  3. There is a lot of vacancy in that building. Entire floors. I can't envision a scenario where you could move the occupancy enough
  4. I think a hotel conversion is more likely than residential. The floor plates are too wide for residential. Regardless, the building has a great location but needs a lot of work. The garage is beat. Single pane windows. Dated lobby. But the attached old restaurant is an interesting bonus even if it needs a total remodel. The same owner is going to be putting AECOM and One Cleveland Center on the market as well from what I've heard

    My office building downtown was dead. E&Y tower. Parking lot was empty. All the big employers told employees to work remotely or use Akron office etc

  8. bunch of snakes because.... trying to develop property with highest & best use? Nobody has guaranteed lake views. The residents can be upset but they can't stop this. They really only have themselves to be pissed at. As previously stated, the only people with guaranteed lake views are the last ones in. You know very well they advertised something different than what was planned. That's snakes, regardless of best use I don't know what you're referring to. The plan for BP has changed so many times since the initial plan 10 yrs ago. Consider this - even if you had a 3 story unit and they built more 3 story units in between you & the lake, your views of the lake would be blocked. So what the hell is everyone upset about again?

It would be interesting to see when the first set of plans are submitted for plan review, shell package, demo/site work, etc. That would give a pretty good indication of how real it is. And it should probably happen by end of the summer. That parking garage will close and get torn down as will Mr. Alberts building at 618 Prospect. Start looking for "going out of business" or moving signs there by end of summer
  12. Even with Benesch and Stark Enterprises committed to close to 100,000 square feet already? Not sure what the total sf of these two groups would be or how much total sf they are trying to fill. Keep in mind, most firms are consolidating/reducing sf by about 30% when they make a move like this... more open work stations, fewer private offices, more huddle rooms... more technology, less file storage.... From what I've read, it looks like there's only 200k of total office space available at nuCLEus. Stark is going to lease 25k and Benesch has committed to around 70k. Is anyone on this board connected at the building department?   14. I actually think the office component is the weakest demand. Consider that the existing "class A" office buildings downtown are doing leases at $16-$18 psf. Penton/Aecom, North Pointe, 1111 Superior, One Cleveland Center, etc. And look at the vacancies they all still have. Then consider that these new construction buildings require rents of $30-32 psf. There's not a lot of companies that can afford those rents. Flats East Bank probably isn't doing any more office for this reason. Also adding new office at Pinecrest which will compete with this development for tenants, and the North Coast Harbor development is looking for tenants... where does everyone think these new tenants are coming from? A few may make the move from the suburbs but not many. It's a huge swing in a company's financials to double their rent and pay for parking....
  15. Speaking with the construction folks from Walsh that are building the tower. They are moving full speed ahead. I still think the Stark team will have a major uphill battle to find office tenants, deal with a softening hotel market and lease apartments at a rate even higher than FEB or the Nine... Certainly not rooting against it though, it's very exciting

    I think this is an extra special & emotional win for a number of reasons. Following sports my whole life, I'm not sure I recall such an emotional win, except maybe Brett Favre winning a Super Bowl. So many other teams and players, of course it's special for all of them but this is just different. Watching the national news, you get the sense that the rest of the world realizes how special it is also. For Cleveland, for the fans, and for Lebron, it's a major accomplishment. We've all gotten a big monkey off our backs.

  21. For residential structures 3 stories or less, it just doesn't make sense to do anything besides wood framing. There's no way you can charge enough to justify higher construction costs. I think the building you're talking about on Detroit is Mariner's Watch. That's multi-family with parking underneath, totally different setup. They are 4 story apartment buildings , So not 3 stories or less and multi family. Your point was? No need to be an ass. If it's 4 story apartment building, it's got an elevator. Requires masonry at the stairwells and elevator shaft. Different from 3 story townhomes.

    I can't see Bogut playing Thurs night. That sprain looked pretty bad and he had to be helped to the locker room. I'd like to see Cavs go right at Varejao (he sucks IMO) and get some fouls on him. Could be a big night for Tristan Thompson and maybe get Mozgov back into the lineup. Perhaps K Love will show up and we can get a lot of offensive rebounds also for multiple possessions

    You're right, first half was very close and Warriors were in striking distance most of the 2nd half. It's just very hard to really call who the better team is at this point - it really depends on who shows up, who is hot, who has the better game plan... Listening to ESPN this morning, a lot of talk about the impact of not having Draymon Green last night. Obviously that hurt GS. Barely any talk about not having Bogut rest of the series or at least Thurs night game. Watching him go down and his knee bend, I don't see him playing next game. Anyone else think that?

    This series has me totally baffled. Another blowout
