  2. Did you catch where Steven Litt said I had "acquired taste?" I'm glad that this discussion is being undertaken in a serious way. If the project takes a little longer, but comes out with a solution that stands out as the best possible design, then I can accept that. I'm not "in love" with Breuer's tower, but I do like that it adds to the diversity of our Downtown and high rise architectural portfolio. I also like the ideas presented here that would incorporate parts of the existing structure in a significant remodel. No mention in this article of the building next door (1010 Euclid)
  3. Lots of action in the neighborhood these days...infill all around, big projects (Valley View & Bergen Village) and small (Lucky's organic garden)... I'd been wondering, though, if this one had fizzled out. Great news!

  11. I think Paris Hilton is pulling our leg... obviously, the way we define a "neighborhood" varies from person to person, but no one can deny that neighborhoods are way cool (ie: not lame)

    We're just barely ahead of Dallas & Phoenix and just behind Nashville & Minneapolis. I think we can shoot for the "Connecticut Ave" space on the board...the top of the light blues. That wouldn't be too shabby and I wouldn't mind being in the same group as Minn & Nashville! Keep voting!

    Thanks for posting, KJP! This is an incredible opportunity and one that I hope warrants extending this line out further (this has been discussed for years). I know that this and Shaker Towne Center were the big master planning projects for Shaker Heights over the past decade or so and I'm glad to see this one get officially started. When you consider the Cedar Center redo and all the other "new urbanist" redevelopments around the region, Van Aken really has to step it up and capitalize on the advantages that it has that none of these other sites can boast.

  18. From the sound of it, the Townhomes of Ohio City site met its demise in the hands of an inexperienced developer. The Dexter plan was maybe a little out of place in the OC, but Rubin made several comments about the importance of doing things that haven't been done here and about staying ahead of the market. I agree that it is comforting/exciting to see an established developer taking over these two sites. I wouldn't expect to hear any news for another three months or so...

    They're just all f'ed up! You wanna hear something dorky? I made my own Monopoly board as a freshman in college. It had one side each for Cleveland, Cincinnati, Chicago, and Boston. These were the four cities I was most familiar with at the time. The transportation tiles featured RTA, Metro, CTS, and MBTA. I had a public square and a large park for each (representing "chance" and "community chest"). I also had three prime neighborhoods and three prime streets for each, which represented the properties. I even made the cards up and colored them in. The idea was that it could be played by itself or could be attached to the original board to make a "figure 8" board. If you landed on the "airport" tile (on my board, where the jail is on the original) you could fly to any transportation tile on either board. Sadly, I could never find anyone to play it with me...[insert Eeyore sigh here]

Friday, just steps from the shrine of stuffed animals still piled near the burned- out building, cameras were rolling for a much happier reason. Home and Garden Television was on hand to film the neighborhood's Heritage Lane Historical Homes project, a restoration of 13 homes and the building of 12 townhomes on East 105th Street between Wade Park and Ashbury avenues.     Well, I do think that the Jake is spectacular, but it's not the most important landmark in Cleveland! I was looking for the Terminal Tower or Public Square or University Circle. I voted for Euclid Avenue, but that doesn't look like it stands a chance. Go vote Urban Ohioans! Keep in mind that Boston and Philadelphia are full of spectacular landmarks that are not included in the poll. Boston will be represented by Fenway Park and Philly by the freakin Liberty Bell!

The residential components will definitely support the neighborhood/amenity retail (the coffee shops, dry cleaners, etc.) and we have the workday population that suburban malls don't have, but regional specialty retailers will still be depending on luring shoppers from around the region. I can't think of anywhere in NEO that is a more feasible location for regional flagship stores, due to the aforementioned workday population, the upcoming housing density, the hotels, the conventions, the tourism, etc., but there will still be the issue of the "buying power" of the existing population when these retailers are looking to move in. There's just not much there when you look at the existing residential population alone. As with many Cleveland projects, they have to look at the potential of the location, which I believe is unparalelled anywhere in the region.
  24. I absolutely believe in the premise behind this development strategy. And I do believe that in Downtown Cleveland, the more we build, the more attractive the whole thing will be. So, I believe that the Avenue District and the Flats East Bank will make this project more marketable and vice versa. However, I wonder if there is something to be said for the amount of retail space included in this and other developments. The Avenue District is designed with amenity retail...which will help sell the neighborhood, but won't be competing with suburban malls or even Tower City. Flats East Bank is moving more towards regional retail and Stark's project would definitely be moving in that direction... So, will this be flooding the marketplace? Obviously, this thing would be built in phases, so they can guage the interest as they go and compare it with the other major developments going on in and around Downtown. But I'm wondering how Stark's plan will be competing with Steelyard Commons, Crocker Park, Legacy Village, etc. In my opinion, this should prove more viable than each of those. Especially if Stark is looking to grab not only urban-style big boxes, but also international specialty retailers like Urban Outfitters, H&M, Crate & Barrell, etc. Basically, I think this can be successful and I think that NEO can support more than one of each of these retailers, but I'd had to see 1 million square feet built all at once and only half of it get occupied. Just some thoughts...
