Without knowing the exact homes, I'd say it's a mixture of both. The area has already been targeted by investors and most of the bargains are long gone. DSCDO also continues to flip homes in conjunction with Cleveland Housing Network. It started as part of a "model block" program on the North side of Detroit, not sure if the program still exists or has been extended.

Wait till the pile driving starts... Honestly I hate this project more than I thought I would already. I never go over to Stonemad/Parkview anymore cuz it's ridiculous to walk/drive all the way back up to Detroit & back down damnit. Really need that east/west connection added back into this project somehow

Interesting thoughts on removing lane miles, since we are adding them for the OC project, but the math would never add up. Not so long as you're strictly interested in the bottom line, overall cost. It would be too expensive to tear up existing roads, even if they aren't needed.

State cuts cost local governments millions
Looks like we're going to be facing more local tax burden to pay for services as a result of the changes at the state level. I'd really be interested to see if there is a net lessening of the "tax burden," or if we are really just shifting who the taxes are going to. I think the upcoming Governor's race will feature both sides trying to illuminate this point... look for some Politifact articles to find the truth somewhere in between

^all sounds good but even with 10x more density in Cleveland, I think we'd still be adding some new boulevards to get through the city. Traffic patterns don't remain stagnant.

Are they funding it? And who do you think carries the most influence with high-ranking government officials. I highly doubt the opinions of those who do not own cars weigh too much on their minds. I agree with much of what you're saying but I think you're missing a prevalent thread in city development is that construction work = jobs. Many of these councilmembers in poor districts are BEGGING for a project like this to begin in their districts. I see it every day. Have a talk with Natoya Walker in Mayor Jackson's office and ask her how many local resident jobs this project will create. I'm sure she already knows and they are ready & waiting for the project to begin so these people can make real money & learn valuable work skills. You may not like highway building, but it's probably the fastest legitimate way to put money in local residents' pockets.

Didn't MRN also use eminent domain to force parties out of some of their East 4th buildings? "Urban projects also require a lot of cooperation with city hall, to make sure they are integrated with existing infrastructure and comply with city laws. The 16 buildings on East Fourth had 250 owners crowded onto their land-leases. nice. Now show me a project that MRN has pulled off, anywhere near the size & complexity of Flats East Bank, with huge undertaking of land assembly, complicated financing, and new high rise construction. I can only think of Uptown, and at $44 million, its a fraction of the size & scope of the Aloft/Ernst & Young development. Doing a low rise mixed use development near a college/cultural area like University Circle is nowhere near as risky as the E&Y tower, which is the first new construction office tower in downtown Cleveland in... 25 yrs? Ditto for the hotel? The office tower was a MAJOR risk considering the downtown E9th corridor had substantial vacancies, but Fishman/Wohlsteins pulled it off and have single handedly changed the entire Cleveland office market, getting rents of more than $30/sf which was unheard of prior to the new office tower. Now, not even a year after opening, they have exceeded their own projections and will be over 90% leased by year end. The remaining space is going at a premium and will be gone by year's end, hence the development of another midrise office building on the site. MRN is a good little developer that focuses on a different market and has a nice team in place for historic renovations with entertainment/retail specialty. Good for them. To compare the two and say one is better because you like his developments better or he gets them done sooner, is pointless.

Good idea! Anyone have an update on the building at the NE corner of 58th & Detroit, I believe it got funding for historic tax credits and was slated to become some type of live/work spaces?

depends on your definition of "quite some time". Rome wasn't built in a day. Considering FEB phase 1 just opened in May, I think the next 5 years will see steady construction progress for the rest of the site, including the boardwalk, residential, more office, and more entertainment/dining venues. They'll have to build a parking structure in there sometime soon, either with a building on top or a free standing garage. There's barely enough parking as it is now for the office tower and it's not even fully occupied

we have all these out buildings with huge parking lots separating them. It will have a suburban feel until the development plan is completed. I see they added the office building north of PHase 1, that wasn't originally planned. And that building is being located where there is currently... a parking lot! So don't look at a little strip of asphalt as anything too permanent...
