Of course it's intriguing, but the thought that it's not possible without the incorporation of in-house parking is a damned shame, considering that this is the ultimate Cleveland transit hub and that there are several underutilized garages within a 1 to 2 block radius...
  2. I was in a building on Perkins & 36th today and the views were even better than those that I experienced in Tyler Village. These loft buildings are just incredible! Thanks for sharing MayDay!

It sounds like the first couple floors would be parking and the uppers would be left alone. Sounds like a lame way to utilize a busy Ontario Avenue storefront...
  4. I'm out of the loop these days. This came as a surprise to me, though. I love the comments about Euclid Avenue "going under a 2 billion dollar redevelopment"...

Makes me happy: Makes me nervous:
  6. Great article! I was over on Detroit this evening and the presence of the new retail tenants is already very apparent. In the two newly remodeled retail spaces directly across from the Gordon Square Arcade, the lights were on in an art gallery and what looked like a design shop. Work was being done inside Gypsy Beans as we walked by around 6:30. Exciting!
  7. Just as a point of reference, 88 homes is roughly the size of Beacon Place or Woodhaven, which I believe are about 80-90 units each. Not that this development will look anything like those (please no!)
  8. Oddly enough, I heard a sportscaster on 1100 last night around midnight talking about how the Tribe should have picked up Kenny Lofton (a free agent) instead of going for someone (Dellucci) who's never really amounted to much over his career. With Lofton, you know what you're getting: a lifetime .300 hitter who can bat lead-off (move Grady to #3!), steal bases, score runs, play defense, and be a leader in the club house. Plus, Cleveland LOVES him and he loves Cleveland! If you doubt that he has anything left in him, check out last year's stats: http://mlb.mlb.com/NASApp/mlb/mlb/stats/mlb_individual_stats_player.jsp?playerID=117863 As you can see, I happen to agree with the sportscaster who was preaching this and deriding the decision to drop $4 million a year on a relatively unproven player (Dellucci). He could turn out to be a great fit, but Lofton would've probably come cheaper and has a proven track record with the Tribe and would've filled the gaps in our lineup much better (IMO).
  9. I agree with UrbanLife, these are MUSIC venues, not malls, so why not bring some of what's happening on the inside out? And the people who live here have to be somewhat enthralled by/attracted to what's going on down on the street, otherwise they probably wouldn't have decided to move there. Again, the jams shouldn't be pumped at high volume, but should be low-key to give the street a little more vibrancy. People waiting in line for admission to either club, or dining outside, would certainly enjoy this. Plus, someone who's walking by E. 4th would be drawn in by the lights and the sounds. This definitely works for me down at Fat Fish Blue... It would be interesting, too, to see them promote street musicians at certain times of day...they could formalize this or have it evolve more organically. I've got to imagine that right now, they'd discourage anyone who tried to set up shop on E. 4th, but I could be wrong!
  10. Ok, so this is the same project as this thread: http://www.urbanohio.com/forum2/index.php?topic=6414.0 And I'm still a little confused about where this is. Is it north or south of Lorain-Carnegie? North or south of the Central Viaduct? One map showed it on the main part of the peninsula, where another showed it down under the Innerbelt (Central Viaduct). This is confusing, because who'd want to build housing units there? Especially considering the construction of another bridge right there in the somewhat near future. And the articles keep referring to this as "across the Cuyahoga River from Tower City Center." Do they mean Scranton or the project? So unclear! Anyway, I'm happy to see this moving along. The City's behind it and now the County as well. Good signs!
  11. I remember that being in one of the early articles about the turbine as well. The thing was really whipping when I drove by around 9 am yesterday morning, though!
  12. ^True, far more in those cities, but they make up a far greater portion of the people on the sidewalks here in Cleve-o. I wait for the bus on weekday nights on Public Square and see people (presumably out-of-towners) crossing the Square from Gateway/E. 4th to the WHD, which on paper looks like an easy hop-skip-jump, and a pleasant one at that! However, they become targets for the panhandlers that decide that they're gonna walk with you for a few blocks. And they probably won't be making that walk more than once. Public Square is not a cheery place to be at night, even with the friggin Christmas lights on! Trust me that Public Square is a huge priority for the DCA and its members. But I agree with WimWar that it's not a public agency and is not accountable to the public in general. That being said, it is also true that soliciting public input along the way is a bright idea. The planning process is doing that in a manageable way, by bringing people who work, live, study and play Downtown onto these committees. Like I said on another thread, I'm not sure how I got invited, but I represent a certain subset of the population as a CSU student and a frequent visitor to Downtown. There are people who live on E. 4th, lawyers who work in the Civic Center, CDC folks, social service folks, City hall people, and so on. So, I think it's a fairly representative group that they've assembled to do this first strategic plan. If there are gaps, of course they need to be filled. I do like your ideas about the website and having a comments spot where people can drop a line about a problem area or points of emphasis that are being missed. They're still a small organization and obviously can't be everywhere and cater to everyone at once, but if they really want to make a difference...one that can ultimately benefit the property owners who pay for the DCA...then they need to know about these things and expand their efforts. For now, though, the Clean & Safe is the concentration and will be for a while longer. If that's not working, I'm sure they'd like to hear about it! To that point, I believe they're doing an independent assessment of these efforts in the near future. Not 100% about that, though.
  13. If that's the reference, then I'd think that more people walk down So. Belvoir than Warrensville. And it's more like a 20 minute (3/4 mile) walk, if you're booking it, to the Green Line that way. Unfortunately, what used to be very frequent (and convenient) bus service to this end of University Heights has been drastically cut back over the past 10 years. My old line on Fairmount Blvd. doesn't run past 6 pm any more and I believe they may have cut the Washington Blvd. line altogether. Maybe a circulator route would serve the JCU student population best. Something to get them over to Beachwood Place or Coventry or Lee Road or Cedar Center...
  14. Seriously...and I complain about having school and a job... Corner Alley is looking sweet! I just walked by around 1pm today and saw the lunchtime droves passing by, some stopping to peer though the windows. I'd assume they're going to have lunch specials as well? That place is going to be hot!
  15. So so true. This is something I've been b*tching about since the beginning of the Stonebridge threads. I hate hate hate the way that all of these buildings interact with the river level sidewalk frontages. And the Viaduct levels aren't great either! Missed opportunities galore...
  16. wow, Covington, that's impressive!
  17. If you're talking about Detroit Avenue, I think there's some serious potential for taller buildings over there. You already have a few in the 4-story range on the north side of the street, so if you want to capitalize on views, you're going to have to build taller. Not to mention that no one is talking about building anything comparable to the public housing or hospital bohemoths that dominate the landscape over there. Further, much of Detroit and adjacent parcels is currently zoned for industrial use, so who's gonna complain? Wim? You're not going to complain, are you? By the way, is this separate from both the HOPE VI and A Place for Us proposals? If so, we're talking about quite a few units over here in the next 5-10 years. That, in my opinion, is what SHOULD be happening at this location!
  18. in 2012??? This is really crappy... on the other hand, YSOH pointed out to me that this would be an ideal space for an H&M, which is what the kids want these days anyway...
  19. ^You may be right. In any case, I've sent my contact an email to see if there's any more news. Also, KJP, Design Review is on Thursdays and City Planning Commission is on Fridays.
  20. I, too, love Algebra Tea House! But, I'd stop far short of calling Starbucks and "evil empire." True, their market strategy of squeezing out the little guy is crappy, but they also have one of the most sustainable (ie: green & equitable) corporations I've come across. From their purchasing and product selection to their employee benefits packages, I could think of a few worse companies that I'd not want to see in my neighborhoood.
  21. you're out of your mind, Wim! I am curious to see what Heartland's plans are for the first floor of the Jay Hotel. Also, they've got another big spot on the other side of the development (facing Bridge) that has the potential for something dense, multi-story, perhaps with a retail tenant. Proximity and contiguity from the Old Angle and Dave's would possibly make this a good retail location. I could see them just going for more townhouses, though...
  22. Yeah, question marks all around...
  23. A few items on the agenda for tomorrow's Design Review at City Hall: Ordinance No. 1882-06 (Pierce Scott/Ward 8 ): Authorizing the Director of Community Development to enter into a development agreement with J. Christopher Enterprises, Inc., or its designee, for the redevelopment of 2065 Scranton Road into residential condominium units, green space, and parking. Ordinance No. 1883-06 (Cimperman/Ward 13): Authorizing the Director of Community Development to enter into a development agreement with Howells and Howells Enterprises, LLC, or its designee, for the redevelopment of the Park Building, located at 140 Public Square and 2000 Ontario Street. DRC 06-154: 140 Public Square, Park Building/Southworth Building Project, Penthouse Addition, etc. (HGN/Ward 13) Resolution No. 1894-06: Supporting 3M Realty, LLC/3M Development, LLC/First Midwest Properties, LLC or it development affiliate’s [these are the guys who bought the buildings on the north side of Euclid, east of 9th Street] Brownfield Redevelopment Fund grant application to the County of Cuyahoga. Ordinance No. 1857-06 (Cimperman/Ward 13): Authorizing the Director of Public Service to issue a permit to Zaremba Avenue LLC to encroach into the public right-of-way of St. Clair Avenue, East 12 th Street and Hamilton Avenue by installing, using, and maintaining the building foundation system for a parking garage and residential building and maintaining trench sheeting for the structures.
