What information of mine are you challenging? What presumption? On what grounds do you characterize my argument as baseless? I humbly request that you give me something to work with other than "I think you're wrong, shut up." Frankly that's rude. Why are you demanding citations from me for data that is readily observable? The existence of entire buildings? You want a journal article or something? We can all count. My point applies citywide, not just downtown, but of the new-build housing projects downtown it lines up like this: Rentals: Crittenden For sale: Pinnacle, Avenue Dist loft bldg, Avenue Dist townhomes That's either 2-1 or 3-1. Am I missing something? Because otherwise, it is fair to say that most of the residental structures built downtown recently are of a for-sale nature. Citywide there have been acres and acres of for-sale housing built during the past 2-3 mayoral administrations. Why you are attempting to make a controversy of its existence is beyond me. It's there for all to see. The city's effort toward attracting families and homeowners is no secret either. It's not an allegation on my part, it's an openly stated public policy. It's the overt motivation behind the tax abatement scheme and has been discussed at length here and elsewhere. With the most recent completion (to my knowledge at least) being 668 Euclid, I would have to say you are missing something.

A little birdie told me that K&D is going to make a strong push for Breuer Tower and redevelop it into apartments/hotel. If that goes through it will significantly add to downtown's apartment stock.

Chesterfield's at 94% ?? That's pretty surprising. I live at Reserve Square, a leasing manager here told me recently that their doing 'very, very well'. What that means in terms of percent I'm not sure, but its good to see downtown properties doing so well....Now, if only Doug Price would buy Breuer Tower!

I don't recall the exact number, but the net buildable acres AG wants is huge. The applicable sites in Cleveland had 'poor highway access' according AG.

Yea I also have some knowledge of the situation, not from anyone inside AG, but from a commercial real estate broker (one of many probably) working on the deal. Cleveland did offer sites and deals, AG didnt want them

Cleveland: Flats East Bank
The poster is right somewhat right, the Flast East Bank is economic growth, not development. The new building is not bringing new types of industry into Cleveland and it probably won't raise the medium income for the area. However, what the poster is not considering is multiplier effect this will have on the region. Beyond the short-term influence of construction workers who need places to eat/sleep/play you have to consider that when large companies like E&Y and Tuker Ellis leave their building (huntington?) it's forces the owners of that building to reinvest and make it more attractive to potential clients, something it wouldn't have done when it was more occupied. Huntington could be very well become residential, something we here on UO have discussed being in high demand downtown. To call it a 'Zero-Sum Gain' is very misleading.

Around Downtown, yes. "In Downtown", not so much... unless you are planning to put a corporate campus on the WHD lots. I could see a campus type development in Midtown. God knows theres enough land to do it

Whenever I'm in Cleveland with business downtown, I always try to catch the Red Line at West 117th Street. Like you said.... great ride, fast and right into the heart of downtown.... not to mention the savings on parking. Business people don't ride trains.... Sorry, couldnt help myself :yap:

^ The G2 is slick, and its only running a 800Mgz processor (iphone, droid x, evo 4G all run on 1 gig). The new google phone Nexus S is going to land on Tmobile soon so keep an eye out for that if you dont mind a touch screen keyboard.

I like the design. Street front entrances for the restaurants & retail is extremely rare for a casino. This could have a been a bunker and it's not.
