  1. I'm with you on the possibility of Start partnering to do the multifamily but the Welty move was just basic math. They signed a lease on the Euclid space back when it was all tore up with the Health line construction and got a smoking deal. Their lease was up and landlord wanted a much higher rate. Thus why they moved to less glamorous digs over at old Sammy's space.
  2. For some reason the Justice Center had no parking deck built within it or otherwise part of its construction. If they build a new one, a parking deck must be part of it -- and hopefully the Justice Center is built on top of it to give it more height! ;) Of course, I want a transit center built below that parking deck. Now that would truly be the heart of Cleveland's finest, in a transit center below the Justice Center.

  5. It will happen. The cost of rehabbing the buildings currently doesn't align with the corresponding rents. But trust that developers and building owners and real estate brokers are talking and crunching numbers
  6. Yeah not the neighborhood you want to go breaking into houses....every other one is a cop or a cop's neighbor! Yeah that's not really true anymore. There are a ton of section 8 and regular rentals in west park
  7. And better retail options. Kamm's Corner in West Park has a decent amount of retail and just across the bridge is Fairview/Rocky River with all the suburban chains like Target, Kohls, Home Depot, etc
  8. I wonder if the play calling isn't costing Ezekial more consideration for the Heisman. ESPN is all over LSU back Fournette for his performance but he got the ball 24 times to get 240 yds. I think Elliot can definitely do that but the coaches seem to be saving him? He looks great catching the ball on crossing routes across the middle.

  10. Lots of problems today. Defense isn't doing its job. WMU is moving the ball. O line isn't holding up or opening running lanes. Play calling is still bizarre
  11. I remember the stats from planning class when that requirement for police to live in the city was thrown out, it didn't affect housing values that much. Frankly so many of the employees were cheating and living outside the city already anyhow
  12. One other thing that's hurt Cleveland is that the adjacent communities that had home values crushed in the recession are now renter communities. People can leave Cleceland and get a leg up for the family by moving to Parma, Euclid, Lakewood, etc. better schools, better housing, safer communities, closer to employment...

  15. ultimately the uses are conflicting. In order for the CVSR to be any success as a commuter rail, it would require 1. suburban commuters driving down into the valley stations to park & back out after work 2. more trains, more frequently, operating faster 3. probably added rail improvements to support the higher speeds & traffic. None of this is consistent with the goals of the park or the "scenic" intentions of the railway. Bummer because I can't think of a much more relaxing way to start & end my day than a train ride through the valley...

  17. No way. He had plenty of folks advising him. He's got a lot to learn and would not have done well at the NFL combine/tryouts with such a small amount of time in actual game conditions

  19. The play calling needs to be simplified, especially this early in the season. We have 2 if not 3 offensive linemen headed to the NFL and a top notch RB in Zeke Elliot. Run between the tackles more and force them to stop us. Zeke will break some big plays open, it will pull down the safeties for over the top big play passing attack and the defense will wear down. As the season progresses, more complex plays can be run but right now, the offense looks like a group of guys that met on the way to the stadium. O-Line is having a hard time blocking, QB is having a hard time reading, WR's dont have the timing down...

  21. Makes perfect sense. Already have parking lots at the stops. I'd love to see some projected travel times into downtown from Rockside/Canal, Brecksville/Riverview, Penninsula...
  22. I'm wondering how much the offense is missing the OC from last year. Too many miscues and mistakes. Play calling seems odd too. Forcing plays. Just run Zeke more.
  23. I like the new wayfinding "lake/city" and the new landscaping. Otherwise add new lighting under the bridge and keep it simple.

    Good point! I think that may definitely change the truck traffic routes once it's fully open
