  1. The sherrifs dept. has more resources than just manpower. You are right though, frustration on the part of the CPD I believe is what is behind the lack of enforcement.

  3. Jimmy, Perhaps I read it wrong, did you say that most cities do not have their poorest communitie, and highest crime rates downtown? Most that I have been to are in the inner cities, Detroit, Cincy, Orlando, Miami, Chicago etc. When you say change the situation are you talking about changing the demographics downtown and if so how are you proposing we do that (and I am not saying it can't be done)
  4. I almost sold one of these a few weeks ago. It has changed from the original drawings but the interiors will be great (exterior also) It is my understanding that there is commercial space on the street floor however nothing had sold yet. 24 units available but only 3 sold ( I will verify that number) cost flexibility was tight but I am confident that the downtown office of HUFF will move these properties. It is a bold location, as it is north of the CBD border but this and the American Building (Comey City Listing) are the first major inroads into OTR. I wish them well and will try and push these projects as much as I can. Ask for a tour, they are available.

    I was raised in Amberly Village, lived at the Gramercy for several years, moved to Martin Dr. in Mt. Adams, then lived in Altamonte Spring, Orlando for three years, back to Mt. Adams on Oregon for over a year and here with my wife on Mulberry St. for the past couple of years ( wow, all that added up makes me old). :|

I live behind several section 8 buildings (well at least for another couple of months) and most of them are there all day, selling drugs, drinking and throwing garbage on everyone Else's property (did I mention I received 1200 in fines because of that) on the other hand there are several section 8 families who live on my street, always cleaning, most elderly and are great neighbors. Section 8 in and of itself is not the problem but it does empower those who want to just sit back, live off everyone else while divorcing themeselves from societies laws. Lets do a three strikes your out, 3 crimes commited your government funding is gone. ( I prefer one strike but I am willing to give a little.)

I spoke with John about a week ago about bringing in the Sherrifs, he is trying to drum up as much support from the local communities as possible by attending every community meeting (and thats a lot of meetings). we should get behind people like John and help him in this. On Mulberry and the rest of the hill we have great patrols and great individual officers but my wife and I were originally going to rehab the Christian Moerline Office on Elm and while we were trying to put that deal together we had several scares. The Brewery District is desperatly trying to make some changes and this could be a major first step. They have my support.
  9. Thank you for all your support. We were very pleased with the turn out and appreciate everyone who came out and toured the neighborhood. Hopefully we brought some much needed attention not only to the hillside but to the Miracles for Life Charity also. Thanks again.
  10. SomewhereOTR, I believe what you are talking about with Model Management is an effort by the company to do lower density units. By that I mean taking a building with ex. 30 units and going to 15. This could be telegraphing a sign that these buildings are being prepped for condos. Just like in the example above on Mulberry where they recieved money from the city with the agreement to keep it low income for two years and then they are free to go market rate. I have heard they are doing this North of Liberty. I will try and get some addresses and more info if I can. I do not trust Model Management that much either but we will know soon enough what there true intentions are.

I will have to look at 67 but I know that 3 buildings are scheduled to be torn down on Peete. 2 of the buildings (106 and 114 you can see them at the top of this page) both white houses on the north side of Peete are just waiting for the Ok because of a retaining wall issue behind them. 67 I believe is the red buiding further down Peete with a tarpe on the roof. I spoke with Jim yesterday and he has two structural engineers who say the building can be saved and 1 ( bob becker) who says it can not. Jim would like to save the buiding, it could be a great building but he is working that out with the City right now. Model Management will have there big test this upcoming year. They recieved a substantial amount of money to do upgrades on a building on Mulberry with the agreement that they keep it low income for two years. That time is up next year. Rumor has it that Model is converting 2 large low income buildings into market rate condos next year on Mulberry. As far as pricey homes in hard to reach areas, try 249,900 pre construction pricing on new construction on Peete St. 210,000 on Frintz st for luxury condos. Whether you come out to see these on the tour tomorow or not, stop by any time to 79 Peete St and look at what is going on. The last piece of the puzzle on Peete is in the process of being aquired by Jim Hohlbien which is 101 and 105 Peete (under contract now!) He ownes the whole area, over 90 properties, all going to be market rate. Joe Gorman, of Mulberry Views fame (126-134 Mulberry) is putting together investors now for more construction on Mulberry. Doug Spitz (builder of the new contruction on Boal ( not the ones under contruction now but further up) is building 2 market rate houses next to the Main St. Steps. Larry Rhodes is about to be unseated from his buildings on Dec. 14 when he is put in jail. If you step back, look at the major projects, Gateway to the south, 3CDC and City West to the West, the whole hill to the North (Hohlbien, Rader, Spitz, Coulter, Gorman, Hunderlaw, and Fisherand don't forget about HBA and the proposed CitiRama at the top of Hughes St.) and Pendleton to the East, a big crunch is being placed on pockets like Vine and Republic. It is coming, but everyone needs to be unified in there support for these developers, they are taking huge risks.

Now these are just the first of many. New construction plans are going to be posted at the top of the Frintz streep steps on Mulberry. 7 are in the first group, 5 new construction are next but the total properties he controls is approx 90, all at Peete, Frintz, and E Clifton.
  13. Larry Rhodes is now under probation for these buildings. There is both a criminal as well as a civil case against him. The judge has given him till Dec 19th to "completely" finish these buildings. Larry hired Hummel Restoration to do repairs on these buildings however Larry both failed to get a permit to begin work as well as bounced a check to Hummel. A building on Sycamore and 95 Mulberry are other buildings Larry ownes that are in disrepair and which have criminal actions filed against him on. The end of the year will mark the end of Larry Rhodes. Keep up the good work grasscat, lets look at Brandon Blatt and City Cure next.   15. Actually it will be an annual event. The German Towne Lofts are now on the MLS under Fletcher Zorbek (great company) and are priced between 190,000 and 210,000. If you go by 79 Peete you can see what is planned for the rest of the lower part of the hill. Come by Milton's the day of the tour, I will be upstairs and I will make sure you get a free tour pass on me.

  20. as posted by grasscat in the OTR thread * I mentioned in this post the plan by Belize Breeze, LLC to build single-family homes at 145 and 170 Goethe St. Ordinances were passed in the 9/8/05 council meeting to allow this to happen. * Citadel Building Group will build at 218-222 Mulberry St. An ordinance allowing their purchase of CLRP land was passed unanimously by council. Also we will see development soon by Mulberry Views LLC, the same group that brought the 5 new const. on Mulberry will build further down Mulberry, South side and also on Goethe and Seitz. Kathy Fisher of Breen Fisher has completed 124 Dorsey and is close on 120 Dorsey and has the new construction on Boal. Just one more thing, John Walter of Klotter Dev. is building (now) 2-3 new homes on Conroy St.(off Ravine and lower Klotter) Go see what is going on up there, it is truly amazing.
  21. Wasn't Inwood Village scheduled to begin in May of '04, nothing has happened up there that I have seen. Vine St, north of E. Micmicken I believe will be the first area of Vine to take off (including Inwook Village). Great houses, seperated somewhat from the worse part of Vine and if E. Micmicken and Peete redevelope (Jim Hohlbien Dev.) and MicMillan Park gets finished then to me this is a good bet.
  22. Belize Breeze is John Coulter (sp?) and he has the new rehab on Sycamore and Goethe (big Sibcy Sign in the front). From what I hear 218 - 222, which was part of the Main St. Steps, has been sold to Doug Spitz, who did the new construction on Boal (not the ones going up now by Breen Fisher but further up the st.)
