Cincinnati: Crime & Safety Discussion
Large groups of black assaulting white people, including women, with knock out game tactics is not new. It happens all over the USA. It has made it's way to Chicago river north Gold Coast. It is a real problem. Cincy is no less safe than any other urban center, but you better dam well be aware of your surroundings. I left Nati's on 7th around 10:30 on Saturday and walked right over to Fountain Sq. got a beer and just people watched. Way too many punks downtown over the weekend. Finished my beer and walked back to Covington. Sloan on wlw said this morning that Deter's son could have easily been killed if not for a black women intervening after he was knocked out. He did spend the night in the hospital. If you don't think this is a problem take a quick glance at a book called "white girl bleed alot" Since i moved in Jan., I am in Downtown just about every weekend and I am very aware of my surroundings. So far so good.

Yes that's certainly possible in theory but you do invite an element of risk. The house of cards collapsed for many people in the fall of 2008, with many people with 30-years underwater. Something truly extreme has to happen to drop underwater on a 15. 2008 was pretty damn extreme, and no doubt many people with 15's foreclosed, but that would have been because they lost one or two incomes. On the 30, the early years, one is paying a ton of interest and not paying down principle also. If you a 30 i would hope that the thought process is you plan on owning it a long time.

I think going down to 10k is more about design, wider seating areas, chairbacks, take out bleachers, and doing something with the awful lack of concourses and amenities.

Yes this has long been the trend. Even in places like Orange County Ca., larger back office operations have been shifted to the Inland Empire Office Market or even Phoenix.

Now the interesting thing with The Banks and Oakley is that both are in the city, but the city/county also own a piece of the banks. They are also a taxing authority so they have an advantage over Oakley. They can say come here for a large payroll tax cut that we won't give you at Oakley, a bit of a conflict of interest.

Would have preferred to read that a six-story hotel is going into The Banks instead. What's the holdup there? Footprint size at Banks would require a Hotel to X amount of stories tall (to be profitable # of rooms) but Mikey Boy doesn't want a building of a certain height there.

Here is what I don't understand, the lease is between the County and The Bengals. If the County does not own the western portion it would make the height restrictions unenforceable. The County could "sell" in some capacity the western portion to whatever developer they want. I own 2 parcels of ground at 1 and 2 Main st. I build a building and lease it to Acme, and agree in the lease not to build a building at #2 Main. I sell #2 Main to another entity and they build another building there. ACME's lease provision in unenforceable?

ColDay2014: Madison, Indiana
Been through Madison a bunch of times. The main drag is really nice. You can take the Carrollton exit off of 71 and then a really scary skinny bridge across the Ohio River into Madison. I think it will fall apart ala Mothman movie, but fear not there is a booze store nearby.

One dulpex that I owned in Clifton (I lived in 1 unit) needed a new roof. Was friendly with a good carpenter, so we went out and bought all of the materials. We took the old roof off and he showed how to install the new one. We did a few rows together, he left, and I did the rest of the work. Back breaking. But I saved thousands on doing that myself.

Depends on what kind of investing it is? You buying a 100 Unit building? You hire a full time property management person for this or a firm. Really hard to be out of town LL with smaller (4 unit) project, too small to engage prop mgmt firm, and easy for contractors to rip you off because they know you are out of town.

You should have a waiting line of good tenants for that Condo. If the mechanical, electrical systems are modern don't be scared to rent it out. Might want to check with your insurance company to adjust the policy to reflect that it is a rental.

Talk to a smart RE lawyer for working partnership agreements, lease drafts, should you do a LLC etc. Even if you inherit leases the language could be bad. Relative to appliances, stoves, ovens, W/Ds, etc. allow tenants to "use" them but if they beak down that ain't your nickel, especially if it is tenant negligence. Understand how and when to return security deposits. Limit your liability, read as much on Ohio landlord tenant laws as it relates to what you own and lease. Congratulations

Once you get away from the old campus between Clifton Ave. and Nippert Stadium, UC is a total mess. I get so upset when the "campus" wins architectural awards. Everything is floating out there even more randomly than new colleges like NKU or Wright State, and what is floating is all B-sides to famous singles. The Vontz Center is probably the worst Frank Gehry building in the world. It floats at that corner like a half-filled helium balloon in a parking lot. Nobody uses the green space and I don't think I've ever seen somebody walk in or out of the building. The lights are never on at night. I remember when all that construction was underway in the late 90s and early 2000s hoping that I was wrong. I'm just amazed that a decade removed from the bulldozers so few people are willing to say the campus sucks out loud. I don't really think you can say UC's campus sucks, especially given what it looked like prior to all the construction. Surface parking lots were everywhere. The McMicken Commons and Main Street area are pretty cool, but I agree that much of the rest of the campus seems kind of oddly disjointed. I've always hated Sigma Sigma commons, and feel like an 'Oval' type of lawn would have been a much better use of the green space. As it currently is, much of the green space is essentially unusable. Maybe the college of business will get a new building that will help strengthen that side of campus, and better connect it to Sigma Sigma. I'd say there are definitely areas of campus that could use improvement, but I don't think it's fair to say it sucks over all. Maybe UC has too many separate green spaces. McMicken Commons was used all the time. The true "quad" was not used by students as much. Sigma Sigma Commons (the big grassy area by the College of Business) was only really active during special events. College of Business definitely feels isolated from the rest of campus. A new academic building replacing the outdated Alumni Center would help bridge that gap.
