I've heard that the Heinens will be about the size of Dave's in Ohio City. Regarding the death of Constantino's, I wonder if the hill will keep folks up in the WHD.. I If Stark is able to add a bunch of residents in the WHD, then I could see Constantinos and Heinens surviving. Constantino's would need to further adapt to find a niche that Heinens wouldnt fill (movie rentals, etc). But then again, who knows what Stark has up his sleeve.

Cleveland still poor, but not poorest big city in U.S. Cleveland was ranked as the nation's fourth poorest big city Tuesday after spending two of the last three years at the top of the U.S. Census Bureau's list. Cleveland was behind Detroit, Buffalo, N.Y., and Cincinnati, which jumped from No. 8 on last year's list, according to data from the American Community Survey. The rankings reflect the number of people living below the poverty level in 2006. The survey indicates that 27 percent of Cleveland's population was below the poverty level last year, compared with 32.4 percent in 2005.

Downtown Nashville has about two streets of older storefront buildings. It serves as the entertainment district. Just outside of downtown, there isn't much in the way of nice neighborhoods. About two miles outside of downtown, there is neighborhood with late 40s/early 50s homes that may or may not have sidewalks.

Sales continue to be brisk (for Cleveland standards). 5 of the 9 second phase gateway townhomes are sold before the framing has even started. The future of this sub-neighborhood will be interesting to follow. Truly, "Greater Battery Park" area stretches from W.76th to W.48th. I think that this area has a real chance to take off in the next decade.

which holes do you speak of? the holes i can think of are the western portion of CBD/warehouse district which are already going to be developed and the far eastern portion (avenue district is already starting there). we were discussing the public square jacobs lot. do you think that lot would be more suited for a 10-20 story building as opposed to a 1000 footer? would that give downtown a more urban feel? skyscrapers belong in the CBD. the skyline of a city does matter and does influence people's opinions and civic pride. You referred to the "CBD". Are you defining CBD as public square and nothing else??

I couldn't disagree with you more. We have so many holes in downtown. If we could fill in the surface lots with 10-20 story buildings, it would do so much for the urban feel. Tall towers often concentrate many people in one location. They also tend to provide many of the necessary services inside the building because it has its own economy of scale. Additionally, the parking needs of huge structures can compromise the surrounding area. While towers can be serve as a boost to a city's ego, its the smaller buildings that create downtown neighborhoods that improve the downtown experience.

Is Superior Cleveland's potential Michigan Ave/Magnificent Mile?
I think that the uses along Superior will keep it from becoming more energetic. I agree with you that its an awesome street. Between Public Square and E.9th, there are some amazing buildings. These buildings, however, don't generate the type of foot traffic that will make Superior a livelier street. Example-Federal Reserve--its beautiful and huge, but its a black hole as far as foot traffic is concerned. Moving into Asia Town, there are some awesome old brick warehouses that, if renovated, would make for a very interesting vibe.
