Reinsdorf is expecting over a billion dollars in public subsidies so the Sox can move to a completely undeveloped chunk of land a few miles north. My god, this guy is even worse than Haslam. If the Ricketts can fund Wrigley's multi-year renovations, so too can this scam artist. Comiskey, I'm sorry Guaranteed Rate, uniquely accesible with train and freeway access, is a beautiful stadium that could have been another Wrigley or at least a St. Louis Ballpark Village. But instead there are dozens of empty acres and 8 parking lots blighting the area, because Reinsdorf didn't and doesn't care. This 78 project is interesting, but aside from an inaccessible road connecting downtown to Chinatown, there has been no movement whatsoever despite all kinds of proposals and fantasies. Let the Sox go to Tennessee if it comes down to that. Also, and MLB purists, please correct me if I'm wrong, but the stadium is not allowed to be facing that direction because the glare could affect the players. So take those images with a grain of salt.

Same with Legacy. All those "luxury" residentials by Mayfield/Lander are filled up. Developers can't build them fast enough. They couldn't do it at Legacy? Just had a nostalgia moment of when my mom and I would walk/sneak into the then unfinished development behind the then Acacia golf course. 15-20 years ago the developers were asking for $700k per home, and for years there were only a couple, including the model. Last I checked, they finally filled 'em up. Better a lovely park in the front yard than a golf course too. I'll have to see what the prices ended up dropping(?) to.

Interesting, that mall seems to be doing well and somehow has both a Macys and also Penny's in this day and age. Quite the clean Dillard's too. Smart move to repurpose it before it declines. Get ahead of the inevitable troubles that afflict so many malls.

If true that's good to hear, but I'm pretty bearish on AI's value. We can't even come to a consensus on a remotely standardized definition and application, and half of AI seems to be the generation's Dr. Sbaitso and Clippy. Also, that "Entrepreneurs and investors are flocking back..." paragraph feels like what we read about Miami and crypto 5 years ago. Regardless, San Francisco will be fine.

It seems like the most workable solution is for a profit-sharing structure so that Cleveland/county makes back the principal/interest in x number of years, since the NFL bastards won't permit the city/county to have equity in the team. That way Jimmy gets his half bill, and the city/county doesn't get ripped off with yet another f'ing albatross. If Jimmy uses that "oh, it's worth it for the morale, hotels, restaurants, strip clubs, and parking lot owners' revenue" nonsense, then leadership should go to the public and get feedback. Residents of West Park and Central, where do you want your tax money to go? They deserve a say, especially since most won't even be able to attend those 10 annual games. Frankly, I don't know how essential this project is, Browns and adjacent lakefront alike. At the end of the day, unless Burke is included which it won't, we're talking about a relatively small area that would require many billions of investments for anything "transformative". That kind of financing is off the table regardless of where the Browns play. Frankly, the Flats is where the focus and investments should be - but I digress.

Chicago: Developments and News
All the major Chicago projects seem to be stuck. Lincoln Yards only has one building, the new casino is having a similar storyline to Cleveland's, Michael Reese project is DOA(?), Riverline/South Bank development agonizingly slow, One Central truly a fantasy, some parcels in Lakeshore East/New East Side STILL empty. Etc, etc. And all we've go on the 78 is a road connecting Wells to Wentworth that no one can access. Huzzah. I get things take time... but come on, we're all going be dead in the next 20-50 years or so. Let's give a move on!

I don't get this. Report: MLB commissioner calls potential White Sox move to South Loop a 'game-changer' (wgntv.com) https://wgntv.com/sports/report-mlb-commissioner-calls-potential-white-sox-move-to-south-loop-a-game-changer/ Terrible leadership aside, Sox stadium is in great shape, a beautiful stadium, with eight surrounding parking lots that could be developed if Reinsdorf gave a flying fart. Plus there's a train stop directly outside and a freeway for suburbanite access. It's easier to get there than Wrigley. So why a new stadium? Granted this whole 78 project needs an anchor for things to kick off (it's an empty stretch of land connecting downtown to Chinatown), and the city is sore for not getting Amazon or a standalone casino there. A new stadium, however, seems a waste of valuable real estate. Unless Sox stadium could be retrofitted for the Bears, the team no suburb wants, yet are intent on leaving? That would be interesting.

The aging, or maturing, process only occurs within the barrel; it's inert within a bottle. Once you open the bottle and it starts oxidizing, you'll still have plenty of time before I'd pitch it.

The Browns are 84-117-1 at home since 1999. A .418 winning percentage. And 54-147 away since 1999. A .269 winning percentage. I don't know if a dome or roof would make a difference, my hunch is no. Their record is pretty rough either way.

This February there are two Monster Jams and two NBA All-Star events, in March there's one event (whatever Monster Energy AMA Super Cross is), in April two nights with Morgan Wallen and other people I don't know, In May one night with George Strait and other people I don't know, June is pretty busy with 18 US Team Swimming trials, nothing in July, four Drum Corps events in August, nothing in September, Pink and Sheryl Crow in October, some tight end's girlfriend singing for three nights in November, and the Big 10 Championship in December. I'm guessing the remaining are private and corporate "events" that take up a fraction of a fraction of a fraction of the stadium. Hurray, we got 30 people to attend a party. That counts as one!

Put in a dome or roof with a fancy new stadium so long as we get a significant revenue-sharing benefit. Cleveland/Cuyahoga County get paid back in about 20 or 30 years, Jimmy and Dee get their subsidized SoFi downtown. Win win. It's not hard Jimmy. Beats going to prison or hiring a serial sexual predator.

That's a lot of questions I'm not equipped to answer with specifics. I suppose reallocating funds from TSA would be an option since that entire program is ineffective security theatrics with billions of hours and dollars completely wasted. Screening behavior, not tennis shoes, would be far more advantageous. And perhaps passengers would be required to purchase and bring smart phone breathalyzers, or the airlines would have backups for a fee. Show results when you show your boarding pass or get the f out.

I'm guessing there also weren't brawls at Miami-Dade or people convulsing and screaming they're being kidnapped on Frontier in the 60s. There's got to be a middle ground somewhere cause today's climate sure ain't it. Behavioral screenings, in addition to alcohol bans or limitations, would be a start.
