  1. The Ohio River is muddy and filthy (trashy) which wouldn't be good for the majority of recreational usage. It'll get cleaned up once the park is completed but I don't surmise it'll make a great leap forward.

    I'm in total agreemet with Qualls on this one; incorporate eco-friendly design elements into the areas mentioned and that would help in creating a unique feel.
  3. A nice mid-tier casual restaurant Friday's like in price would be good for the area considering the economics but not a Friday's because they give me diarrhea.
  4. The Banks will be a cool riverfront viewing (not using because of commercial usage, mud and filth: which may be cleaned up but the pollution will take time) neighborhood. I want to see the new renderings because I'm especially interested in what may be happening west of Paul Brown Stadium.

Contemporary doesn't "suck" and non-contemporary more traditional styles don't suck either but I would prefer to see something striking on the river and not just good because Cincinnati is better than just good design. I want to see the new renderings and see if any interesting elements are included to make this project exemplary. Many places are doing Riverfront/Lakefront/Oceanfront development that lifts from the same creativity pool. Nothings wrong with that but it doesn't give me a unique sense of place. I would love for some people that know Cincinnati to give Cincinnati what it needs which is a well designed standout project to compliment this absolutely amazing city.

  9. Been in Asia for the past few months and I've seen some impressive stuff. The original designs in my opinion look way too boring. I would like the project to go a little more contemporary and less traditional main streetish but first and foremost I want the project to be done.
  10. 10 years from now there going to be wondering why an ugly ass project was built on their riverfront instead of preserving sight lines for quality of life.
  11. Downtown Property Management is looking to overhaul their in city facilities and go more market/upmarket rate this is from one of their advisors.
  12. Hopefully they get the mix right but moving more of those high end stores out to the street. What is the psychographic/demographic profile of shoppers anyway downtown? I ask that because I never shopped at Talbots or Ann Taylor so I don't even know if they were hitting strong with their target audience. I've felt that retrofitting the building with consumer electronics, restaurants, urbanwear or even expanding office to the first floor would be better.

  14. Ultimately, we shouldn't even have to compare the Banks to NOTL. Also, suburbanites need to set higher standards when I hear how great NOTL is I always think that those people are probably the same people who go to MFEMFEM for Navy Pier. One element that is seriously missing from the Banks project at this point is culturally significant elements. There should be a commemorative element to this project to distinguish it from the gaggle of waterfront development projects that are springing up across this country.

  17. $175 was the IPO. $225 - 350 are solid prices for what's going on in that area damn good residential site.
  18. ^NKY and the entire regions top priority should be getting a hold on CVG. Bill's throwing his weight around and he'll probably get his way over there since he owns that slice of the region.
  19. The problem is that people don't think of Newport as part of a development compendium. Development along the river is great Newport's development serves its market well and is a good addition to the riverfront and when the banks is complete that'll be a great addition as well.

Cincinnati isn't Mayberry but it isn't Baghdad, there are much more unsafe cities out there and when you look at tracts of where crime occurs there are spots that are definitely severe problems (I live in one of the areas) but that can be said for any large urban are. Shit does need to get better though.
  22. ^^Phas II was built and its a success, Phase II will be built if there is demand for new space downtown which over the next years I see as a good possibility. We will have new high rise construction downtown but before this is complete more residential is likely to pop up.
  23. I hope the streetscaping in Oakley goes through.

Essentially, Main is in transition some people envision it returning to its former entertainment district glory within the next few years but others feel that the entertainment district shouldn't readily come back and still others would like residential (with restaurant retail) to continue to march south.
  25. I personally don't like what they did with the glass but it should be well noted that unifying those two disparately designed structures would be difficult.
