Wow, thanks! That looks about right for that intersection. This isn't where I pictured this, though. I thought we were talking about the lot directly across from Bounce & the Knitting Mills and that this was where the HOPE VI stuff was going to be built...here and along Church, where CMHA currently has offices...I'm all confused now.

more often than not, there are no pictures/renderings of what's being built anywhere near the building. Unless it's a huge skyscraper built for X company or a condo tower that needs advertising. (This, from my personal experience in NYC.)

Thanks for the news B12! I'm very pleased to hear about this and am astonished that it's gotten this far without any of us hearing word one about it! I was also under the impression that those of us who participated in the original survey would be contacted again about future planning efforts. I guess I can't really complain, if this is the result! And yes, parking lots be gone! I've looked dreamily out of the Knitting Mills windows at this property since over a year ago. This, coupled with the CMHA development on the next block, will give an entirely new feel to this hot little area. Knitting Mills, Detroit Lofts, 75 odd units in the CMHA development, and another 50 here? Very nice...

I didn't really voice that opinion in my post, but I agree with B12 that much of the blame for the failure of this project can be placed on CMHA. The changing attitude of the federal government towards the provision of public housing doesn't help either... I also agree that the scattering of units as infill housing throughout the west side is a good strategy, but how long will that take? Also, what are the chances of finding another developer who will pursue the Columbus Road site? Or the site behind the West Side Market, for that matter? And what do you think the reaction would be from the West Side Market merchants and the Duck Islanders if someone proposed building ALL market rate housing on those sites? Any opposition?

Sorry, Musky, I zoomed in and can't make anything out. What do you mean "dubious 'W'?" I'm curious about those two aerial renderings as well...is one more recent? Also, did you guys notice that the taller buildings in the first rendering are much smaller in the second?

Cleveland: Downtown: East 4th Street Developments
Interesting to hear of these plans, OompaLoompa, because that seems like such a brilliant idea that I thought someone dropped the ball on. I wasn't sure if they had to maintain vehicle access because of the parking garage on E. 4th, fire code, or what, but I know it would make the street much more amenable to patio dining and pedestrians. I mean, it's great now, but when the place fills up, they would be well-served by the option to close it down. Now, I know they've done this sort of thing in other cities and gotten around the liquor license/liability issue, but that may be in cases where a single owner owns a building with multiple tenants. Would that be an option here? MRN being the parent company and each establishment being a subsidiary? I saw the patio railing today outside Flannery's...not bad...but I think the new facade work (finished yet?) looks tacky...boo! What else? Oh, yeah, more 24-hour convenience options for Downtown residents are definitely needed. Or at least ones that keep bar hours...open 'til 2 or whatever.

Norm Krumholz lives in the City of Cleveland and has been one of the most significant champions of equity planning (planning for the public welfare and in particular, for those who have the smallest voice) since the 1960s in Cleveland and nationwide. As for Riverview, there are no plans to knock down the remaining towers. What was cleared ten years ago were several low-rise structures that were outdated, run-down and in need of repair or complete rebuilding. They obviously went for the latter, which was probably premature, since they didn't have a solid plan in place to replace those units. Those families are now housed (or not) elsewhere in the city, but still have been promised that they will be able to return to the site...or nearby...where the replacement housing is built. This is where the urgent need to build these 81 units comes from. The market rate units, whose number has fallen significantly since the initial plan, are the ones that have been lost here. These units were part of the effort - at the heart of HOPE VI - to integrate low-income/subsidized housing with market rate housing, creating mixed-income neighborhoods where the houses of the poor would be indistinguishable from the houses of the self-sufficient or well-to-do. Obviously, the Riverview effort has failed on many counts, but the selfishness and closed-mindedness of the opposition in the community has done nothing to defray the location of low-income households in their neighborhood. It has merely ensured that the concentration of poverty on the Near West Side will be further sustained.

so, who's going to come up with the money for them to bury those power lines? I know that a sidewalk widening may be in the works for this busy intersection and it would be a shame to miss out on an opportunity like that. Though, I hear it's quite expensive to do... Fado is still looking nice...business is a bit slow, though :wink: What? The row that time forgot... It was once a very lively place that could've lasted if managed correctly... now what? A complete demo and rebuild? Or is this stuff worth saving?

Was the building just west of Flannery's knocked down for this patio that everyone's talking about? I'm sure that would be very nice and will add to the street life and vibrancy, but I was hoping for something more...anyone have any input? Four new tenants? It's about time! I hope we see something before the end of this summer (in addition to Lola) because I'm tired of waiting for my shopping options to increase! I wonder who they're marketing to, though. High end? National chain? Bars/restaurants? I've heard at least one local retailer say that he wanted to open a shop on E. 4th but that the rates they were asking for were way high. Perhaps appropriate for the years when this thing is really running, but not for when they're just trying to get it off the ground. You'd think they'd try to make it easy to get in for locals, but then again, maybe that's not a sustainable way to do business...

Gay pride flag at City Hall; Greater Cleveland not supportive
^That's 41% of people who think it's appropriate to display the Gay Pride flag inside and outside of Cleveland City Hall as part of Pride Week. And I don't think that's a good number at all... besides, what does it mean for the over all attitude of Northeast Ohioans? Who knows? If they don't think it's appropriate to fly a flag, do you suppose they'd be more open to the real people (gays, in this case) or less so?

It's not clear...no one ever mentions it in the articles! I'd have to see all the drawings to make any blanket statements about what's been produced up to now, but I'm not in love with either of the two posted here. I like that some firms have produced concepts with and without the tower, but as Litt said, there doesn't seem to be much directive from the client, so what's the architect to do? I will say that I am less concerned - in the grand scheme of things - with the building's height than I am with how it functions, fits in with and contributes to the urban form in this, one of Cleveland's most inspiring districts.
