Suburban Cleveland: Development and News
Brecksville appears to be very close to acquiring title to the 102 acre former VA site at Miller & Brecksville roads. This is a huge asset, that is great news to redevelop but I don't see how the City can just turn the asset over to a developer with a memo of understanding. I had lunch last week with the manager, he said the apartments are pretty much all leased. No specific numbers but I would take that as 90%.

Wow, you sure did miss a lot! Have you seen the new Detroit Ave streetscape plan that extends from w76th to w52nd? What in the world???? The neighborhood isn't even close to plateauing. Drive thru again when everything isn't closed on a Monday. I have not seen the plan, but that is good news. Also good news about the new development on 65th - I always thought that street was a gem. Also good news on streetscape for 73rd

I drove through Gordon Square yesterday. As a past resident, I can attest to how much progress the area has made but still some very obvious weak points. - The area around Detroit and 78th to 85th remains awful. Streetscape is terrible, residential & commercial buildings are in bad shape. Basic code enforcement & cleanup could do a lot - The new interchange to 73rd is a ghost town. 73rd itself is a total mess. heaved sections followed by pot holes. The sidewalk literally goes away to nothing in areas and this is supposed to be the gateway to the lake? The house at the top of 73rd & Detroit looks like a bombsite. Again, a dozen visible code violations on a high traffic corner/gateway to the lake is pretty pathetic. W76th is no better. Not sure what the remaining plans are for this area but it seems to have hit a plateau. The movie theater & streetscape happened back in 2009. Battery Park has grown to about 75-85% of it's full plans. Probably 90% when this apartment building is done. The 73rd connector was done. All that aside, I don't see a ton of worthwhile retail happening on Detroit and I don't see many of the homes getting substantial improvements in the surrounding area. South of Detroit is as bad as ever in some areas. Franklin/Clinton is holding it's own but not much different from what it was 6 - 8yrs ago. I'm sure I'm missing a lot of the positives but the big stuff seems to have all happened already.

I agree with all this but I don't think scoring is our problem. We gotta get more stops. How many 2nd & 3rd shots did GS get last night? Alot. That's a back breaker to force them into a bad shot, then they get their own rebound & knock down a 3 or an easy inside layup. Way too many points scored in the paint. Last year we shut down their shooters outside & forced them inside. It was huge when Curry didn't get double digit scoring. Not sure how to do that now, esp since they added Durant who can drive inside better than Curry.

not sure if this is the right forum but I heard Central Cadillac was sold to Ganley group and the dealership will be moving. Not sure what sort of redevelopment could happen there. It's not exactly a hot pocket of development right there. Sort of on the fringe of nothing.

Maybe. Maybe not. Considering the target market is predominately young professionals and empty nesters, how many are out there that A) want to live down town B) can afford rents around $2/sf Given how many units have been added in the last 2 years and how many more are in progress, I think it's safe to expect the market to cool off Big picture, Cleveland downtown is not significantly adding jobs. At least not at a rate much faster than the suburbs. I know of more new suburban office projects in the pipeline/underway than downtown.

I know some of the other sites that MM is looking at. Can't imagine they are also considering brand new space. It would be the most expensive space in NE ohio when you include all the parking required for employees

Given how far out Nucleus completion is and how many apartment projects are currently underway, the market could shift in 2 years and apartment demand could significantly soften in Cleveland, especially for new construction, high-end product. Condo market downtown is unpredictable as well for high end. What has been completed recently as a comp in the downtown market? If the hotel, retail & condo's were removed from the project, what size is the building? I can't remember what the total SF of office proposed, but figure 22k - 25k per floor... not including the first floor.

Speaking with the construction folks from Walsh that are building the tower. They are moving full speed ahead. I still think the Stark team will have a major uphill battle to find office tenants, deal with a softening hotel market and lease apartments at a rate even higher than FEB or the Nine... Certainly not rooting against it though, it's very exciting Circling way way back to this, I'm told the Walsh people were recently informed the project is delayed again at least 4 months. Talking to real estate folks, the hotel market is saturated in Cleveland and the retail component does very little to add value. It seems Stark should just scrap all the other layers and just focus on the office component. Not what everyone wants to hear and certainly not predicting anything here either...

Part of this sometimes comes from developer's relationships. Not saying that is the case here but often times a developer will have a tenant sign agreements at several properties even though some may be in Cleveland or some other non boom town

The Global Center may be at 80% occupancy but a good number of those tenants signed 5 yr deals and the leases are going to start coming up. Will be interesting to see who renews and at what rate they pay going forward. When you look at the cost of the buildout of the spaces and the rents paid, I can't imagine it's been a good business move for many

my thoughts on the game. Most of this has already been said by others 1. Obviously the play calling has been an issue since Tom Herman left. It was bad last year and we had much more talent. It's terrible this year with a young team. 2. Barrett has regressed. He pulls his eyes down and isn't looking downfield. The handful of times he passed downfield, we got 2 big pass interference penalties and 2 others he overthrew/under threw the receiver. The stat in 3rd quarter showed how many passes he had beyond 15 yrds and it was 1. Only pass he seemed to be able to complete was the comeback pass. 3. Defense looked really soft. Guys were not swarming to the ball, defense couldn't get off blocks all night. Corners were tied up on the outside and LB's were non existent. 4. We are really missing a big physical RB. I can't understand how they don't have someone on the team available to put in for a different look. Zeke Elliot made playcalling so much easier when he busted arm tackles at the line and blasted through the secondary. I really have to think back to a time when we didn't have a power back on the team like Elliot, Carlos Hyde, Beanie Wells, etc. Do we even have a FB on the roster? 5. The legend of Urban Meyer and his bowl preparation took a big hit. The team was not ready to play. The offense was so out of rhythm. The o-line blocking was terrible. Nobody picking up blitzers. Barrett not picking up the reads. Defense should have been reading the plays coming from Clemson. They run the quick screen pass to the wideout better than anyone but after the 4th time, it should not have been working.

This is a risky project and probably oversold at 50+ stories. I hate to say it but it will likely be scaled back in size and delayed from the spring ground breaking. Before anyone asks, I don't "KNOW" this. But i know people who do know, and they tell me it's not a done deal yet. So experience tells me it's not breaking ground in the next 3 months.

And I've been in plenty of out-of-square, out-of-level, concrete slab & steel framed buildings. you know, floors that were out of level from 1 edge to the other by a couple inches. Steel framing that had to be made up with masonry by a couple inches of mortar joints... What's your point?

I've been watching the construction from the start (live in the neighborhod). I don't know anything about it, but reading here there was some concerns raised in this forum about the fact they they were "stick built" despite being 4-5 stories. What this means... hell if I know... but if I was buying a condo unit that might give me pause about the future. That said, if I were renting and wanted to live in the neighborhood I'd jump on it. They have built in a little walk way that connect directly into the 65th St Edgewater tunnel. I think they're going to be a hit. The stick built wont matter to a renter, but the life of the buildings will be shorter...they will decay faster, than say the new apartment buildings that are going up on Detroit around w 30th... they are concrete and steel. All that "wood" exposed to the elements during construction will be problematic for NPR going forward, Just crap construction, thrown up hastily, and since the owners are in Texas they wont care about maintaining it once they get their money back out. Look at the condos going up in battery park...notice the "green board" as the external sheathing......Look at what the Edison has. Multi family construction allows wood framing at 4 stories and under. Ohio Building Code is followed. Enough said on that. Comparisons to Stonebridge are a little ridiculous. The developer paid off the inspectors to look the other way. And they went to jail. And from what I have read, it was a faulty design. If you don't like it, don't buy it, but don't say it's cheap and won't last. Not everything has to be brick & stone.

JT is starting to look like Brandon Weeden. You can see him counting as he stares down each receiver. He was almost picked off three times on Saturday. Got to believe a team like Alabama will make him pay for his mistakes. He definitely does the countdown & visual read of each receiver. No ability or effort to look off the corners or safeties and throw his man open. Not sure what the offense will look like a month from now but hopefully better. I think the offensive line has given him good time to make his reads. He needs to do more roll outs and throw from outside the pocket. If they start connecting on some long bombs the way they did back in 2014, it will open up the offense for everything. All that aside, my expectations remain low. I think this is a really young team that has already exceeded expectations.
