  1. I'm not a fan of the site plan at all. It is essentially a cul-de-sac. I'm intrigued by the architecture, but the renderings are a bit ridiculous. What's with the oddly elongated shadow people and the 1920's era skeletal race car? it is not easy to understand how these will actually look once they are constructed because the renderings are a bit fantastical and do not show the neighboring structures. KJP included the better images, but the rest of the images that are on the city planning agenda page are not realistic. http://planning.city.cleveland.oh.us/landmark/agenda/2019/04252019/index.php
  2. This is awesomeness. KJP -- you are Too Legit To Quit.
  3. It could be part of ongoing environmental testing to determine if the underground storage tanks are leaking. I think the reference to the drilling on the SE corner of West 28th and Detroit is directly related to an upcoming development.
  4. The default question that my wife and I get from many suburban colleagues or acquaintances: where do you send your kids? The fact is that k-8 options have improved greatly for near west side families over the past 5-8 years. Ask the families around you. Or pm me sometime.
  5. I don't know what the development will be, but RTA's plan going back to 2013 was to have townhouses on the site. RTA went with the assumption that any developer of these TOD-townhouses would also want to include one or two garage spaces ? . Because of the grade change and design considerations, it made more sense to put the townhouse garages on the back to avoid a mega-block of 30 front-loaded garage doors and corresponding curb cuts. They were told that the City would never approve a project where you'd have up to 30 drivers backing out of the driveway and into a busy arterial road (Columbus Rd) each morning.
  6. They rezoned most of Duck Island last year. I just saw this, so I haven't had time to read through it. See the last page for a map of the changes (which includes an urban form overlay for the RTA land). http://planning.city.cleveland.oh.us/zoning/2018/Map2586.pdf
  7. To be fair, in this situation there have been 2 significant planning efforts (Duck Island Neighborhood Plan and the Market District TOD plan) in the past few years with lots of public feedback/meetings that specifically called for townhouse developments on this land. The TOD plan predated the Red Line Greenway effort, but the Duck Island plan specifically incorporated the trail.
  8. here's another link to the w.45th street project. https://www.progressiveurban.com/shared/fs/0343/company/Civic Builders/West 48th Street/1432 W48 Marketing Package Feb 2018.pdf
  9. ^fyi this property is under contract and will be fully renovated.
  10. ^this project is from the City's Percent for Art program. LAND studio manages the process (as a contractor manages the construction of a house), but the artists and projects are voted on/selected by the City's Public Art Committee.

The firebombing was revenge from the leader of a violent drug ring that was thrown in jail. Joe was involved helping put the guy behind bars after they had done some pretty evil **** to some residents in Joe's ward near Clark ave.
  12. This is another sewer district project and it'll be fenced off for around 2 years.
  13. ^because of the proximity to the water treatment plant, the smells are not too pleasant at that location.
  14. ^Though there is some push back, one of the current residents (somewhat long-term) is the developer of about half of the projects that are going on in Duck Island (south of Carnegie).
  15. question: How many floors will the Beacon have above the garage?
  16. pretty sure that is another site where the sewer district will be doing lots of work
  17. saturn used to be located about 40 minutes south of nashville and that died off in the great recession. nissan more than made up for the saturn loss, but it also is located outside of davidson county.
  18. The MAC basketball men's and women's tournaments are currently going on downtown today through saturday.
  19. They have the wrong address. It should be 3929 Lorain, not 3829 Lorain. This development will go on the parking lot for the old funeral home. The “vacant” lot just west of OC BBQ is NOT part of the project.
  20. What do they do? Commercial or residential realty? Or?
  21. The plans in the storefront would cost twice as much to build. While the design is beautiful, this architect is well known for designing buildings without regard to a budget. That said, the developers' plans for the w.41st/Lorain building are pretty awful.
  22. They just replaced the elevators at Lakeview. I highly doubt that they are looking to sell any of that land (and i have been working with them on a project). per hud rules, they'd have to replace any units on a 1 to 1 basis that they get rid of. there are a lot of units in both lakeview and riverview--i just don't see hud under the current administration making any funds available for building new units at such a high number elsewhere in cleveland.
  23. I have a question: I know it varies according to a number of factors, but generally speaking how many office jobs fit into a building the size of Key Tower? And--how many total gross square feet of leasable office space does Key Tower have (gross sf, not available sf)?
  24. if you take a look from the alley, you'll see that it's been gutted and is being completely rehabbed. they haven't touched the facade yet.
