  1. This project died. Then Coral purchased an option on the land and proposed some more condos. They dropped the project before it ever had a chance to get off the ground. This land will get developed in the coming years. The Franklin-Clinton area has so much momentum and developable land. Just have a little patience. By the way, I received a tour of a house on Franklin that borders Franklin Circle. Its the first house on the northern side of Franklin. It is an absolute masterpiece. I'll talk a little bit more about it on the OC thread. Let's just say that the investment is close to one million on this property.

  6. Choolie, The Murray Hill Condos are for-sale units. Were you looking to buy? I've heard that the rental market in Little Italy is not that great. With so many grad students, landlords have chopped up homes into smaller rental units and don't do the greatest job in keeping them up. Regarding Cleveland Heights kitchens: you get what you pay for. I am assuming that Metro Lofts has some cheap units with great kitchens due to its location. Cleveland Heights landlords don't need to improve the kitches that much because of the stronger market. Did you get a chance to check out Ohio City?

  8. I think its a very valid point. We all know 'rapid' means here in Cleveland. When i would say 'rapid' around my visiting in-laws, i had to explain what it meant.
  9. That's strange that they have such a low figure for CMA. Do a google search and you'll see multiple places that cite CMA as having $700m +.

  12. I don't see this as that ridiculous. I'll qualify this first by saying that I don't know the entire footprint. Cleveland has a lot of open and derelict spaces in all the wrong places. Yes, I'd love to see an office complex here that employees thousands, but how likely is that? I trust that MidTown has tried and tried to make that happen, and that in their ever-wise judgment feel that its just not going to happen. Why not take this space and infuse a bunch of young adventurous people into the area. Make this a unique experience. Add a skatepark to the mix. Then watch as bike store opens across the street. Then a skateboard shop. Then some cool alternative concert club shows up. Then a cafe or two or three. etc etc. I'm all for innovative ideas that add life to our city. I'm very curious about this project. My first thought was negative, but I'd like to find out more about their plans.

  14. Interesting concept: sell the naming rights to a project in return for a super low interest rate on a construction loan. I'm thinking about putting an addition onto my house. I'll call it the Key Wing. ;)

  20. Currently, there is only one storefront structure between the gay bars at w.29th and w.58th-ish. I'm not too worried about the lack of storefront structures. Increased density is our biggest necessity. Once the density is there, retailers will follow in subsequent projects.

  22. For those who live in the neighborhood. Is agreeing to what the resident want that bad? ^I think that some residents don't understand the outcomes that accompany their preferences. Overall, I am very happy about this project. Hopefully financing won't be a problem and construction will start soon. West 32nd is rapidly becoming a very dense section of the OC. In a short two block stretch, there are 85 new units of housing proposed/under construction. Add to that the 7 recently constructed/sold out Ohio City Townhomes and about 10 other units that were constructed about 7 years ago... that is a lot of change for the area.

  24. If you think that I was trying to insult you, you are incorrect. Just as many people have a knee jerk reaction to the idea of density, i think that many people do the same with green space (just in the opposite directio). As we all know, there is good green space and negative green space. Many don't understand that concept. Neighborhood residents (my block club) stated that they did not want it built up to the curb. They wanted green space and for some views of the lake to be preserved. I can how this makes sense along Church, but it doesn't make sense along Detroit. When I saw the rendering, it looked like it would be more appropriate if it were on Euclid Hts Blvd.
