    Makes sense. I bet you could toss in westwood and Mt. Airy into that mix. I grew up in that area, and after I left never went back. Mom got lucky, she sold her house on Colerain Ave for 109K in 2005. When looking for affordable housing still better off with Northside, Covington, Clifton H., Walnut E Walnut. More and better rehabs, investors. There are some very nice homes, and streets in N. College, College Hill, but not much else. Still gotta buy at the right price.

    That Cleveland condo is really expensive. I'm sure that there are decent homes for sale in Cleveland for $50,000 just like the ones in and around Cincinnati. What I'm amazed by living here in Cincinnati is all of the people I know who bought houses for $85,000 back in the 90s who still haven't paid them off. All they had to do is get a part-time job of some kind making $10k a year and they could have paid off those houses in the early 2000s. But also, there are many people who bought houses for $85k here in the 90s and now those are the houses you see selling for 40k. This incredible dip in housing costs in the industrial Midwest is a boon for everyone coming out of college with a mountain of student loan debt. But instead of taking advantage of these cheap houses, they are getting locked into $200k+ houses in fashionable neighborhoods. That or $180k condos with $250/mo hoa fees. What part of town? Did they refinance a couple of times. I see many people renting, especially if they are not 100% locked into the area, or until they get married.

  6. Well by all rights setting up a deal should be a lot more feasible then. Covington and/or developers could probably get a good deal on the federal land too, but negotiating with the Feds would probably be slow and arduous. GSA is better than 15 years ago, but still has issues. They use the usual suspects as brokers, JLL CBRE, but not always get best advice. They have contracts with them now that include kickbacks, known as fee sharing.
  7. You don't need a new tower for the IRS when 50% of the Rivercenter 1-2 is vacant and all of Madison place is vacant. I would stunned if Corporex has sent talked to GSA over the years. But yeah the IRS complex is ugly and wasted real estate.

  15. It's very rare for a metropolitan area over 1 million not to have a downtown (or nearby ala UD Arena or Scope in Norfolk) arena, regardless if a university plays there or not. Hell, even Huntington has Big Sandy Superstore Arena! Welcome Comrades! That is a complete assault on the eyes.
  16. I hope a renovated US Bank happens, it is needed, but the City/County needs to be really careful. Still reeling from the bad PBS deal. More for incentives and not borrowing money and writing checks. It is really the responsibility of the owners of US Bank Arena to fund the renovation. Their people are smarter than elected politicians.

The shine rubbed off of 5/3 a long time ago, then throw in the total rebuild of the program and some left the building. In Bloomington or W. Lafayette aint nothing else to do but even older BIG arenas are getting renovated. Michigan and Illinois did it. There are many sports fans with a lot of money connected to UC...........UC sold out all of their suites ranging from a commitment level of $500,000 to $1.5 Million. These are people that when Mike Thomas was the AD, they never understood are not going to sit next to Joe Sixpack. UC did Nippert right, the club area is a wall of glass opening up to the field view, flat screens, bar service, outdoor beer patio on the roof. UC will get a significant bump in suite and premium seating "new" season ticket buyers with a renovated 5/3. Including the upper level that will also have a club area. No doubt. Having been to the luxury boxes at several venues, I can safely say that the experience in the old Shoemaker was not up to snuff with going to a Reds game or Cintas. That will definitely help.   21. Do you follow college basketball? You're probably not even aware that UC has made it into the NCAA tournament for 5 consecutive seasons. And they will be preseason ranked top 20, with probably Mick's best team to date. UC also got a couple of bad draws over the last 5 years, UConn in round 2 who won the title, and last year drawing UK.

  23. Moving College Basketball off the UC Campus would be a terrible idea IMO. Reducing capacity to help increase more view-friendly seating while staying on campus is ideal. The students simply won't travel downtown. Going to an 18k capacity arena is not what UC needs at this point in the game. Just my two cents. Louisville, UK, Georgetown, NC state, Marquette and many others have downtown arenas and have great student support. Shuttle buses, existing Metro, future streetcar extension, redbike, uber etc. and cars will all get students to and from. On the contrary many adults and families don't go to many on campus games because of what a hassle their stadium location is and how hard it is to get in and out (also perceptions of campus safety don't help). The riverfront is literally built for big events and moving people to and from. Also I would rather see one great venue than one good on campus venue that can't hold big concerts or ncaa tournament games or special events, along with an aging venue on the riverfront that also can't host any of said events. If you/we take the fan perspective out and look at it from an objective point if view, one great venue that can hold everything and draw new events to town and host tourney games makes the most sense. UK and Ville are blue bloods of college bball, of course they will draw really well, including students. Rupp is what less than a mile from UK. Same for the Bradley Center / Marquette. Gtown does not fill 50% of the Verizion Center on average. Most fans at UC games are of course adults. Families? I do not see families at college basketball games, at least on TV, they are events. The primary reason UC struggles with attendance for low major buy games is that the arena sucks, congested common areas, lack of amenities. A renovation will fix that. If US Bank wants to make an offer UC can't refuse that is great, but I doubt they do that.

    A few years back I needed a custom spreadsheet, for an owner occupant purchasing commercial real estate, leasing excess space to other Tenants. Factoring in, down payment, financing rate, operating expenses, income from tenants, length of lease.....in essence when is my client in the black. Lease Mod, Pro Calc did not have what I wanted, or they want a long term monthly commit. Found a college kid on Craigslist, paid him $350. Excellent finished product. He told me he did it part time 10-15 hours a week and would make at least $2,000 a month under the table. If you are going to borrow a ton of money for high tuition you gotta make sure you major in a high demand employment sector. I joined the military so my tuition was paid, but I earned it. Also worked part time during the school year and then full time in the Summer. Never saw the beach during that time. I did a hell of a lot more partying in my 30's than 20's.
