Newburgh Heights - Traffic Cameras
I got a traffic camera ticket last month driving on Harvard Ave. 36 in a 25. I paid it. Mentioned it to a co worker and he was adamant that those tickets are illegal and you don't have to pay them, they wont' come back & suspend your license or put a ding on your credit etc. I had never heard that. Ticket was $150. Anyone have any experience with this either way? Just curious now...

Cleveland: Downtown: nuCLEus
good points, thanks for the reminder, Cleveland is not alone in this

Cleveland: Downtown: nuCLEus
LOL! In all honesty, the failure of this project really makes me wonder WHAT sort of project would actually work here? Office? Residential? Hotel/Retail? Combination of all? It's just so odd to see dumpy parking lots right next to an NBA/MLB arena.. what other city does that exist? what does Cleveland need to do in terms of incentives, to get some of this done? Which project offers maximum spinoff in terms of creating other revenue...

Cleveland: Downtown: nuCLEus
Nobody wants to see the empty parking lots remain but I'd honestly be happy seeing some of these existing office buildings get some real, dynamic updates... program some events, rethink the common spaces, inject some energy...

Cleveland: Downtown: nuCLEus
this is pretty much what I've been saying all along. and now there will be a frantic scramble to find a tenant to backfill the current Benesch space at 200 PS for when they exit

Cleveland: Downtown: Tower at Erieview & Galleria Renovation
So expanding on this, what exactly is the plan for the Tower? They are losing office tenants rapidly. The Galleria is losing the Winking Lizard. The YMCA is condo'd off, so technically not even a tenant. What is left in there? I walked through about 2 months ago and it was totally dead. I'm trying to track what the owner's have actually done since acquiring this building....? It's been about 4-5 years now, correct? What's the time frame for them to get the historic tax credits utilized into a real project? Apartments has been discussed of course, which would hopefully add enough 24 hr population to add some options for programming the Galleria.

Cleveland: Mayor Frank Jackson
if you go back & read this thread from 2+ years ago, all the violence that was surrounding the Mayor's grandson.... its sad that nobody was able to intervene, get him on a better path. He's gone now, and it puts an even worse ending to the final chapter of Frank Jackson's time as mayor

Cleveland: Downtown: Tower at Erieview & Galleria Renovation
it's a legitimate question when we are talking about adding a significant hotel operation to the downtown, in addition to all the rooms that have been added in last 5 years. Not sure why you felt the need to respond with snark. Have a great day.

Cleveland: Downtown: Tower at Erieview & Galleria Renovation
yep. Anyone have any insight on actual hotel occupancy levels in downtown Cleveland and what that translates to in terms of creating more hotel space? Isn't the Westin in default? and what about the Hilton, is possibly in need of tax payer bailout/boost?

Cleveland Mayoral Race 2021
Going back a week or so ago, seeing all the negative print ads that went out against Bibb, some or much of which was funded by the George's and Kassouf, what is their motivation for this? Is it policy? Just not their guy? Racism? All the above? What happens now if he wins? How do you function as a large investor in a City like Cleveland where you've drawn such a hard line against the mayor?

Remote Work
"As companies embrace hybrid models, many are considering cutting back on space. If companies follow through with those plans, it could have significant implications for the commercial real estate sector, as well as retailers, restaurants, city centers and local governments, among others." https://www.cleveland.com/business/2021/09/as-companies-embrace-hybrid-models-many-are-considering-cutting-back-on-space.html

Remote Work
Here's a great summary from early this year from PwC on where they see trends headed for corporate real estate: Real estate strategy in transition as companies anticipate multiple changes Consolidate office space in at least one premier business district location: 61% Open more locations, such us satellite offices in suburbs: 58% Consolidate office space, but outside of major cities: 51% We are not making changes to our real estate strategy over the next 12 months: 13% https://www.pwc.com/us/en/library/covid-19/us-remote-work-survey.html#content-free-1-4e16

Remote Work
WSJ: Remote work may last for two years or more now. And the longer it lasts, the harder it will be to get people back to the office. https://www.wsj.com/articles/remote-work-may-now-last-for-two-years-worrying-some-bosses-11629624605

Remote Work
I'm not making any hard conclusions or predictions. It's all just guessing. Have a good day

Remote Work
my logic is that Middleburg Heights really isn't part of any sub market. It's an island. And thus not part of any trend.
-
Remote Work
I wouldn't base any big trends on what's happening in Middleburg Hts. Rockside Road is steady. Owners there are moving ahead with capital upgrades, rents and occupancy is steady. Same with 271 corridor

Remote Work
I actually think the suburban office markets are fairing better. Their makeup of surface lots, low/mid rise buildings makes it easier for workers to still come in, do some work, and get out. The downtown buildings are the ones that are empty. It's also the larger Fortune 500 corporations that have issued mandates not to come it or testing/vaccines required. Many of the local/regional firms that office in suburban locations are basically saying "we're open, come back in." On the flip side, the article notes that the larger corporate users have still paid rent through this all... where that may not be the case with the smaller regional employers

Remote Work
Feels like we've heard this somewhere before. "Behind the posturing, a consensus is slowly emerging that white-collar desk-warriors should be allowed to stay at home more often post covid-19—and that many probably will. Office landlords, however, and those who bankroll them, continue to pretend that no storm is coming. With billions of dollars sunk in undesirable buildings, they face a reckoning." https://www.economist.com/leaders/2021/06/05/someone-has-to-foot-the-bill-for-empty-offices?utm_campaign=editorial-social&utm_medium=social-organic&utm_source=facebook&fbclid=IwAR0fu9JImO10sEcQiaz58HAzlXNF-pjluLwnlJdswksqPrvP1EZhwc0rEz4

Remote Work
I can't link the article but it's a survey of 151 employers, private, government & non profit. 75% of private employers said they plan to continue to let employees work remotely into the future. Most felt a proper ratio allowing employees to work from home 1-2 days per week. That's around a 40% reduction in employees in the office. The survey results were lower for government and non profit employers but still significant. What's the long term impact here on the downtown office markets? Parking? Amenities? Restaurants? Hotels?

Cleveland Mayoral Race 2021
I see tv ads now pretty regularly now for Kevin Kelly. Looks professional, well done. Wondering if we'll see anything from any other candidates in terms of TV ads? Could easily be deciding factor.

Cleveland: Downtown: nuCLEus
I say it every 6 months or so and I'll say it again, this deal isn't happening. They keep shuffling the deck on makeup of office/retail/apartments, etc.... scrambling for more incentives, trying to get new legislation passed.... they don't have it. Time is not on their side. Construction isn't getting cheaper the longer they wait. The added incentives are barely going to offset increased material costs. The new SW tower is going to be the new big draw and the other existing "Class A" towers will get down & dirty to win or keep Benesch. It's already happening.

Cleveland Mayoral Race 2021
I'll go on a limb and say Kucinich is being bankrolled by some special interest to achieve a specific thing or two.... should he manage to win. There's just no other reason for him to be in the race.

Cleveland Mayoral Race 2021
that's good to hear. And good to see him out campaigning, getting to know residents & their concerns. More than anything, I hope people get out & vote

Cleveland Mayoral Race 2021
agreed. That's very savvy. Leaves a strong impression to new residents. It's good policy and should be continued regardless who wins
