for f's sake there better be an iron clad, profit-sharing clause so the city sees direct ROI, not some vague "the hotels, restaurants, bartenders, liquor stores, parking lot owners, meter maids, strip clubs, prostitutes and drug dealers have a couple good days" bulls**t. Or else they and the Browns can play on Taylor Swift's plane or fleece some other city.
