Corporate Headquarter Locations - Urban/Suburban
A pretty high percentage of HQs are in Downtown areas, but you have to identify if they are local, national, international, private, publicly traded, etc. The Banks, and Law Firms almost always have their HQ Downtown.

Corporate Headquarter Locations - Urban/Suburban
Primary reason CBD's are more expensive, out perform or have lower vacancy rates than suburban sub markets is because developers don't throw up new buildings in CBDs like you see in sub markets outside of CBDs. Building downtown is almost always more expensive than elsewhere, so you don't see CBD office space sub markets grow. FWIW the lowest vacancy rate of any Greater Cincy office space sub market is West Chester, single digits.

Cincinnati: Downtown: Terrace Plaza Hotel
Yes, and of course someone renovates and reopens the hotel (and makes money so it stays open) 21 C hotel has a rooftop bar area, not open yet be should be soon. Isn't Modernist stuff back in style now?

Moving back to Cincinnati
Knew many students who lived at that complex back in the late 80's. It was quiet then, but that was a long time ago. FWIW I lived in and then owned a few duplexes in and around Riddle, Probasco (went to DAAP in the late 80's) very close to DAAP. Never had problems with noise, rowdy udergrads and or bad tenants. Gaslight, up the hill, from McAlpin is always worthy of a look. Most of the udergrad ghetto stuff was usually reserved for the area South of McMillan.

Wrigleyville and the Indianapolis Greyhound Station: August 2012
Was in Chicago that same weekend, but took the MegaBus up there and back. It was pretty crowded. Lots of Reds fans on the bus. Nice pics.

Cincinnati Streetcar / The Connector News
Did you read the explanation for why this is happening? It's because Duke is holding up the process and this money allows the city to move forward with streetcar construction now, instead of sitting around doing nothing. In the end, Duke will be forced to pay the city back for this. Nope, if Duke loses they will charge that loss to their customers. Hell the City doesn't even have an annual operating budget for the streecar, they are not experts. This isn't mass transit people.

Cincinnati Streetcar / The Connector News
Council was not voting for the streetcar or against the streetcar, they were voting to to shuffle $29 million into the streetcar from other funds. And once again the primary reason you can't trust politicians not to steal from one account to fund a pet project.

Landing at CVG
Nice photos. It is rare that, at least for me, when landing at CVG your glide path goes that way. Almost always coming in over the far west side, then you go over Delhi etc before landing. Can't remember coming in over White Oak so much and yeah that Broadcast Tower is a great landmark.

University of Cincinnati Bearcats Football Discussion
USA Today names Nippert Stadium best in Big East http://cincinnati.com/blogs/uc/2012/08/27/usa-today-names-nippert-stadium-best-in-big-east/ Bearcats should have another outstanding football season.

Cincinnati: University of Cincinnati News & Info
Some of the commenters on that article are speculating that Williams got tired of butting heads with Cincinnati's blue-blood old guard, many of whom have people on the UC board. Be sure to read them before the Enquirer deletes them. Those are interesting. Why would UC want to give 10 Million to that fund? They have their own debt to service. Seems like some sort of kickback. Chesley is on the board also.

Law school at the Banks is a terrible idea. Law school at old SCPA would work. Dean of Law school has no desire to move it. Looks like Williams and BOT did not see eye to eye on multiple issues. Williams, UC board frustrated each other http://news.cincinnati.com/article/20120823/NEWS/308230129&Ref=AR If I am 68 I would probably call it quits also.

Cincinnati: Downtown: Mabley Place (formerly Tower Place Mall)
I have no idea what you can do with place. Seems like every idea has been tossed around. Did Macy's kill it or was it in decline prior to that? Every time I walk into WaterTower in Chicago that place is packed. They also have new bar-restaurants on the second level that are really cool. But it is Michigan Ave and a huge tourist area. Nordstroms in Indy closed. correct?

That garage is a valuable asset. Office tenants of Carew Tower, 525 Vine, Textile Bldg., 312 Elm, 312 Plum, etc all park there.

Anybody hear that the BOT wants the Law School @the banks, Greg Williams and the Dean of the College of Law said no thanks. Got to the point where Williams said see you later. FWIW, This is a decision for a Dean and a President, not the BOT.

Until there is confirmation, all of this is speculative. I know he worked his tail off to put the Big East in a position to garner a gigantic pay raise. He brought in a CBS TV exec Mike Aresco to run the Big East. I will not be surprised to the Big East deal surpass the ACC and SEC TV deals.

Cincinnati: Downtown: The Banks
Grant money came from the City. Now the City might have got that money from the Feds (taxpayers) $684,000, but the city granted it to Mohoganys. To me it isn't money well spent when there are other restaurant locations in the city that are vacant. Also the City/County has a major conflict of interest in that they are partners in the Banks development. They are competing with other developers and landlords for retail or office tenants. Can you imagine what would happen if city council gave a grant to a company so they could spend $684,000 in rent in an office building owned by a council member. The City also wants an office tower @the banks, so they need tenants to sign up first. You know what they will do? Give tax incentives to an existing downtown office tenant to sign a lease in the new Banks Building. Other downtown landlords do not have the power to write tax laws or grant waivers, so a landlord will lose a prime tenant because they are competing against the City. Not a fair fight.

And Mohoganys got a grant, $684,000 that does not have to be paid back. This isn't a loan. Toby has a P/L statement and an operating history. They are a reasonable credit risk.

Gary, Indiana
It's only a tiny slice, though. Driving that section of the Skyway is post-apocalyptic, but Merrillville, Valparaiso, Chesterton - from what I've seen these towns seem to get some investment and more or less thrive as far-flung suburbs of Chicago. I haven't been to Michigan City, though. I think the bigger issue is the city that ties itself so thoroughly to one industry. When the industry is booming, good times. But cheap foreign competition pulled the rug out from under Gary, and with it went the population and the tax base. A city of industry, like your 401k, benefits greatly from diversification. Good points. In no way would I lump Gary into the same sentence as other Region cities like Merrillville, Valparaiso, Chesterton.

Cincinnati - Downtown: The Long Road for Broadway Commons
On the topic of Stadiums and the Spittsburgh, Pa. Who is looking forward to Sep. 6 and going to watch, @Nippert, the Bearcats kick sand up a s s of the Pitt Panthers. Thursday Night primetime ESPN game. Nippert is a great venue, and hopefully UC will soon add in more restrooms and maybe some concessions. I sit on the East Side which has a wider concourse area.

Cincinnati: Downtown: Hampton Inn / Homewood Suites (Cincinnati Enquirer Building Redevlopment)
Demolition? Who would pay for that? If the Millennium doesn't make money they could try to sell it or in worse case scenario close the operation. I stayed there when the 2009 wind storm knocked out my power and it was fine. My room was updated. It compares well enough with the other hotels in Downtown.

Cincinnati - Downtown: The Long Road for Broadway Commons
I think you see will Reds fans from the tristate region coming to more Reds games, more often, and staying longer so they can venture over to the Casino. (mixing in a Reds weekend and gaming) I was 100% on board with GABP @Broadway Commons. I thought that would have been a great location for a ball park. And with 81 home games a season it would have jump started a ton of new construction and renovation in OTR and Pendleton. Nice that the banks seems to be very popular and I do like GABP.
