Cleveland: Opportunity Corridor Boulevard
Some thoughts: -I thought that the Chester ramps were included in the last revision to the innerbelt plan. -While the west shoreway project will be great for the west side, the city didn't get all that they wanted. They really fought with ODOT to reduce it to 2 lanes each way. ODOT refused and will make it 3 lanes. That's a loss in my opinion. I hope that the lanes are not extra wide. -I heard that Chester's lanes are wider than the normal width. OC would have thinner lanes. -Not that this means anything, but many (well-connected) people talk about the OC as if its going to happen. From what I know of large capital projects, I wouldn't be so optimistic/pessimistic. Is there something else that we don't know about? - additional thoughts coming soon...

Cleveland: Cleveland Institute of Art Expansion
While this is a viable project, it can also be considered a bargaining chip. Either way, CIA would win. I would love to see an architecturally-sensitive residential building go on this site. Case doesn't really need the space, they just want it to keep their options open. Don't be surprised to see other similar projects proposed for this area. While many like to paint UCI as the agent of neighborhood destruction, that's history. There is a concentrated focus on adding market rate housing in the Circle. Just because you don't see it all the time in the PD doesn't mean that its not actively being pursued.

Cleveland: Downtown: The Avenue District
We subscribe to the New Urban News at my place of employment. It seems fairly reputable. I just read the article. It also talks about Stark's plan for the WHD and the lakefront. As mentioned, the article talks about the East Bank. Has anyone else heard that Wolstein wants to make the entire thing LEED-certified? Actually, it is called LEED-ND (neighborhood development). I'll reread the article, but it sure seemed like Wolstein wants to make this an example for how to properly do new urbanism.

^The stops will be less frequent. The busses will have signal prioritization. The roadway will finally be smooth. You can argue all you want about whether the silverline is a good idea or not, but it will definitely be an upgrade on the 6.

Chicago is a city. Ohio is a state. States contain a variety of cities. Larger cities often times have zoos. :)

I think that Rhodes tower is enough of a "signature" building. ;) I wouldn't mind a signature building, but I would be happy enough with a strong urban design that foments street life.

Affect of Downtown Housing on Existing Urban Neighborhoods
I also disagree with the premise. Cleveland and its immediate neighborhoods offer different styles of urban living. I just signed a contract to purchase a home in Ohio City (a neighborhood just outside of downtown Cleveland). We never considered downtown because it does not offer the amenities that my wife, myself and our 7-month old son need. You will find some people who will choose between downtown and Ohio City, but in the end the improvement in each neighborhood develops a symbiotic relationship that will increase the appeal of each. Dayton, however, is a smaller market. I think that it would be more difficult for that city to develop many different nodes of improved urban life.

Cleveland: Larchmere Court Townhomes
Not exactly on the topic.. While I would prefer that many of these inner-ring suburban projects were within the city, it will help to solidify the surrounding areas. With an increased focus on residential projects in University Circle, high-priced units on its fringe will help the market. Domain on Lee did not survive, but it would sadden me more if Derbyshire townhomes did not suceed. Cleveland Heights has a lot of property devoted to parking near Cedar-Fairmount. I would love to see the city start turning those spaces into townhomes.

Cleveland: Larchmere Court Townhomes
All but one have sold. Good news for this area of Cleveland! On to Cleveland Heights: The Derbyshire Townhomes are also selling well. The last phase is under construction and 4 of the 6 units have pre-sold. They are little bit smaller than the last phase, but the developer has decided to raise the prices by $30,000 per unit. Given the increase in price, it speaks well for the market that they are selling so quickly.

CMH, I always wondered about Copa's symbol and how similar it is to Continental's. I always thought the similarity would be grounds for litigation. Considering that Continental owns 49%, it now makes sense. I am glad to see that a foreign carrier will be investing in Cleveland. If I ever were to travel to Mexico City, it would be heart-warming to see Cleveland on the departure/arrival screens.

I remember reading an interview with Rubin about the Square. He said that the condo tower could happen in the future. It definitely seemed like a back burner thing that he'd like to consider in a few years.

You would need to add some amenities. I would like to see a sunken amphitheater. You need places where events can go on and where people will feel good about their surroundings. As is, each quadrant is surrounding by traffic on all four sides. If they were combined, you wouldn't feel as isolated. You need to be able to stretch out, play frisbee, watch a small concert.

I've always dreamed about tunneling the busses underneath the square so that it could be one contiguous space. However, this would create other issues that make my idea sound stupid.
