I tried to check it all out on the city's GIS pages, but I couldn't figure it out. There seem to be quite a few different owners. However, I suppose Forest City could just have all sorts of subsidiaries that are listed as owners, but in reality, they control the whole thing. Whatever, it needs to be developed already!

Absolutely...again, great work KJP! I know this is heartbreaking for us to see, but think about how many similar proposals existed around the country (and even the state) that were never seen through. I don't know this for sure, but I'd presume that the past decade must represent the greatest rail development period since WWII. I don't know how we've managed to keep this up with the current federal attitude towards funding priorities...maybe it has something to do with national security??? Some transit wiz convinced the fed that rail cars could be used to stop terrorists??? Right.

Cleveland: Flats East Bank
What's this Forest City site in the WHD? I agree, though, that the bookstore/cinema could be too isolated in the Flats. That's for right now, though. I would hope that somewhere down the road, in the not-too-distant future, we'll be able to support Tower City, a development of major retail/entertainment on this site in the Flats and another one over by Playhouse Square. I could see something big like a movie theater/bookstore sprouting up on 14th and Euclid once the Euclid Corridor is completed. They could capture the residential and hotel population over on that end of Downtown, especially with new E.12th Street projects and CSU residential growth. The existing population in the WHD and new housing in the Flats (east and west) could support the one we're talking about in this thread, and the commuters from the suburbs would still support Tower City. This seems like dreaming right now, but come on, we should be able to support multiple bookstores and theaters in our Downtown! And I for one know that I would be much more inclined to live down there if there were more sprouting up...chicken and egg, I guess.

aha! It appears that that I may have misinterpreted this...so, it's only potentially historic...interesting! Does anyone have any pictures of it in its original state??? I'm also curious about what Euclid & 9th Tower (across from Ameritrust) looked like back in the day...

really? that's great, because the ones that I was standing next to when i took those pictures were terrible! i mean, i had some of the worst while at UC, but come on, these things looked like temporary military housing on stilts! So, i guess i assumed (bad move) that they were going to try to lure more students to either stay on campus longer or move to campus where they would otherwise commute. i'm assuming they have an undergraduate residency requirement like most other schools, but if they wanted to provide an option for students to stay on campus longer and not move elsewhere, the new housing would suit that purpose. either way (knocking down or leaving the old stuff) I think there are going to be many more rooms for students in the neighborhood and students like to hang out and drink beer (sometimes even legally!), so the effect on the stretch of Euclid closer to 120th Street could still be noticeable.

Ok, I mentioned earlier on this thread that the most likely option for the Atrium Building (the Goldberg property) would be to tear it down and start fresh. What I did not know is that the existing building qualifies for Historic Preservation Tax Credits. Who knew that building was a landmark??? (some of you did, I'm sure...) So, it would be much more cost effective for whoever does decide to develop that building to renovate it and reuse it. This throws a new light on the building for me, which currently looks like it's in the early stages of demolition. Apparently, there's something worth saving under that ugly shell! And I will say again that I love the Ameritrust Tower...no paint, no "inserts," just a tenant who will love it for what it is!

Hey all, back on this topic...I'm not sure when the deadline for recommendations is, but I was able to speak with a couple individuals who are on the advisory panel for this decision last week and they were both adamant about the development residing on Euclid. Across the board, people spoke with felt that the lakefront idea is way off course and that the focus right now should be on Euclid Avenue. Now, which of the three Euclid Ave sites is preferred? I couldn't get an answer out of these guys, but I'm going to make the assumption that they were behind the Ameritrust site, based on their reaction to my argument for it. Go Euclid Ave!

yeah, well, considering the amount of investment that CWRU is putting into on-campus housing alone, the Euc' is going to be right on the edge of campus with a whole new population of students just two blocks away. Add to that the potential redevelopment of several sites nearby and the existing housing that's already there...there's got to at least be a market for a bar/pub/tavern, right? The other thing about the Euc' is that it wasn't exactly the ideal spot to see or hear music, but it's a great place to have a beer and hang out. The market will bring it back...believe! and yes, walking around the CWRU/Wade Oval area reinvigorated my belief that it is one of the most beautiful places in the city...just give people a place to LIVE down there and it'll get even hotter!!!

Wow! A lot of talk here since yesterday afternoon! I'm glad to see it and I, of course, have lots to say in response... Fortunately, I'm not the only one here who has things to say, so a lot of my points have already been made, which should make this quicker! On the subject of concentration of development in one part of town hurting another part...I believe that a new building on E. 12th makes a new building on W. 6th more attractive. And as MayDay and StrangeBrew pointed out, this E. 12th project may be possible because the land aquisition problem has been dealt with. There's been a LOT of talk on here about the parking lots that separate the WHD from Public Square and we have all had to admit, however frustrated, that there are engrained finance issues that will need to be dealt with before a developer will be able to build on those sites. We've all seen the pretty drawings of what the outcome would look like, but it's just sitting flat right now...so, we move on to where development is realistic at present. And we find that we DO have a hot Downtown market that people want to build in and buy in and rent in. More on the subject...I spent two days walking around downtown last week, considering it as a place to live and go to school, and I came away with the feeling that we have several distinct and separate pockets of activity such as the Flats (east and west), WHD, Gateway, E.12th, Playhouse Square, and increasingly Cleveland State and the E. 20s by the Plain Dealer offices and Tower Press. However, they are not contiguous! With a development here and another there, we can sew these together to create a fabulous inner city that stretches from West 25th to the Inner Belt (East 25th or so)! That's 50 blocks of dense urban activity...throw in a river and some bridges and a lake and hoo boy! We've got ourselves a city! The Warehouse District is not going to suffer from disinvestment. Pinnacle, District Park (stalled, not canned!) and other proposals over there prove that. Plus, we've got a project in the works directly adjacent to the district on the East Bank of the Flats that involves over $100 million of investment, new amenities, extended street grid and more connections to the river. Maybe I'm a sucker, but I'm incredibly optimistic... And my brother, the mechanical engineer, tells me that the steel price thing will work itself out over the next couple years...I could speak to this more, but it would be stretching the subject of this thread a little too far!

First of all, on the previous question...I don't think that the Point building (home of Winking Lizard and Kent State UDC) is structurally capable of supporting additional floors. However, I visited the building last week and discussed the subject---strictly on pipe-dream level---with a landscape architect who works in the center (thanks again Brian!). We surmised that because of the narrowness of the building's footprint and the great width of the sidewalks on Huron and Prospect, that the possibility existed for structural beams to be added to the exterior of the building in order to support upper floors. However, given the apropos use of the building at present and the attractiveness it already holds, it's doubtful that anyone would want to mess with it. Besides, there are enough vacancies nearby that need to be occupied first! next, photos of 515...
