    in response to the question of whether or not new office and residential projects in downtown Cleveland need to include new parking garages It's funny when people who don't live Downtown seem to want us to be an instaManhattan. If you want that for downtown, please do me a favor and open a full service, late night grocery store/household goods store/bookstore/music store combo with a food court open outside office hours, and also please either build transit to or convince my family and friends to move within service range of RTA. Then I'll be more than happy to live your carfree urbanite fantasies out for you. -X

    But Detroit's airport is new and huge. I doubt they'd want to give that up. Memphis' airport is small and old. I think that they would be better served to close Memphis and shift more flights to Dallas (or do they no longer operate a mini-hub out of Dallas?).

  7. Some more random thoughts: -if you go with new construction, then you'll qualify for tax abatement on your property tax. So if you go with a 200k townhome, you'll be making monthly payments that are akin to a $160 townhome. -if you are leaving in 3 years, the real estate market should be much better than it is now. Still, I wouldn't expect the property to appreciate that much. -if you want to be in walking distance of a lot of things and live on the west side, then I'd go for Ohio City. -www.progressiveurban.com is a good source, but i bet you've found that already. -http://www.friesandschuele.com/ -www.batteryparkcleveland.com
  8. Have you looked at the Fries & Schuele condos? They are on West 25th next to Lorain in Ohio City. This would be a fun spot for a young couple. Also, it is one block from the RTA rapid station and closer to Metro. Additionally, you'd be able to walk to a grocery store, bars, restaurants, the West Side Market, etc.
  9. Nomads, welcome to the board! (My wife is a native Houstonian.) So I'm guessing that your husband is doing a residency at Metro? What are you looking for in a neighborhood? What is important? Are you set on purchasing a place or are you considering a rental at all? My first impression is that this area is a bit grittier than some other parts of Detroit-Shoreway. If you don't mind me asking, what is your price range? Have you looked at the Clinton Courts townhomes? Some of those units are similar in price to Courtland. There are also some units at Battery Park (the gateway townhomes) are around $200k. Have you looked at Battery Park at all? What deters you from the East Side? Have you visited Cleveland yet?

  13. In theory, I do like the cut-through. I just don't trust K&D to pull off a good design for it. It really could be very very cool if the space is well programmed and lined with some appropriate retail/cafes. I also don't want to see a half-finished plaza and cut-through while the developers try to pre-lease any new construction.

  15. If somehow the Eli Mann super block, 668 and the Ameritrust Tower are all successfully developed and decently leased-out in the next 4 years, Euclid Avenue would be beautifully vibrant.
  16. ^I agree, but there have been a lot of babies born in the OC in the last two-three years. A lot of our friends have had kids (and we're hopefully about to have our second in a few weeks). I still don't think such a place would be financially viable. The homes in the OC are not competitive for the middle to upper-middle class family family market. I have some friends who are frustrated at the lack of options. There are so many 2 bedroom/2 bath townhomes. I wish that some developers would see that there is a market for a few 4 bedroom/2.5 bath units out there.

  19. My impressions of the area are that it feels very safe north of Detroit. Detroit in the 70s feels sketchy. My wife, 2yr old son and I take a lot of walks in the area.

  21. My wife did some rotations at the UH emergency room and said it was very very small, extremely out-dated.
  22. How about the large space just to the north of Saigon and to the south of Pickwick? That is a very large space and is the only thing left to lease out. Anyone heard anything?
  23. Besides the historic preservation and sustainability issues.. In Cleveland, its usually a lot cheaper to rehab a building than tear it down, remediate the land underneath and build anew. Costs would likely kill any new construction at this site.
  24. map boy can probably answer this one. I know that two years ago UH had talked about one day putting a hotel in front of the parking garage (fronting on Euclid). The hotel would face the street. Now this hotel was just an idea by UH at the time and I don't think that anything has been done to advance it. I believe that there will be a decent sized lawn in front of the garage where UH will eventually build something, if not a hotel. In other words, its not going to look pretty for a while.
  25. The slender curvy thing will go at the corner of Cornell and Euclid. This demolition makes room (i believe) for an emergency room expansion and a parking garage.
