  1. On the land tax model, improvements to the land that increase to value do not get taxed. (as I understand it). I think if a taxing authority wants to spur development they can provide tax abatements or do TIF. The Banks did get TIF, yes?
  2. It is super difficult to assess, appraise or value developments like this. A public pension bought 525 Vine St. in the late 90's for 42 Million. They sold it in 2003-04 for 17 Million. One really needs to rent roll for the retail and apartment portion that sold to see if it is worth 79 Million. Institutional buyers/investors often pay way too much for these deals. I really doubt that Rhodes did anything wrong. Remember the City/ County has/had a piece of what is going on at the banks. I am sure everything was arms length.

    Audits are often a very good process. As long as there are no conflicts of interest between Neil, and Greenwood/Streicher. As I posted in Bengals thread, a new jail, crime lab is mandatory also.

  5. Although it's a bit of hyperbole. While the stadium deal was absolutely terrible for the county, I'd say the collapse of property values and the tax rollback are the root cause for the county's lack of funds. And the county over estimated how much they would bring in with sales tax. The lease is also problematic as the County is on the hook for maintenance costs and future improvements like the new scoreboard. Central Indiana did it the correct way, 5 counties sales taxes fund Lucas Oil Stadium (noticed there are naming rights income as opposed to PBS, another County mistake), The Colts are not the exclusive tenant, it is a retractable dome multipurpose facility that gets rented often. I like low taxes, but would not be too pissed to see an increase in a sales tax to cover the county shortfall for PBS, to build a jail, and a new crime lab facility. The current crime lab facility is a mess.
  6. Stunning interior. I did not know that there was a St. Marks. Although it is a digital age ever thought about doing a coffee table photography book. I have 4-5, Baseball Hall of Famers, Ireland, Apollo Missions, Enquirer did a nice one of UC's 12-0 Season in 2009.

    Since you rent there isn't much you can do. If you have some friends who are resident-owners discuss the matter them. An owner should be able to get their hands on the income-expense disclosure of the association.

  9. City Council should pass an law that if the politicos don't collect all of the signs they stick in yards and elsewhere, within 1 week after the election, the citizens get to flog them.
  10. Football is a strange sport, you can play in the NFL for 15 years, walk away with no problems or play play 4 years in college. Hell, you have d3 college players with no Scholly who play for 4 years. I played football through high school, was an infrantry soldier, and any injury I ever had was auto, or weight lifting related. If you can make a few million in the NFL playing 5 years god bless.
  11. Would they be able to build the building fast enough to meet their needs? Probably not. My guess is that they land at Atrium 2 or 525 Vine St., and that building gets renamed Huntington Center. They want to be in the CBD financial district, not the Banks. They will get better, less costly, and more flexible leasing terms in an existing building.

  13. There are some great looking apartment development options forthcoming Downtown. More than likely headed to Mt. Adams after I sell my house, at least for a year. Hope some of these developments have balconies, need some air and an outdoor grill is mandatory for for my diet, LOL.

  16. Who cares if the number of flights at Lunken have been reduced from 130K to 70K. If that relates to the fact private flight lessons have been reduced by 50% due to the economy, so what? You do know every short term small aircraft takeoff/landing for training purposes is recorded as just that - a flight. I have observed small craft there taking private lessons perform over 6 takeoff/landings an hour, each one is a recorded flight. The important part is whether the fees paid by the business aircraft owners are paying for the upkeep, maintenance, and costs of the current employees to support the airport. If they are there is absolutely no reason to increase commercial traffic. If not, just raise the fees, I am relatively sure the business clients will pay them. Lunken is an attractive facility to the corporate business interests of Cincinnati who fly private aircraft. Why are so many hell bent on disrupting this? We read many comments on how Cincinnati needs to upgrade being attractive to new talent locating here. And here is a topic just begging the corporations for a reason not to stay here. You think some commercial activity via Allegiant will want to make PG move? The City is losing income on Lunken on 3rd party leases because they do not have people that know how to negotiate leases. Enquirer did a story on this.

  18. Some politicians will say that it is only 4 flights but that will lead to 40 flights. I do not believe this to be true because the City owns the Airport. This guy is running for city council and posted this on his website, "However. . . .if Lunken’s status is changed, then the City will have NO authority to restrict the amount of commercial traffic that comes in & out of the airport. No authority. Why? Because the type of FAA status Lunken would need to bring in Allegiant Air would prohibit them from denying landing privileges to any carriers" http://www.mikemoroski.com/2013/09/1634/ Don't know if that is true, but nonetheless it isn't like the infrastructure exists at Lunken where all of a sudden you have a bunch of carriers fighting for slots.

  20. how is it any more "distasteful" or "disgusting" than, say, someone renting part of the park out for a wedding? I just read the opinion written by Paige Mallot, and I disagree with her thoughts and statements. First off, the money belongs to the individuals who can choose to spend it however they wish and in this case to the event organizers. The attacks about white people wearing white is beyond pathetic (and in secrecy please just stop, it is in the open). The writer assumes it should be a charitable event, it isn't so knock if off. And she pretty much says this park isn't for you if you are not an urban dweller because Suburban people don't interact in a certain way. Just really weird. An event like this isn't for me, loading up my car, driving to the rally point, then hoping on a bus, then going to the destination, yeah that is too much work................but if others want to do this, God Bless and have fun. The photos of the event are all you need to get that place rented out for weddings. It looked great.
