Cleveland: Ohio City: Development and News
How long ago was that sale? I believe OCI has been located down the street on Lorain for about 4 years now. I would think that if OCI extended her existing lease that it would greatly deter any prospective buyers of the property. So let's say that that there was four years remaining on Karen's lease when the building was sold and she had sought and received a 5-year extension. If I'm Harsax, why would i buy a property for market rate when one of the prime leasable spaces is encumbered by well below market lease for 9 years?

Cleveland: Ohio City: Development and News
I'll underscore that I'm no expert in commercial real estate leasing, but I'm curious to see how many small restaurants would be able to pay $11k per month for that space. It is prime real estate, but still seems like a lot.

Cleveland: Public Square Redesign
Supplier delay. I'm not sure if it is the bollard manufacturer or some other key component, but the manufacturer had some major issue. Should be ready go start in spring 2024.

Cleveland: Downtown: Sherwin-Williams Headquarters
Back when the Flats East Bank office building was under construction, there was a news story about the crane operator. In regards to the question above, the operator climbed the ladder everyday with two milk jugs with filled with water and then descended the ladder after work with the same jugs filled with a different liquid.

The landowner is responsible for maintaining the bulkheads. Unless Bedrock received an earmark of some sort, they will have to pay for this work.

Cleveland State University Vikings Athletics Discussion
Just about every game is on ESPN's website. Maybe I can access them because I have an ESPN+ account?? They sync the video feed with the radio announcers (either CSU's or the opponent's).

Cleveland: Cleveland State University: Development and News
I had the same thought when I first heard about the CSU plan, so I checked into the attendance figures. Its still early in the season, so its hard to extrapolate. On a tuesday in early November, the attendance was @1,800. On a Friday in mid November, the total attendance was @4,000.

I'm not arguing your point, but Amazon HQ is located in the urban core of Seattle.

I'm also very suspicious of this. There is a HUD rule that mandates that CMHA would have to replace any housing unit that it sells/demolishes. Except for the Lakeview Tower, I believe all of the housing there is on the National Register of Historic Districts. And CMHA is in the midst of a new master planning effort for Lakeview.

Regarding the ViewRay move, Cleveland.com reported the following: The medical device maker will continue to invest in its Oakwood operations, which will focus on product development and customer and physician training, a company spokeswoman said in an emailed response to questions. https://www.cleveland.com/news/2022/08/greater-cleveland-medical-device-maker-moving-hq-to-colorado.html

^On a related note: Whenever a new apartment building is proposed for the near west side, the NIMBYs often say 'who is going to fill these places? the region isn't growing'. But most of the people who are retiring tend to live in the burbs. The 20-somethings who are hired to fill the entry-level jobs vacated by those climbing the corporate ladder to replace the retirees are the people who are filling these apartments.

Canal Basin Park and Lake Link Trail
One benefit to the updated Heritage Parks and Canal Basin is that the different entities behind the projects (City, Metroparks, Canalway Partners, etc.) have collaborated to come up with a unified design palette for the materials, lighting, seating, etc. for these parks. It would look rather unfortunate to have different benches, light poles, pathway/boardwalk materials when you walk from Canal Basin into Heritage I. Most people wouldn't realize that they are different parks because they are immediately adjacent to each other.

Cleveland: Ohio City: INTRO (Market Square / Harbor Bay Development)
Maybe I'm wrong, but I thought that I heard from the City's engineering department that all roadway-related striping is done by contractors and not by actual city workers.

Cleveland: Downtown: Sherwin-Williams Headquarters
I apologize if this has been addressed earlier in the thread, but are they designing the parking garage so that additional office space could be built on top of it in the future?

Cleveland as a college town
I always thought that JCU could do well by going DI in basketball, but staying DIII in the other sports. There are so many smaller privates (including Jesuit schools that have DI basketball, yet have lower division football programs or no football at all---Georgetown, Gonzaga, Marquette, Xavier, Loyola Chicago, Loyola Marymount, Creighton, and Fairfield to name the ones that quickly come to mind.).

Cleveland: Downtown Parks & Public Spaces - Development/Construction
The ParkScore thing can be very misleading. It doesn't take the quality of parks into account and it mis-categorizes several spaces that either are parks or should not be considered parks. I realize that TPL would have to commit a lot of resources to more accurately evaluate the cities, and that's not really the goal of the parkscore project. Looking over the Parkscore map, a couple of things jump out as odd. For example, one of the worst places to live in Cleveland for access to parks is Lakeview Cemetery. Hmm. Another park-starved area is the neighborhood immediately adjacent to the Shaker Lakes Nature Center and its trails and wooded areas. But in Ohio City, people benefit from the park that is inside the new Franklin traffic circle. Many schools in Cleveland have playgrounds and large open grassy areas that serve as parks, but the Parkscore doesn't take those into account.

While CWRU's enrollment has been steadily increasing since the late 1980s, former President Barbara Snyder really did an impressive job of adding students. https://case.edu/ir/sites/case.edu.ir/files/2021-10/TotalEnrollbyLevel_0.pdf

I'd be curious to see how the S-A real estate taxes are affected by the Thunderbird developments. Maybe increased taxes could incentivize them to part with the land.
