Nice job. I think I see that you left St. Elizabeth's intact on Buckeye. Its on the National Register of Historic Places. I know that Micelli's is located in that area as well, but I am not exactly sure where. They are another good company that the city would not want to hinder.

We have had so much discussion about the need for housing in downtown. Because there has been so little activity, we haven't really focused on the economics of it all. With so much buzz about the new projects downtown, I do worry about market saturation. How many $400,000 units can downtown absorb. I wish that we would see a large scale development in a prime area that mainly featured 185,00 to 250,00o units. I believe that they would sell faster and help to create the vibrant streetlife that would would create the necessary buzz and demand for the higher end products.

I agree with you about the commuter line. It would be interesting to think about its effect if it could go out to Mentor, but also have a branch go down 271 (a la Chicago).

I would love to see rail go near St. Clair. It makes much more sense to put it near the heart of the population. It is ridiculous how far from rail our population lives. However, a rail line down the middle of St. Clair doesn't make much financial sense to me. Urban planning-wise, it makes a lot of sense. But if we are to convince the powers that be to fork over cash for a waterfront line extension, it needs to make financial and practical sense. I don't really see the difference between BRT and light rail down the middle of St. Clair. I love the redline because it is so efficient. I don't have to stop at each intersection and wait for the redlight to change.

Urbanlife, I absolutely agree. I think many developers are looking to capture the same small market that exists. There are many more folks (younger ones) who would love to buy in downtown, but can't afford the $400,000 price tag. If developers keep trying to build the same product, downtown housing will not take off like we all hope it will.

I heard that it will have hydraulics and some neon lights underneath the body. Heck, let's put some NASCAR-riffic style advertisements on it. Considering that it will be called the silverline, I hope that they keep it mostly silver. Its handsome. I think some flames down the sides would be very appropriate.

When was the team awarded? The Wolsteins have always wanted a bunch of public money to build this thing. That's a non-starter for Cleveland. I don't really want Cleveland funding this thing. If CSU took serious steps to add a football team and enter into a mid-major conference, then I would be for it. As it stands, I don't care that much about it.

When Wolstein originally pitched the idea, he wanted the stadium to also serve as a location for big high school football games and possibly as St. Ignatius' home field (it now rents out Byars and Lakewood Stadium).

Sounds like it is part of the budgetary problem. They have to cut $17 million from the budget for next year. Hopefully, funding will be available soon.

I can re-check some maps and let you know. I wouldn't worry at this point. The maps look at the current uses and show how previously isolated industrial acres would become open to redevelopment. There are not any concrete zoning plans for anything at this point. Its way too early in the process.

CMHA plans downsized Thursday, February 09, 2006 By TOM CORRIGAN Staff Writer Cuyahoga Metropolitan Housing Authority has scaled down plans for a public housing development atop RTA's West 25th Street station and ditched a plan to build on the muny parking lot across from Burke Lakefront Airport. The plan for a high-rise building atop the RTA station, and for additional units along Columbus Road, was scaled back from 398 to 171 units, said George Phillips, CMHA director. Meanwhile, the plan offered as an alternative by Councilman Joe Cimperman — to build 200 or more units on the muny lot across from the airfield — is no longer in the picture, Phillips said. 'We can't really figure out a way to make that site buildable,' he said. 'You've got quite a few challenges over there. It's an interesting idea, but it would pose quite a few problems building on that site.' Phillips and officials from City Architecture, brought aboard last year to fine-tune the West 25th-Columbus Road plan, presented it Tuesday to Regional Transit Authority board members. 'The board liked it,' RTA spokesman Jerry Masek said later, adding that additional proposals to build on the site will be sought. The project would be paid for with part of some $8.5 million remaining from a HOPE VI grant awarded to CMHA in 1996. The original grant, for $12.4 million, was for CMHA to build some 420 mixed-income units on the bluff behind Riverview Towers on West 25th Street. But geotechnical studies later showed the hillside was so unstable that it could not be built upon, and CMHA has been trying to find locations to build before the grant deadline runs out. Cimperman, D-13, suggested the parking lot across from Burke as a possible site last year, saying residents near the Columbus Road site feared the plan would create a 'massive wall of housing.' He said residents in the area, known as Duck Island, prefer no more than 40 units. Now, Cimperman said CMHA's latest plan is also unacceptable. 'I think there's quite a bit of concern still from the Duck Island community. There's got to be a way to work this out,' he said, adding that he hopes to meet soon with Phillips to reach an agreement before the grant expires in March. 'I'm disappointed it's gotten to this point.' Duck Island is partly in Cimperman's ward, but most of it is in Ward 14, represented by Councilman Joe Santiago, who said he supports CMHA's latest plan. Although still to be finalized, he said, the plan has been made less dense and opened up with four parks to make it more pedestrian-friendly. 'They have a beautiful vision of adding trees to the neighborhood; it looks real nice,' he said, adding that one or more community meetings will be scheduled to seek neighborhood approval.

KJP, That area is already pretty much exclusively an industrial zone. At least half of the area is abandoned with some serious brownfield issues. Orlando Bakery is also located there. They employ a lot of people and desperately need to expand.

I absolutely agree. The price points are unrealistic for a lot of these developments. I like to see that the Jay Hotel is going to start around $200,000. Hopefully it will contain a lot of $200,000 units and not just 3 or 4 with the rest going for over $300,000. A lot more people would buy if units cost $200,000. The Fries & Schuele building sold its 200,000 very quickly.

I wish that University Circle could truly be a "Dual Hub." It would be very difficult to do, but it would be great if the Blue and Green lines split from the redline at the University Circle station. When I think about living in Shaker Square, it would be great if there was direct rail transit to University Circle. The community circulator is nice, but it still leaves you stuck in traffic.

This project would further cement this area as strong place for a real estate investment. I hope it moves along quickly. I also wish that they had broken ground earlier as I am looking to buy this spring. Any word on how other places are doing in Ohio City? I drove by the Ohio City townhomes the other day and noticed that there were only 2 for-sale signs still up. A few of the other units looked empty, but did not have a for-sale sign in front of them. The most expensive unit (corner) looks like it has a tenant. Furthermore, it appears that renovations are beginning on the grand old home that is just to the east of the project (this is part of the deveoper's plan). There has been no movement on the Japanese units. Outside of this little area, the rest of OC's new stuff seems to be in the W.40s or beyond. Any word on how that is moving?
