The Foundry got a state capital grant and are required to use the Metroparks (or another governmental entity) as a fiscal agent. Metroparks really isn't doing anything other than being a pass through. The Foundry has been working with other non-profits to tie in the boardwalk area along the river so that it feels like an extension of the boardwalk along Rivergate Park, etc.

^^Sounds like something that DCA could try to foster. They could send out emails/etc. to find people who are interested in buying a condo. If there's interest, then they could take it from there. DCA could be the matchmaker that puts interested buys in touch with interested developers. Ken, very interesting concept..

Uh, Silverhills at Thunderbird ?!? The architecture and the site plan are horrible. The overall Thunderbird site plan was designed in a way to maintain viewsheds of the water from both sides of Carter Rd. This suburban outlot parcel design kills any sort of viewshed.

Is it me or is it more boring to watch on TV a game that's in a dome? I don't know if its the lighting or just the overly clean uniforms. To me, it feels like the game is being played in some windowless room with all white walls.

KJP, As always, great article. Thanks for finding and boiling down the info for us. A couple of thoughts occurred to me while reading the article: I forget exactly when the Bridgeview and Bingham were completed, but the tax abatement for those properties should have run out by now. The Archer's tax abatement has run out. Those are some high value properties to add to the tax roll. There are several apartment buildings between the Inner Belt and E.30th-ish between Superior and Carnegie. While they are not huge buildings, they also aren't small. Those also appear to have been left out of the downtown numbers. Re SF prices--I was surprised that Church & State and Quarter are so close to The Beacon. I probably shouldn't be surprised, but I thought that they would cost less given that they are not downtown. silly me. A couple of the new projects that are scheduled to come on line in the coming years (Centennial and Bridgeworks) will be aimed at a different market sector and therefore not compete as much with the other new buildings scheduled to come on line.

I was wondering about Garrett as well. FWIW, Myles was going against Laremy Tunsil yesterday. Tunsil is considered the 3rd best pass blocking tackle in the NFL.

That's awesome! I hadn't even heard of her till now. Cleveland -- the Land of pole vaulting gold medalists.. Tim Mack (born and raised in Cleveland, and still lives in NE Ohio) won the gold medal at the 2004 Olympics and set the Olympic record while doing it. ^IMHO: When Horton Harper uses brick as the principal material, the designs look quite beautiful. When they go away from brick, it is much more hit or miss.

I don't think you'd want to seek variances--it be much much easier (and appropriate) to do a PUD (planned unit development) for the entire site. FWIW, I'd want to see more density than single family homes--something that is more of a rowhouse/brownstone community.

I know nothing about substation construction costs, but I think that I remember hearing it cost either $7 or $9million dollars to build. People were not happy because they knew-as you mentioned-that it was not going anyway for a long time.

^I certainly don't disagree with you that the NIMBYism is getting out of control in Ohio City. But there are nuances to the W.50th St situation that merit a much closer look at any proposed project that seeks variances that would impact the other residents would live on this street. The residents have gone to extraordinary lengths to save the impressive allay of ash trees that line each side of the street. If you have ever seen West 50th between Bridge and Franklin, the tree canopy is absolutely gorgeous. 11 years ago, the City tried to cut them all down due to the emerald ash borer problem. The neighbors got together and researched alternatives to the clear cutting the street.
