Delaware County: Developments and News
aderwent replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThe west side of Sunbury has been blowing up with development. That will be sure to continue as it and Delaware continue to race toward each other. Especially with the new Sunbury Parkway with its new exit from 71. Something I noticed happened over the summer is Sunbury rezoned to light industrial over 1,300 acres of farm land on its near-east side that it annexed. Now, AWS has announced it will be part of that business park, now named Sunbury Business and Technology Park. $2 billion, but not starting until 2028 with construction. I'm sure a lot of infrastructure work needs completed first. It's part of their previously announced $7.8 billion expansion in Central Ohio. https://www.bizjournals.com/columbus/news/2024/11/21/amazon-web-services-data-center-campus-sunbury.html Across the street Miller Farms is well underway with over 300 home sites in Galena. Greyland Estates is just east of Sunbury and they're about to start on phases 2 and 3 adding 50 or so high end houses. Now we start to see Sunbury race east toward Johnstown.

New Albany: New Albany International Business Park / Silicon Heartland
Cologix, the Denver company with four data centers near Crosswoods, is planning a $7 billion data center campus across the street from this industrial park. "A Denver-based data center company is planning a $7 billion expansion in the region. Cologix has acquired 154 acres in Johnstown for an AI-ready data center campus spanning 2 million square feet across eight facilities. The company paid nearly $45 million for the property at 12017 Duncan Plains Road, according to the Licking County Auditor. It was acquired from Johnstown Land Co., an affiliate of New Albany Co. Development of the project's first phase is expected to begin in 2025. When completed, the campus will have 800 megawatts of available power capacity." https://www.bizjournals.com/columbus/news/2024/11/20/cologix-data-center-campus-johnstown-ohio.html As an aside. Perhaps there should be a completely separate thread for the New Albany International Business Park. They kind of clog up the New Albany thread. You could also add these Johnstown developments that are Intel-adjacent so they don't clog up the sure-to-be-busy Johnstown thread in the coming years.

They won $3.5 million in TMUD credits. They also got $4.7 million for remediation; which appears to be all they've done. They also got $5 million for historic preservation in 2021 and $10 million earlier this year. Yet it has remained empty (besides probable squatters) since at least July 4th.

You also have the unfinished hotel behind the CarMax. Then you have the muslim youth center that lays one brick per month on Sunbury. Three stalled/cancelled projects within a mile. With the cancelled Michigan Ave project it's weird to see so many abandoned projects in a "boomtown".

Insurance agency Thomas Fenner Woods returns to its roots with downtown Columbus move "After more than 50 years away, a long-time Columbus firm is back downtown. Thomas Fenner Woods Agency, an independent insurance company founded nearly a century ago, recently relocated its office from 1500 Lake Shore Dr. in the Marble Cliff area to a 5,500-square-foot space in the Preston Centre building, located at 155 E. Broad St. in the heart of downtown Columbus. Prior to that, it was located on Hayden Road near Hilliard. The move marks a return to the city core, where the firm had an office on East State Street from its inception in the 1930s until the early 1970s." https://www.bizjournals.com/columbus/news/2024/11/07/thomas-fenner-woods-agency-downtown-columbus-move.html- Columbus: Downtown: Capitol Square Renaissance (Edwards Cos.)
Apparently they're applying for TMUD credits here. "A $573 million project in downtown Columbus is seeking a $33 million tax credit. The address of the project site is the Preston Centre, but the description shows that there are plans to 'redevelop struggling buildings and replace surface parking lots" over a nearly 10-acre site downtown. Nearly 1,000 apartments, nine new restaurants, and new office spaces would result from the development. Buildings to be redeveloped sit on Broad, 4th, and 3rd streets, the application states." https://www.bizjournals.com/columbus/news/2024/11/07/transformational-tax-credits-central-ohio.html The "South Fourth Tower" was shown as 224 units. Preston Centre is 105 units. The Gilbert is 133 units. Even if the already constructed units are included with the South Fourth tower we're looking at an additional 500 units previously unannounced.- Columbus: Franklinton Developments and News

John Glenn, Rickenbacker airports set summer record for travelers "John Glenn Columbus International Airport and Rickenbacker International Airport have set a record for summer travel that puts the airports on track for a new yearly mark. The airports reported a total of 2.58 million travelers in June, July and August, the Columbus Airport Authority said Wednesday. Most of the traffic is at John Glenn. June and July were the two busiest months in the history of the authority and August was the busiest August ever. The combined passenger counts at the airports have set records in seven of the first eight months of the year. Through August, the airport has had 6.21 million passengers in 2024, ahead of the pace set in 2019 when the airports had 5.96 million passengers. The airports ended that year with 8.95 million passengers." https://www.dispatch.com/story/business/travel/2024/10/02/columbus-airports-on-track-to-set-passenger-record-in-2024/75482967007/- Columbus: Franklinton Developments and News

On Tuesday, Ohio State announced its creation of the 1922 Club, “a speakeasy-style venue” to be constructed inside the east side of Ohio Stadium. The "exclusive, private club and dining venue" will feature dedicated space to watch the Buckeyes on gamedays and a restaurant (open Tuesday through Saturday, excluding gamedays), all while transporting “guests to a bygone era that pays homage to our illustrious history.” Ohio State plans to open the venue in 2026. Upon completion, the athletic department hopes the club provides 'a gameday experience defined by its spacious lounge-like atmosphere for the only most exclusive members.'" https://www.elevenwarriors.com/ohio-state-football/2024/09/148994/ohio-state-announces-its-creation-of-the-1922-club-an-exclusive-private-club-and-dining-venue-coming-to-ohio- Columbus: West Scioto Area Developments and News

After a month of steady progress this worksite has been completely empty for three weeks now. There used to be 20+ cars of workers every day. Plus all the demo work, tractors, etc. The last three weeks there have been zero workers. Just waiting on permits? You'd think they'd have those lined up after waiting for multiple different kinds of funding to come through.- New Albany: Ohio One (Intel Semiconductor Facility)
