He said downtown, not the neighborhoods around Cleveland. He's right - there's not a lot of people under the age of 18 living in downtown Cleveland, black or white, so don't make this a racial thing.

I don't think the building next to Dunham could have been residential right now for the reasons KJP mentioned, but why not something like Hemingway's Tech Park down the street? Yes, I understand they're going for a suburban office park feel, (because people like huge parking lots?) but I think that's when people say, "Why are you tearing down something that could be reused and building something brand new down the street?"

Cleveland: Flats East Bank
The phantom window seems to be getting cut off by the hillside. Easy to make in a rendering, but they probably realized this problem when it came time to actually build the thing. I don't think a triangular window in the corner would have added much to the street life. I think the grade of the hill is too much for retail. If the street was flat, they probably would have done it. The way the hill is, they'd have to make the stores on a stair-step design. Probably not worth the hassle.

"Key Tower, Cuyahoga County and the city of Cleveland all have underground garages within a block of the complex, But they're not connected, and the 1,000-space county lot, which serves the Justice Center, often has been full with construction workers." Yeah, filled with construction workers that won't be there anymore once the convention center is open.

I do. Because people are willing to pay the higher costs. I'm sure they've done cost analysis to determine what would bring them the most profit. If they were hurting, they might lower drink prices, but they're not.

Htsguy, I get what you're saying, but I don't think allowing other restaurants and bars in Ohio to give away alcohol for free means they will. They have no incentive to do so. Will Tilted Kilt say, "Oh, the casino is giving out free beer? So will we!" Bars and restaurants make all their money on alcohol. The casino does not. (although judging by the lines I've seen at the casino bars, they're definitely making SOME money on it) I worry what free booze at the casino would do for surrounding businesses.

Cleveland officials authorized to break ground on first new police station in decades CLEVELAND, Ohio -- The city of Cleveland plans to break ground as early as late October on its first new police station in 34 years. The City Council this morning authorized the administration to move forward with the estimated $17.5 million facility, which the city plans to build on Chester Avenue near East 45th Street. The development will consolidate the existing 3rd District station, at East 107th Street and Chester Avenue, with the Public Safety Center at East 21st Street and Payne Avenue. Yes, just to the right. The "Printing" storefront is the one with activity going on. "Erieview News" just has "This space for lease" signs.

They're definitely two spaces with the one of the left/south advertising leasing opportunities while the one on the right/north seems to have work going on inside. I thought that maybe they were just prepping it for potential tenants, but last week I saw some construction workers carrying in what looked to be a large, curved countertop. Something must be going in there.

It's possible Dunham plan could spur more development for residential or office because it could be seen as a nice perk to be able to walk to. But overall, I'm skeptical.

All this Tower City revitalization talk is too soon. With some exceptions, people shop where they live. With some exceptions, retail in downtowns across the country is basically dead. The casino and med mart will not spark a retail revitalization. Residents will. I agree with what ClevelandOhio said: downtown's residential population is too small. We need more downtown residents. There's demand, but there's not financing. Until downtown's population at least doubles, I wouldn't hold much hope for anything major in terms of Tower City retail. Sad, but true.

There's two spaces at East 6th and Euclid: one was the old Erieview News and one is just labeled "Printing". But yes, "Rosetta Center" is across East 6th and now that MRN owns it and is adding apartments, maybe something will happen with the vacant street level spaces.

Not entirely true. Architectural services on a project like this will be at least $10,000, not counting project management and AOR duties like construction management that would bring it up to 5-10% project cost (supposed to be 10% but architectural fees have been slashed nation-wide since the Great Recession). Renderings are cheap relative to redevelopment costs. That's a very broad statement. But accurate.

I'd like to see that progress turn the corner by Potbelly and go down East 6th Street. There's some empty retail spaces to be filled there. And then we could start a new thread! :)
