    I've got a hunch that lady doesn't like the city whatsoever. Though the value is up 500+% since 2012. Hell of an ROI.

  3. In 2023, 78% of US homicide victims were men. That's close to the 79% of global victims in 2013. So I say men get the short end of that one. Subtract the homicides related to gang violence that are unique to the US compared to western Europe, and our numbers get much closer to mirroring our counterparts.
  4. Jimmy being forced to sell is as likely as bulldozers heading towards Burke. Either the bums are moving to Brookpark or another region. Since it's inevitable the Browns are leaving downtown, Bibb should begin soliciting bids to repurpose Browns stadium. A larger scale Bush Stadium apartments would be a neat and realistic(?) reuse. A number of stadiums in Europe have also turned into housing complexes so there's some precedent. Or a city within a city. Turn the stadium into a mixed use development. Or a dramatic expansion or consolidation of a local college or university. Make it one of a kind, a draw for those within and outside the region.
  5. Perhaps, but there have been a lot of terrible contracts in NFL history, and the owners have survived. I'm sure Daniel Synder received a lot of criticism after the Haynesworth deal, but he still stuck around until 2023. Russell Wilson's is pretty egregious as well.
  6. Pretty good summary there. Even if the courts inexplicably support the Modell law, it's unclear if the NFL actually codified/incorporated it in some manner. I've seen contradicting "AI" summaries that say yes and no, and am finding no evidence of NFL involvement. Frankly, the law, even if constitutional, doesn't seem to have teeth beyond the Ohio General Assembly, and I suspect the NFL could disregard it. Frankly, I have a hunch other owners would never support a compulsory change in ownership and would sooner terminate the Browns from the league.
  7. At the end of the day, you can't really be a WFH advocate and also a true urbanist. The former is great for the individual, but it is absolutely destructive for cities. The vast majority of downtown buildings are not able to be retrofitted or repurposed, ancillary businesses starve, and the allure of living downtown collapses. Who cares about living near a theater district when you can't even buy a shirt or reasonably priced meal nearby. Plus someone has to make up the lost revenue from absent businesses; those budgets aren't paying themselve. Higher residential taxes is the only remedy, which limits the desirability of an area even further. I'd also argue that downtown being or becoming a neighborhood is a misnomer. Neighborhoods require a great deal of amenities that most downtowns, these days, can't provide, so when you hear about more people living downtown, it feels very short sighted. A transient student/white collar base with some public housing and jail comprising the downtown population is not sustainable, especially with the enormous COL, lack of corporate businesses, and lack of amenities.
  8. A lot of the problem is solved with radical wage increases for those who come in-person. Bump compensation 10-20% for those in 4 days a week, with strict termination conditions for those who abuse, and there will be a tremendous voluntary RTO.

  11. Always enjoy reading the articles. My question is what actual indicators are there that Cleveland and other cities will see a surge in daily office workers? It seems some large tech and banking have slowly led the charge in 3-5 day returns, Government soon, but those aren't particularly significant industries in Cleveland outside a few banks. And Europe... is too different. Better. Hard to compare. I also get the arguments that employers and commercial agents propagate, despite contradicting realities I.e. Gen Z/millennials generally need to job hop for actual job and compensation advancements; thus, there is no real benefit to being in-person for the dangling, yet often fictional, carrot of promotion. Those "younger" employees seem to appreciate that reality, whereas Gen X/remaining Boomers still hold onto that illusion. The "work hard play hard" mentality, rightfully, has scaled down dramatically, at least from the perspective of the 20- and 30-year-olds. Just some generalizations/observations. My impression is that 2025 won't be noticeably different, though as more buildings convert to residential, then commercial vacancies will drop as a percentage. Assuming the damage from the upcoming administration is negligible, of course.

  14. That's a good point. 1.7 million people live in 23 square miles in Manhattan. I'd go nuts being remote for years, especially since my commute would be negligible.
  15. I didn't see Frank hold conferences and leak unrealistic presentations when Eton abandoned the city. And certainly don't remember foolish 5 or 6 figure lawsuits to compel them to stay or be sold under obvious bad law. You move on. If reporters keep asking, I'd refer them to some nonstatement and move on.
  16. NYC survived the 70s, 9/11, and 2008. It will be fine even with COVID's ramifications.
  17. Storefront/retail vacancies was 11% in November. 14.7% in Manhattan specifically. Commercial vacancies was 23.6% as of second quarter. I don't think these properties include those off-market/not listed.

  22. Restricting interstate commerce, lack of clarity with terms like "area", a completely subjective time frame, no clarity on the bidding price, no clarity if Jimmy has to accept a bid... It goes on and on. This will be an expensive, losing effort. It's just bad law.
  23. Leverage for his attempted extortion. Make people think he's a good faith business leader. Optics. Plus it's pennies compared to the 9 or 10 figures he would earn for a mostly free stadium, indefinite subsidized repairs/maintenance, subsidized highway restructures, complex structured debt, etc. Plus Jimmyland's revenue from parking lots, hotels, commercial, residential, etc. Spend millions to make billions. A very minor gamble.
  24. Good article. Invoking the Modell law, however, is just delaying the inevitable. I get the innuendo - County/City are telling Jimmy no matter what happens, Brookpark isn't getting a dime - but Haslam would sooner move the team than privately finance. And after the Modell law is overturned, he'll do the former.
