Cleveland: Stonebridge Phase 5
Great to hear that the transit ridership is strong...I'm usually on during off-peak times, so I have little problem getting a seat. I took a 2-car Red Line to University Circle on Tuesday morning around 10 o'clock and every seat was occupied in one car, while the other was nearly empty. I'm curious to see how the Euclid Corridor will affect its ridership... And thanks for the updates on Stonebridge MayDay! I still can't see it from my bridge (Detroit-Superior), but it'll be exciting when it pokes up above the railing!

The Statler, as well as many WHD buildings, will be converted to for-sale units, but many of the tax credits that they used to finance their construction have restrictions on them. Specifically, the units must remain rentals for 15 years.

yes, even against the knicks, this was a big win. i feel bad for all the folks who went out to see theBron, but heck, they still got to see a helluva game! Hughes definitely proved that he's back...as did big Z...and Marshall kept his hot hand smokin...which is right where we need it to be for the next month or so!

CtownD, you beat me to it... when you consider the argument that's being made by some Wolstein reps about the "absolute necessity" of having the surface parking lot for phase 1 of the FEB, they sound like whiney brats. Consider that the first phase of this project is proposed to start next year. Actual construction of FEB buildings (there is still a TON of infrastructure work to be done prior) isn't scheduled to start for another couple years. The occupancy rates for the first phase of the FSL towers would most definitely not be 100%, so if the FEB starts to open up, there will be far more available parking spaces on the FSL site (in the garage) than there would be if it were still a surface lot. Plus, there's a glut of parking lots around there anyway...not to mention the freakin waterfront line! And, seriously, how can Wolstein's people NOT acknowledge that another 220-odd units of upscale housing adjacent to their largely retail project wouldn't help validate what they're doing??? I find their immediate opposition to be selfish, short-sighted, and flat out ridiculous. In any city with a market that's on the up, competitive and clustered development would be the norm. Construction by multiple developers would be proceeding at the same time and everyone would win. I'm more than peeved... Then again, if this turns out to be a ploy by Shaia to get more $$$ from Wolstein, then I'd be even more pissed. But I'm really counting on that not being the case!

Interesting question. That seems like one of the easiest ways to actually make 34th Street station useful. At one of the Innerbelt meetings last month, Hunter Morrison even mentioned the potential of moving that station, in line with Innerbelt road realignment proposals for the Quadrangle/Tri-C neighborhood. He said something about how it is currently the most worthless/poorly located transit station in the city (and perhaps, the country!).

Yea! I doubt it'll be much to look at until they start the new building (any idea when that will be?), but the original building will look fantastic when it's all polished up!

Hmmm...as I look at the City's GIS server, I see that this is, indeed, the case. Interesting, though, because Mr. Mann told me that part of the allure of this site was the rear entrance on Chester. Perhaps he meant through the alley? My impression from what he told me was that they would combine the floor plates of these buildings and convert upper floors to condos and the first floor+ to retail...perhaps to a single retailer. I think he said something like 35k square feet per floor. He said that the retailer could have Euclid and Chester visibility. Now I'm confused!

The buildings go all the way through to Chester, so there's potentially some room somewhere on the lower floors or in a basement (?) for some parking. Otherwise, there are tons of garages around (Huntington, Statler, etc.) and this will be built on the convenience of the transit connections, so hopefully we can knock down that parking spaces per unit ratio. It's an unfortunate, but still necessary issue to solve.

Man, I saw 3 of these during a 15-minute period while walking and running into friends on Euclid in front of CSU. They're running 'em frequently, that's for sure! And that really will be part of the recipe for success. If people see these unique buses running frequently, they'll know that they can depend on them. One little complaint, though, is that they're both green. I ran to catch one this morning during my transfer at Public Square and only realized after hopping on that I'd gotten on the wrong one! The ticker on the front does say which one is which, but my eyes ain't so great and the color thing just seems like it would've been a simple factor to make riding that much easier.

I agree that I was a little disappointed in the attendance on Saturday evening. We had about 5,000 more (25k+), but I was hosting some Cincinnati friends and from our perch in the upper deck, we could see lots of empty seats all around the deck. (see my pics in the photo board) On the bright side, we were able to move over to capture the setting sun with relative ease!

You guys are right on...the City needs to take a big leap with the Muni Lot. It's unfair to criticize the WFL for being a huge bust in spurring development when the City itself is sitting on one of the biggest prospects...

Cleveland: University Circle (General): Development and News
And that may be true in some cases, but without many of our most effective CDCs, development would have been (and still would be) very difficult to come by in many parts of the city. I'm not saying that there aren't ineffective CDCs or that there aren't conflicts that many of them have in achieving both their missions of advocating for residents and encouraging/assisting in development and investment. I'm just saying that the residents in UC should want to be involved and that if they weren't interested or had no clue what was going on, then we'd be in a much worse situation.

I was so preoccupied with entertaining my out-of-town guests that I forgot when this game started! We went to Great Lakes before the Tribe game and were about to sit down in the cellar when I looked up at the screen...4th quarter and we're down 6! I couldn't take my eyes off the screen as we pressed on, played tough D and let TheBron do his thing driving to the basket. There was universal applause when the game was clinched and all was well in the world (or my world at least). How sweet is it to know that Lebron can drive to the bucket and score whenever he feels like it?

I'm not one to park n ride from the Muni Lot, but I know that that allure of the 247 is the convenience (as KJP said) of riding the bus from the lot to roughly the front door of your office. A City Hall worker who doesn't want to walk from their Muni Lot space can hop on the 247 and be up at the front door of their building in a matter of moments. The people I was talking to were coming from Tower City, where they likely transferred from one of the rails. In that case, I'd prefer to transfer underground at the station and hop off at E.9th on the WFL. It's possible, though, that they were transferring from a bus, which means you're already on the surface and not likely to go all the way down to the rail level of TC to catch the WFL. It's all about the convenience of the pickup, dropoff and transfer locations.
