I didn't mean for my comment to lead for a call for Stark's head. I think we'd all like Stark to move more quickly on his proposal, but Phase I is massive!! If we don't hear anything concrete in the next 9 months, then that's something different.

The city is definitely looking into changing some zoning. I know that Euclid's zoning was changed last year. Right now, they are working on Detroit Ave and Lorain Ave. The goal is to maintain the storefront style.

^so is the Madonna site an old nuclear reactor? It makes sense to split up the different parts of a business. If the Marous housing development goes under, it won't bring down the Marous construction business with it.

^they are probably waiting for the weather to break. most developers take a break over the winter. I know that Rysar just broke ground last week (and then again today after the cold and snow had passed) on a project across the street from my house.

^I've heard that the downtown Chicago Target is the 2nd worst performing store in all the US. I don't think Target loves building downtown (MN is their HQ).

Reminds me of the Speed Racer cartoon. It looks like a high school kid did it. At least the stroller could have been one of those running strollers. I wonder why Marous is using 'Vintage' as the name for its development arm. 'Vintage' is also doing the Madonna Lofts demolition project.

if you get historic tax credits, you have to keep it as rental for a certain number of years. This article specifies six as the number of years. I had heard in years past that it was 4 or 5. Maybe the law has changed. Anyways, does anyone know why you can't get historic tax credits is you go condo right off the bat?

I think that they are still there. Rysar bought the property for the future. I would think that redevelopment is a long way away.

Dan, don't cut and paste your text book responses for a place that you've never visited. I was there last weekend and the Guv is correct. Its a very interesting experience. From the parking lot, you see this large working steel mill closely situated behind all the boxes. To the north, there is a bluff with an assortment of homes sitting atop it. To the west, there are a few stories of highway bridges that bookend the site. I'm not saying that its a wonderful place, but you definitely know that you are somewhere different.

^its on the northeast corner of 117 and Detroit (currently the cudell cdc office). there are no current plans for the building. all i know is that rysar bought it. i would assume that they would want to do something with it once rockport square is built out.
