WVU never had an invite from the ACC. Pitt/Cuse were invited to the ACC, accepted the invite before the the Big 12 invited WVU. Also, after Maryland announced for the BIG..........no guarantee that WVU would have been invited to the ACC, to backfill, over Ville. WVU made the right decision. UC, in a heartbeat, would go to the Big 12 if invited. Would I prefer the ACC with UC and ND joining full time.... yes. Big 12 > AAC easily.

By Financier do you mean the lendor..........was the landlord/developer wanting to cut corners or the lendor? I think the main reason Prime 47 went into that space was they expected residents in there some time ago.

No, your tax liability for the building doesn't get reduced because a tenant leaves. Also, why would you think the buildings are worth less? Yep, if you lose tenants and income your tax liability usually remains the same. If you want it reduced you have to file an appeal, prepare documentation, and present your case to the appropriate authority. I just helped a client with a case in Downtown Dayton and we won an appeal. Lowered their real estate taxes by over 40%.

In this case the WS employees just went down the street to a new building, so the city still gets the income tax. And with new residents moving in that is a net gain from a taxing authority point of view.

I'm scratching my head about the lot owners not wanting to sell, because if the demand is so high, there's got to be a point where they are worth far more as condos than as parking lots, and no sane parking lot owner would refuse to sell. Maybe it hasn't been reached yet but eventually they'll tumble like dominoes. Everyone has their price that they will sell. We have a quote from 1 guy in that article. The developer needs to offer more or buy existing B/C office buildings and convert them to Condos. Most of the residential development is apartments, downtown / otr, so maybe bang on those developers about not offering condos.

How many employees do they have downtown? They own and occupy most of 400 Broadway, they lease how much of the 200,000 sq. ft. at 303 next to Great American Tower? Not sure if we are going to see anything taller than Great American for some time.

Check out the Progressive Field Renovations thread if you haven't already. Let's hope those disgusting party terraces won't come to Great American's outfield any time soon. That said it's absolutely ridiculous how many distractions there are from the game at any stadium now. At Riverfront there wasn't anything to do aside from watch the game. Yeah I am with you on that. I don't mind "upscale" food, booze, or lots of beer choices, but seemingly there is noise, video distractions between every pitch and certainly between innings. Baseball is that sport where you were able to chill some, and have conversations with friends or people near you. The way they pipe in noise it makes it more difficult. Maybe it is better in the outfield seats? Yeah they look ugly lol

Carmel & Zionsville, Indiana
Carmel has pretty much been "the" burb that was most affluent to live in around Indy. The developments around Geist, in the 80's, changed the game some. I like those new Carmel developments.

Sprawl Post-Recession - Why Are Developers Still Building It?
Jeezus, you need to get a grip. Choosing the City over the suburbs does not make a person a hero. And people in the suburbs can still be plenty involved in their community, via schools, local government, etc. Christ, quit trying to fit everyone in a box... I didn't say urban people are good and suburban people are bad. I said that people who are willing to stay where there are significant challenges and dangers, and live in those neighborhoods 24/7, and work to reduce crime and strengthen schools and improve the perception of schools are heroes. I have some neighbors here in the Columbus neighborhood of Weinland Park who are heroes. I'm not. I came here after they paved the way. But those who leave the city to send their kids to school with the kids of others of their same socioeconomic status are not heroes. They are doing nothing to help solve the problems of the cities. Good people and good parents are just that regardless of where they reside.

My guess is that the City/UC did not like the look of the apartment buildings and going up MLK is kinda the front door to UC. It just was not an appealing look. You might say it is better for "transit" everything else is smoke and mirrors.

I think you might be looking at C not F. Though there are records being set all up and down the eastern half of the country. I have a construction project in Florida and it's chaos right now because it's in the 20s and no one wants to go outside there. ok, thanks. Best of luck with the project. Hopefully setbacks won't be significant.
