Westerville: Developments and News
A vacant industrial property 3 blocks northeast of Uptown has a new proposal from the Pizzuti Cos. Two industrial buildings would be rehabbed for commercial purposes containing 52,000 sqft. The warehouse portions of the larger building would be demolished. A new 20,000 sqft commercial building would be constructed on currently unused space. The parcel is mostly vacant land, and on that part is proposed 250 apartments. The site sits directly adjacent to the Ohio to Erie bike trail and connects to more than 35 miles of additional off street multi use trails within the City of Westerville. The Ohio to Erie trail is seen to the left: The building to be demolished: The other building to be rehabbed: Pizzuti wants a four-seasons area between the reuse building and the multi use trail. Examples they provided: Will have to wait on renderings, but so far I like it overall. Parking seems excessive, of course, and I'm not sure why they don't allow for Broad Street to enter the site. Saving the large group of mature trees is a plus though. Perhaps they could switch the pond and the southeastern most apartment building to break up the apartments a bit and create a larger green space in the center of the site.

Also, nearby across Nationwide Blvd. from the municipal plant project, the land that NRI owns had 'dozers on it today moving dirt. Update on that soon to come?

The TIF for the White Castle site was approved. The Dispatch mentioned Columbus is planning "A new public road to access the site." Could this be a connection to Nationwide Blvd. under the railroad tracks? With the TIF accepted I would expect to see renderings soon. Hopefully some green space and a MUT along the river will be included.

Columbus has at least 10 tower cranes. I find it hard to believe Austin has fewer. Editing to add: Luxe Belle Wilson Place Gay and High Beatty Building Trautman Building The Castle Hubbard Park Place 711 N High Rivers Edge II 7th and High Lane and Tuttle That's 11. View on Grant, Two25, and 303 Main have boom cranes with a skyline presence.

Is that big housing project still there, on McDowell? I wonder if re-development in that area would have been speedier if there were plans to take a wrecking ball to that. That area is so cool. There's so many interesting commercial and residential buildings over there but no one wants to live or work right next to a large housing project. No. Demolished a couple of years ago. Sorry, but are you kidding me? Kaufman has been very consistent with getting things they propose done. 250 High, 600 Goodale, Leveque, and their complexes in New Albany and at Polaris are all completed. 225 Commons and Gravity (500 W Broad) are under construction with steel rising as we speak. The VV project has moved through a lot of big design changes and finally won approval. Kaufman have shown themselves very quickly to be one of the most capable developers in the city. That you would even mention them in the same breath as Arshot is nuts. He's probably talking about design. WPCC doesn't even want the VV project to happen. But to your point, yes, Kaufman moves quick! Hopefully the VV project is rising by year's end. Excited to see what else they have in store after the handful of large projects they're currently working on. Similarly Crawford Hoying gets things done too. Bridge Street is a multi-hundred-million dollar project they're just flying through. Then the RiverSouth tower and the Short North Moxy tower will be putting up steel within the end of the year. Wish one of these two could take over this project.

I could see Hexion, Huntington, Scotts, and Vertiv entering in the next 5 years. Will be interesting to see where they fall in the 1000. They've recently made fairly large acquisitions/investments.

Westerville: Developments and News
No problem! Tomorrow I'll be in Dublin and then downtown. I might try to snap some pics of projects while I'm out like I did today. I didn't snap a pic of the Central College/Sunbury development, because the apartments and retail aren't started yet. Although the single family homes are almost complete. I wasn't in south Westerville today, but I was a couple weeks ago and the Aloft is looking real good too. Next time I'm in Westerville I'll have to check the progress on that and the Braun Farm development. I wish Crawford Hoying had bought the Braun Farm property and made it Bridge Street Part 2. Westerville actually has guidelines in place now for "density bonuses". I'll try to post in the next week what all the city is doing. They at least seem to be trying to emulate what Dublin is already doing. Can't say that for the other suburbs I don't think. I agree. Jimmy V's and Old Bag are going to have to step up their game, because Koble, Asterisk and Northstar have them beat in just about every way. I really like the Northstar space and it's nice to have a patio to compete with Jimmy V's (the only thing going for it IMO).

Also in view is the Cabela's and Costco gas station. The pink and white is the office/retail fronting Lyra Dr. The plywood and white is the apartments wrapping the garage. Directly across Lyra Dr is Polaris Fashion Place. Across Gemini Pl is Cabela's. Catty corner is Costco. EDIT: If you open the picture in a new tab it'll be larger. Still grainy though. It's a cell phone shot.

The Northstar Cafe is open in Uptown. Saving that large tree was probably part of the massive construction delays. That's the Westerville Public Library across the street in the background. ETA: There's exposed duct work on the inside for all you fans! :wink:

That'd allow for more density. The CU article says this is more than 70' tall. It certainly doesn't appear so. That'd be almost 18' per floor.

The red box shows this new development north of the Topiary Park. The yellow boxes show Motorists' owned lots/structures in the area. The blue lots are owned by State Auto, whose HQ are across Broad from Motorists. The purple box over the grass lot across Town from the Topiary Park is a proposed seven story apartment building. The green box was an old Roxanne factory that was demoed and is approved for a seven story apartment building as well. Motorists has a real opportunity to turn Oak into a nice mixed use street connecting OTE to downtown.

Metro Parks' new land called 'Hocking Hills of Franklin County' By Mark Ferenchik The Columbus Dispatch • Wednesday September 21, 2016 3:36 PM The newest piece of property in Metro Parks' portfolio has managers there excited. “It’s the most pristine property in Franklin County,” said Thomas Bonasera, the trustee for the Richard H. and Ann Shafer Foundation, which has agreed to sell the 98-acre property to Metro Parks for $4.1 million. The land sits just north of the Little Turtle Golf Club in Blendon Township. There are no paths, and little evidence that anyone sneaks in to explore. The cliffs along the east side of Big Walnut Creek are at least 100 feet tall, said Tim Moloney, Metro Parks executive director. And it’s only a 20-minute drive from Downtown. Not to single out a typo, but calling Stelzer Road Steltzer Road is something almost all of us do. Every time I'm on Stelzer Road I think of the 3 Stooges blasting each other in the face with seltzer water. That's like how people from Ohio call Xena Warrior Princess "Xenia". Ha! I drive on that road every day, too. Oops!

Curate is an Abbott Nutrition brand. I know EAS, also owned by Abbott, has offices in the AD. Perhaps Curate does as well. Thanks for that reply. I didn't have an answer about Curate (other than 191 W. Nationwide being office space in the Arena District). Abbott is quite the diversified company aren't they: http://www.abbott.com/our-products.html -- Abbott is almost like the Battelle of nutrition. You never know what's happening inside that huge white Abbott rectangle at the northern fringe of downtown, or if they've branched off somewhere else! The production facility downtown produces only liquids. Mostly Ensure, Similac and PediaSure. It's the only Abbott Nutrition plant in an urban area. The long white rectangle houses a monorail that moves pallets of finished product from the plant to the warehouse. Also the Abbott Nutrition HQ is in Columbus on Steltzer just south of Easton. They have 2,800 employees in Columbus. Only 500 of whom work at the plant downtown. They give tours if you're ever interested. The parent company, Abbott Labs, is headquartered in Chicago. Your comparison to Battelle is apt. They're heavily research based with tons of patents, trials and research under their belt. Abbott Nutrition is a huge asset to Columbus, and it's strange we as a community know so little about them.
